Barry and Ben very helpful, the location very good for a holiday in Yarmouth. Good budget accommodation.

Anyone that requires internet do not stay here the connection very poor, no good for business users.

Easy parking, quiet end of the seafront, comfortable room, good decor, comfy bed, (rm 1), good value for money. Breakfast ok but a bit limited. Overall good value for money. Imperial Hotel bar (round the corner) is nice but a bit expensive.

Not really a hotel, its a bed and breakfast (?), was very cold one morning before heating kicked in, en suite very small, room a bit too busy so no where to put bags etc. wifi was a pain, always disconnecting so not really suitable for business trips.

The room where we stayed (Nr. 9) was a good size room with lovely king size bed and with nice antique furniture. The hotel is walking distance from the Pier and two blocks from the beach. Friendly welcome, nice full English breakfast.

Shower room & toilet seems to be an after thought.All towels had holes or pieces hanging out. Needs to replace - wouldn't be cost a lot. For a four star quality B&B you would expect a higher quality bathroom. Small shower with bad quality tiles, old dirty fan. Different types shower gel and shampoo. The toilet lid needs to hold while you use the toilet otherwise banging on your back.

Everything. Clean, comfy, warm, friendly, excellent food, excellent value for money. I can't praise enough.

I stayed at Willow Tree Lodge Hotel on a business trip to Great Yarmouth and the accommodation was perfect for my requirements. The staff were very friendly, the room was clean and extremely well decorated. I travelled with a colleague and his room was equally well appointed. I would have no problem in booking this hotel again.

Willow Tree Lodge is a dream. Barrie and Ben are kind, friendly, polite, charming and helpful. The rooms are tastefully furnished with comfortable beds and excellent amenities. The place exudes charm and a warm welcome.

I cannot find a single fault.

Room was clean and fresh, staff very friendly and made us feel at home. Breakfast was made to our individual liking which is service becoming rather rare unless you a are paying a premium price. Thank you willow tree for providing a home from home.

The room was very comfortable and well appointed. The breakfast was good and the owner very polite and helpful.

The door to the ensuite bathroom was difficult to use and the shower was not very good. There was no hot water available at the basin in the morning so I had to use the shower head to fill the basin.

No WiFi in my room - and another I tried. Room was freezing for the first night, took a whole day to warm up. Poorly lit desk Glass topped desk - no good for PC mouse!

Excellant value for money and very clean and tidy. Nicely furnished for a budget room. Good breakfast and attentive staff.

Room was a bit on the small side, but still excellant value. Heating went off in the night, though they did say they were having boiler trouble.

Fantastic, friendly service. You felt like part of the family Nothing was too much. Breakfast was outstanding. The owner always used our first names making us feel very special. He offered to help us carry luggage to room. The room was spotless, cosey and lovely and warm. I would defently go back there again and recommend to anyone.

Bit old fashon

The owners were very friendly and even bothered to find out your names so they could address you directly. The excellent location, not far from the sea front, is still quiet and away from the hustle and bustle but close enough to walk(5 mins) to the main pier etc. The hotel was very clean and well maintained and my sea view room actually had a sea view! I liked that it was a little quirky in a pleasant sort of way, maybe a slight throw back to an age when manners actually counted! Loved the excellent cooked breakfast too :)

Possibly the only drawback is parking. As its quite new the seafront I can imagine there is quite a bit of competition for spaces when busy. If you cant park the best thing to do is go in a car park and then park outside once the day tripper have left. As you are so close to the entertainment you probably wont have to move the car again after that.

Barry the manager was so friendly, and very helpful, would definitely go back again.
