    Pubic hair in sink , sweat stained spare pillows, terrible breakfast. Vastly overpriced. Some staff could barely speak English

    8 days at location Breakfast was presented well,

    Cost of room was inflated . Street noise was loud all hours of night. Towels were not changed unless you asked. Beds were not made and room was not vacuumed .toilet paper or soap only when asked for

    The location was excellent, we had a quiet room.

    No mattress cover, unhygenic.Everywhere needed lick of paint.Some staff not trained with very poor English. some staff very condescending. Expensive for just a room, breakfast better value elsewhere.

    Staff very welcoming, friendly and helpful. Breakfast fine. Hotel in city centre.

    I asked specifically for a quiet room but it was on a busy main road with traffic until 1am and traffic started up again around 5.30am so very poor sleep. Headboard on bed broken and room not clean, the same for seperate bathroom

    It was reasonably central for the Edinburgh Festival.

    Very basic. No light shades, beds were not made each day, no little extra's that made it feel comfortable.

    Location good but too expensive for old out of date rooms. Needs an upgrade on inside but outside gorgeous old building. Beds comfy and slept well with no street noise. Staff were great and helpful. The festivals were on in august but the prices are just way too high. You would hope they are more reasonable at other times.

    Price and needs inside upgrade.

    Location and price for the Fringe was good.

    No lightbulb in lamp, not suitable for disability access (no lift), shower was horrible and hard to get right, no extra pillows available.

    Good location and spacious room for 4 people. Very classic furniture!

    The room is in the basement, so it's a bit smelly.

    I liked were the hotel is situated and not far from everything. The place was clean and for this amount of money a good value.

    As the hotel is right outside a bus stop and tram station there was a lot of noise going on at nights. Even when bus/tram service stopped it was still loud due to the location of the B&B

    The room we were given which was a double bed at the very top was good and spacious, the place is very convenient! The staffs were lovely and nice :-) would definitely recommend this place!

    The only disadvantage of the room we were given was that the wifi's range can't reach the very top floor, it would be very great if they also had another one at the top floor :-)

    We loved the fact that we literally stepped out of the bus station and into the hotel. Very central for shops, restaurants and galleries.

    The décor was rather bare. It lacked atmosphere and could have done with some colour and pictures on the walls. There was also a lack of signage to direct you to your room.

    In walking distance to the royal mile

    Staff did not take any action to help when Water ean from the ceiling to my bed. They just asked me to move my bed and place my towel on the floor. The following day they didnt do anything at all, did not even give me a fresh towel.

    The location and the staff. TV worked fine.

    For a guy with a bum knee the stairs were hard. No lift. One couple had to climb five sets of stairs! One towel each - come on now! Very sparse room very old wobbly furniture, including the beds - window opened but was quite rotten around the edges. Poor ventilation. Light over the toilet sink not working. Cleanliness barely acceptable but OK. Light stand broken. Worn and torn sheets on one bed! Really poor value for the money and then to ask for more money for breakfast - absolutely wrong! Will not go there again!

    The edinbrough tattoo

    Poor value hotel would not revisit £279 for. 2 nights. breakfast charged extra Out dated furniture nothing else to keep us their shower sounded as though it would explode every time used. 1 miniature bar of complimentary soap each that was it And to top it off some one else tried to check in to our room while we were still in after 3 visits from hotel staff finally sorted it out ???

    Superb location, lovely spacious room and helpful staff.

    En suite shower could have been a bit cleaner.
