Central, clean, polite, taking care of you
A little to loud (you can hear busses at night). But for some nights and shorttrips it isn't a big problem at all
Staff was very personable and friendly- hotel was small and quaint with a good location with in walking distance to most major attractions- spacious dining room with good food- large room and comfortable bed
view from the room wasn't particularly great- had to share breakfast area with noisy guest ( not the hotel's fault though)- no WiFi in rooms

Location - very close to Omni Centre, Bus Station, St James Shopping Centre, Princes Street. Beds clean and comfy. Big heavy curtains at window. Clean towels. Hairdryer.
Big sash window didn't close properly, causing draught/street noise. Avoid Room 2. No door handle on bathroom door, so couldn't close for privacy, or to prevent noise from issue below. Very noisy drone of next room's bathroom fan. Avoid Room 2. Very noisy footsteps from staff directly above Room 2, getting breakfast ready from 6am !!! No bedside lamps.

hotel is so central, we attended the playhouse so five min. walk. Ianya , i think was the ladies name and she was so nice, have recommended to friends and would definately use again

It was very central I didn't have breakfast as there are good places for breakfast nearby
The street noise kept me awake most of the night as there is no double glazing to reduce noise. The room was very small and the furnishings were very tired. The whole building was VERY hot (and I like warm buildings but this was too much) The shared bathroom light was INSIDE the bathroom and was a wall switch - how is that allowed? The pull cord light switch was for a light with no bulb in it. The shower leaked over the floor.
The location is excellent for both the Playhouse Theatre & City centre shopping. The rooms are basic but clean & the beds are comfortable. The staff are friendly & welcoming. Breakfast is good good value if you choose to have it. Tea & coffee is provided in the room. They do rooms for 3 adults which the bigger hotels don't do. Overall good value for money.
The number of stairs may not suit everyone as there is no lift - Definately not suitable for prams & people with mobility issues.

Stayed Friday and Saturday night. Noisy outside quite late but it is in the centre of Edinburgh and next to the bus station. You cant have everything!
Good location for city centre facilities just behind St James centre. Safe and secure hotel. Staff were lovely and accommodating.

Rooms were good towels and bedding spotless and great breakfasts. We found the staff very helpful .We would stay at this hotel again.
I liked the location and as there were four of us we had two twin rooms which were next door to each other in the same corridor
I thought the door handle was a bit loose but it did work and there were no extra pillows in the room. We did not need them so it was not a problem.

Only slight issue was temperamental shower temperature control and height adjustment broken, which was slightly annoying as I'm tall. Not enough of an issue to complain about whilst there.

The room is really big with clean and comfortable bed. Staffs are friendly. There is 10-minute walk from the train station, which is considered as a quite good location in that price range.
Wifi only covers the lobby on ground floor. It would be better to provide a refrigerator and use door instead of curtain for the shower tub. The price is relatively expensive considered that breakfast is not included.
It's very conveniently situated for waverley and both old and new town. Affordable priced
Free wifi is in the lobby only and it never worked; staff is not on duty early or late so there is no one to ask for assistance before going out or returning; could not get the shower to work and no one was available to ask; it's called a B&B but you have to pay for continental or full breakfast. (Full breakfast was mediocre) No washcloth or soap in bathroom. These are not luxuries - I consider them to be basic necessities
The location was superb,food was freshly cooked and served hot,staff were friendly and helpful at all times,room was a good size and quiet.
The stairs, but only because I live in a bungalow and wasn't used to them anymore.
