Central location and size of bedroom I think it lacked a few nice touches which would have added to the bedroom. Like towel rail in bathroom, shampoo, shower cream, paper tissues etc.

My mother and I received a very warm welcome from George. I requested a room on the lower floor as I was with my elderly mother and this was arranged without any problem. The location was fabulous and we opted not to have breakfast but it smelt delicious on Sunday morning. The room was basic but comfortable I think the twin room that we stayed in would benefit from having bedside table lamps and more pillows. Other than that it was fabulous.

I would class York house as a bed and breakfast rather then a hotel needs to raise the stranded to be calling it a hotel,,, a hotel has a restaurant and bar ........ York house doesn't

Very good location, allowed us to leave our suitcases all day after checking out. Room was very basic, and noisy as close to the road. Curtains didn't close properly, bathroom fan stayed on for half an hour after light turned off. We were there 3 nights and the room wasn't cleaned once.

I'll give you three words, bed bugs everywhere. I put my bags in the room and went out to see tour Edinburgh during the day. Came back to have a shower, which was outside the room and go out again to experience the nightlife as I was only there for one day and night. I returned late to get a small amount of sleep before leaving early in the morning to catch a flight to London.only to find the bed came alive once I had settled in with a variety of wildlife crawling on me and biting me. I was forced to go and have another shower straight away, after which I went to reception to complain. There was no one at reception, no night bell and only a number to call in an emergency. My mobile had gone flat so by the time I had charged it, called someone, they arrived and I changed rooms there would have been very little time left to get any sleep anyway. I also had to consider that the other beds could be the same. I tried to get some sleep sitting upright in a chair leaning it against the door to the room. This turned out to be pointless as I got no sleep. If it wasn't so cold outside and I had a taxi booked at a certain time to take me to the airport I would have left straight away. I have stayed in many types of accommodation around half the world, some obviously better than others but this one I will never forget as the only one with the bed crawling. Even more concerning is when I first checked in the staff seemed so helpful in giving me this room, because mine was not ready. As I mentioned before, the bed bug infestation obviously has been a long term thing, with them ranging in size from tiny to you could put a saddle on them. Due to the very early hour I was required to leave for the airport I was not able to advise staff in the morning but the bug killing spree I went on should have left enough blood all over the bed to give them a good picture of how my night went and point out the problem I'm sure they already knew about. Booking.

Very little, the only good thing about this hotel was the location! I can say the gentleman who booked us into hotel was very pleasant. The hotel was unclean, shabby, not value for money.

The staff is very nice. Good location. The light in my room is not working, but I can use the lamp. And also the bathroom in the second floors isn't working. I have to move to use in the first floor.

Never stay there! It was dirty, unpleasant, smelly, unpleasant staff, I left and they didn't refund. It is not recommended at all! The prices doesn't reflect what is on offer and I preferred to lose my money £100 for 3 nights than Stay there as it will ruin my holiday. They really haven't checked what they offer and what they charge! I haven't had such an experience before from a motel which is advertised as a b&b (not)!!!

As my partner and i don`t drive this hotel was an excellant location for us as it is 1min walk from bus station. excellant!. Very friendly staff. comfortable and clean room. nice breakfast. Would deffinatley use again.

The hotel staff was extremely friendly and helpfull! We had a family room - 2 adults and 2 teenagers and the room was plenty big for all of us. Fine ensuite-facilities. Coffee/tee were replenished every day. A nice b&b with a cosy atmosphere! The location could not have been better - only a few footsteps away from St James shopping Center (leads to Princes Street). Easy access to main street shopping in New Town and historic sites of Old Town. We would definitely stay here again! Ps - check the desk drawer if you need a hair dryer!

The "Strain Clan" arrived en masse & were greeted affectionately by the Hotel Manager. We were allowed early entry to our rooms as we were attending a wedding in Edinburgh, this allowed everyone to get changed in our rooms rather than travelling in our "glad rags". The Hotel Manager explained the code for the outside door, as we would all be arriving back after midnight. He showed us the dining area & informed us of the breakfast times. He and the rest of the staff were very friendly & helpful. There was a choice of continental or a full Scottish Breakfast. Both were hearty and delicious. The service was quick and the waiter was very pleasant to everyone. This is not a criticism. I had booked all the rooms, but unfortunately was in Room No. 5, which was the smallest room and a wee tad dark. All the other rooms were larger and much brighter. Which was quite amusing, as being the organiser everyone tended to come into my room and comment that they had a much nicer room.

Everything was awesome!! Definately pay extra for the full English breakfast, it was delicious! The location/price can't be beat. About an 8 minute walk to the royal mile. The wifi wouldn't work on my phone or laptop.

The location of hotel,Close to main bus station,playhouse and Princess Street.The breakfast - good. Was not value for money. The whole place needed at the very least a coat of paint,Our room's en-suite was a very poor diy job.

Our room was a very good size and the bed was ok but there was little else positive to say about it. The hotel was very grubby and run down. I nearly turned round and walked back out when I arrived. Some parts of it were reasonably decorated but other parts were in dire need of a paint. The communal areas I.E. the stairs were absolutely filthy and the carpet was quite revolting. It was a dirty colour and in some places was also filthy. Without changing it, the hotel will always look dirty. We had three bare light bulbs in our room and bathroom and the bed side cabinet drawer was full of biscuit crumbs. Breakfast was of a poor quality.

I liked the staff they were kind and friendly its location was very strategic in accordance to the city centre it was a cozy place i did not like their security system which consisted of a passcode entry outside door it was not very safe in a way. the wifi did not reach the rooms except the lounge area
