We were delighted with this hotel! The room was spacious and clean, with a very comfortable bed, the breakfasts were tasty and plentiful, the hotel staff were helpful and friendly and the hotel was situated within a 5-minute walk to Princess Street - an ideal location for both shopping and sight seeing. Perhaps the bathroom could benefit from a small shelf, as there was not much room for toiletries. Also the television only seemed to get BBC 1, but this was a minor thing, as we did not come to Edinburgh to watch T.V.! |

Although my single room was quite narrow, it felt reasonably spacious as it was quite long, had high ceilings and a tall window. The room was clean and the bed was comfortable with sufficient drawers and hanging space. I heard very little noise from other guests in the hotel. The breakfasts were freshly cooked each morning and the service at breakfast was friendly and prompt. There was some noise at night from the main road on which the hotel sits but that is only to be expected from a city centre location and was not so great as to make me hesitate about staying there again. |

its location,cleanliness,excellent value for money!! the decor is a bit stark.the rooms are fine,but rest of the hotel can do wth a 'warmer' interior design.nothing drastic,perhaps just repaint the walls with soft pastel colours.the abundance of white walls makes it seem to clinical,almost like a hospital. |

The location was excellent. It is really close to the shopping area of Princess Street and not far at all to the Old Town. It was a clean and good sized room though the double bed could have been bigger. They have a kettle and plenty of tea and coffee in the room in case you feel like it. Unfortunatelly, there were road works outside the hotel so it was a bit noisy in the mornings. If you are located in one of the rooms facing York St., you better take ear plugs with you. Our room was located on the 3rd floor, so it can be a bit tiring at times. If you are planning to stay in this B&B, ask for an interior room on the 1st floor and your stay will be perfect! |

Excellant location for shops and comedy club, good local pub nearby and good value for money. no mushrooms for breakfast! grrr! - i think i would have turned the thermostat up if i could find it, a bit chilly in one room. |

The only positives I can say are good location and good breakfast Single room at top of the building was a box - 7 flights of stairs - no lift - no phone - no wifi even though it was advertised as being available everywhere in the 'hotel' the only positives I can say are good location and good breakfast |

its convenience to the town and shops, and the breakfast was varied and well cooked i did not like having to climb nine flights of stairs with a heavy suitcase and as there is no lift this hotel is not suitable for disabled people I was told at reception that the website states no lift but i did not see this. |

Location was great. The building has character. Rooms comfortable. Staff pleasant and helpful. Fresh towels daily would be nice when spending a period of time in the hotel, clean cups in room for tea/coffee daily. Breakfast was good but what about a little creativity - homemade breakfast scones/breads? |

Friendly and helpfull staff, clean B & B establishment, comfortable bed, there was a tea/coffee tray with kettle and pack of biscuits which was very welcome in the room, good scottish breakfast. I would stay again if I wanted a low price B&B in the city centre. No lifts, T.V. had very poor reception, unable to watch it due to 'snow' or lost signal, radio was 'through SKY so no radio, no chair in the room,a sign on the wall to tell where the cord for the mains power for the 'shared 'shower would have been helpful. You have to 'click' on all the facility's shown for your room to see if you may or may not have them. |

The proximity of the city centre. I was not very happy with the loose shower head and soap tray and the lack of space to put cleaning materials on in the shower. The total lack of towel rails or hooks within arms reach from the shower. |

I liked the central location near to theatres, restaurants, shopping malls. Enjoyed the spacious rooms and the freshly cooked breakfast in the morning. Staff are friendly and helpful and we've booked to go back. This hotel is not a hotel but a B&B and this should be clearly stated. The TVs need updating( we had to keep switching ours off and on to maintain a picture) There should be a sign outside to indicate where you are and the front door should be open as they have an inner door that could be kept shut if neccessary. |

Location, and price:glose to bus station and affordable. When I arrived, the desk clerk had no record of my reservation in her "book" and said all three single rooms were booked for the night. I showed her my booking reservation on my computer. Finally, she looked it up on her computer and realized that she was looking at the wrong date in her reservation "book." However, she never apologized for her mistake. Finally, the advertised wireless capability was not functional. The wireless site (BT Business?, or whatever she told me to use) could not be picked up by my computer. I had no problem accessing the wireless at my B&B in St. Andrews. The advertised wireless capability was also a reason I had booked the room. |

The location was just a few minutes from the centre of Edinburgh Water presssure for the showers was not very good. |
