“ Very big york style room,what a surprise. The price is low, the hoster is cool and great guy who get up very early on Sunday with breakfast for our special request,and the breakfast is fresh and delicious.its really worth it. We enjoyed and really recommend this hotel. ”

Proximity to great sites in Edinburgh. The breakfast options were very good. The staff were helpful in suggesting places to eat. The price was also very reasonable. Having to go to the lobby area to use the wireless and not having a very nice sitting area to work. The lighting in the bathroom was terrible. The light above the sink didn't work, and the bulb in the ceiling fixture seemed to be about 40 watts.

The lady manager, Ilaria, was fantastic - most welcoming. She engaged with us and was helpful and obliging. The room, though very narrow, was well-equipped. A reasonable continental breakfast with plenty of choice of cereals. The hotel is well placed for getting into town - a short walk and we were in Princes St.. I paid for in advance for, 2 breakfasts for each of us - 6 altogether over the two days. The only price for breakfasts on your quote was £7. However the price at the hotel was £7 for a 'full English' and £4 for 'Continental'. As we only ever eat 'continental' and didn't want the feb, I asked if I could be refunded the £18. Ilaria tried to do this for us but wasn't able, so I lost £18 and wasn't very pleased about it. One other thing I wasn't too happy about was that my comfortable bed was situated with the head end against a window. There was no bedhead, so I couldn't lean back or rest my back against anything - quite uncomfortable when I was sitting up trying to read!

Location to centre of city. Staff who could not understand English, electricity and lights to room failed twice, no fresh towels left when room serviced, poor information of available services ie breakfast, no heating and lights from nearby parking building at night.

Location, Location, Location!!! Fantastically close to the train and bus station. Hotel had everything I needed as a solo traveler. The construction made it a pain to get there by car, but as a result there was no traffic noise.

nothing there was no friendly welcome the bedroom was awful we had flat pillows and duvet covers we had to walk up and down three flights of stairs i was exhausted no milk in the room for the coffee and last but not least the breakfast was disgusting and cold all in all it spoiled our trip

Location, location, location.... Clean big room and friendly staff! No elevator (not a very big thing)... No wifi in the 3rd floor (big thing) and I think only in the reception area. Problem with the heater solver with an electric one. They charge you with an extra cost for late check in (we knew it)... First time I see something like that in a hotel!

Big size rooms and friendly staff, in fact there is only one staff, which is the lovely lady who ran the hotel. The wifi only works in the reception, and the shower is a bit weak.

Very clean, excellent breakfast, considerate staff.. Location is good when you know to approach from the back to avoid tram construction in front of hotel. Also very close to Hertz car rental. There was no lift, but I knew that when I booked.

staff were really helpful and polite. If my mum hadn't been given the basement room, she wouldn't have been able to climb the 3 flights to the other allocated bedroom as there is no lift
