“The service and facilities can not be better!!! I really enjoy the stay here with my parents. Staff are very nice and helpful. Location is really good, close to the rail station and attractions but still very quite. The view from the bedroom window is wonderful. Breakfast is very delicious. Will recommend to friends.”

The location was fabulous, on a fairly quiet and stunning Georgian boulevard, just off from the main shoping centre. With parking outside that can be arranged by the hotel for an additional £8. The building is stunning with lovely high ceilings, beautiful ornamentation and fireplaces that were lit when we came in. The staff were incredibly helpful, thoughtful and curteous. Everything was very clean and well arranged. A lovely breakfast was served in an attractive high ceiling room over looking the street. As I am in the hotel industry myself so I am probably more critical than most, so these comments are to be taken as helpful critisism: 1) The room 'Charlotte' was really quite a small double room for the price. Although as we weren't in it for long it wasn't a problem. 2) The hairdryer was a very old fashioned, fixed to the wall, type which had very little power. We were kindly given another hair dryer but sadly weren't shown how to use it and couldn't get it to work (a button had to be depressed whilst sliding the controls). 3) For this price a cooked breakfast should have been included in the price, like the continental breakfast is. 4) The decor for me was a little dated but I can imagine for many it is lovely. 5) The curtains were did not have black out lining so they let in the light.

utterly charming staff and beautiful building in an excellent location. Good breakfasts too! And also liked the fact that toiletries come in dispensers - much better for the environment than little bottles. Stairs!!! We were on the 3rd floor at the top of a tiny twisty staircase. Also the bed was extremely soft. It was extremely expensive for such a small room, and I'd expect full breakfast to be included in the price of the room, rather than toast, cereal and juice (you have to pay £6 more for full breakfast).

Advertised as "breakfast included in price", but did not state that this applied to Continental breakfast only. Cooked breakfast was an additional £6 per person, which, considering the price of accommodation, was a bit naughty. Also, the rooms (especially the en-suites) are tiny.

The staff were excellent and very helpful. The building is a fabulous Regency town house which I loved. My only problem was that the heating (or possibly the remote control for it) didn't seem to work and the room was very cold. However, I didn't discover this until rather late so wasn't able to get the problem addressed - it might have been had I been able to speak to someone about it.

It was not as luxury as stated. It was a bit tired needs bit of make over. Curtains and bed covers need to be replaced curtains worn and faded. Apart from location I did not feel guest house was 5 star.... Nevertheless we enjoyed our stay.

We were treated very well by the staff - all very friendly and helpful. The room was very clean and so was the bathroom. The breakfast was delicious. But the thing we liked best was its location. Located in a beautiful road and only a 10 minute leisurely walk from the Abbey. It was rather pricey for a guesthouse - but I guess I would say it was worth it!

I liked the location. The guest house was over priced. A cooked breakfast cost extra when it should of been included in the price. My room was at the very top of the building access via 4 flights of stairs. The room was very basic and small with limited views. Tea and coffee not replaced when used and cleans towels no provided everyday.

The cut glass water decanter, Regency furnishings, waitress service at breakfast, helpful and understanding staff, central location, Sedan chair outside! My room right at the top of this Regency house was very small. I felt like the under parlour maid! There was a partition wall and I could hear my neighbour coughing. There was no armchair or bedside table - there wasn't room! Only continental breakfast was included. For over £80 a night I consider this poor value. A pity because it is actually a delightful place.

Expensive for what it was. Our circumstances changed from the time of booking and the penalty to cancel the booking even quite a period before the reservation dates was excessive

Perfect location on Great Pultney St for an atmospheric short walk into the centre of Bath. Staff were first class, as good as any we have encountered in establishments at triple the price. Room was elegant if not up to the minute but good standard none the less. Excellent breakfast

Location is very good. Breakfast is decent enough, but not what one would call excellent, given the price per night for b&B. Decor is a bit shabby, needs refurbishment, definitely not a 4 or 5 star rating as advertised. I would give it a 3 star at best. Furnishings in room had stained and worn fabrics. Bed mattress was one of those sink in the middle types,needs to be renewed.

The friendliness of the staff, it has classic unique rooms, and is very elegant! It doesnt have a bar or amenities as it is a 'guest - house' not a hotel. Otherwise excellent!

Location was excellent and staff very good and friendly Disappointed with view from basement room . found it rather obtrusive . would have prefer an upper floor room considering the price we paid but otherwise very enjoyable stay

Lovely Georgian town house within easy walking distance of attractions. Friendly staff who happily provided soya milk and wheat free bread at breakfast, which I really appreciated. Great atmosphere, and my second visit. I will be going again!
