Staff were friendlyand helpful after an initial mixup (by the hotel) about ensuite faciltiies. Room was pleasant. Breakfast was very good. The location is very convenient to the bus station and to Princes Street and St James Centre. |

location very grumpy staff member when we first checked in, noisy roadworks outside, bathroom smelled strongly of cigarettes, bed not particularly comfortable and both pillows and towels were very thin and poor quality. |

It was in close proximity to the bus station and afforded excellent access to the centre of Edinburgh. It was clean and tidy. It proved difficult to get in contact with staff re requesting an early breakfast as the initial member of staff who showed us to our room did not speak English as a first language and did not understand our request. It then took 45 mins to get someone to reception, despite ringing the bell and eventually resorted ringing the hotel on my mobile phone! |

Proximity of hotel. Very spacious bedrooms with extremely comfortable beds. Beautiful soft bath sheets, not small towels. Good breakfasts with plenty to eat. Bathrooms too small. Sometimes not all cooked food hot. |

Clean and bright inside and good breakfast. Owner very nice and we were well looked after. The front outside you would not know that it was a hotel as there is no notice just a standard house name and number. |

Full 'Scottish' breakfast was excellent. Hotel in good location within minutes walking distance of Edinburgh city centre and tourist sites. Amazed to find no external signeage whatsover indicating that the premises were a hotel! This does not encourage passing trade. |
