Having travelled extensively I can honestly say I cannot remember when I last felt so valued as I did by Irenia - the new manager. Her happy, welcoming and helpful manner was reflected in all about her. The hotel itself was spotlessly clean, beautifully decorated and an excellent breakfast was also provided. My only reservation for this hotel is the lack of a lift. Whilst I had no problem in climbing four storeys my friend, an older lady, did find it more difficult. I also feel a sign outside might be helpful business wise as our taxi driver was not aware of a hotel in that position. |

Staff was very friendly and helpfull. Hotel is situated at a busy road: Rooms at the front of the hotel are noisy. Some of the rooms are quite small and do not have their own bathroom - of which we were not informed. |

Room was nicely laid out, furnished, and clean. I enjoyed my stay Lack of signage outside the B&B. A bit disconcerting for a single traveller, and just an answering machine when I rang to enquire, not a personalised messgae on answerphone - so I had to ask in an adjacent coffee shop whether a B&B was operating at that address. |

Clean bedroom and toilet. Central location. Nice and friendly staff. Wonderful breakfast. The wi-fi signal is weak at the 3rd level where my room is. Will be great if wi-fi signal can be improved at the upper levels. However, this is just a minor issue. |

Comfortable bed, quallity furnishings, good breakfast. Owner/manager very attentive and genuinely interested in providing service. Not a major criticism but ... Stayed here before and had a room on Floor 2 with an outlook north to the Forth. Very nice, and quiet. This time, my room was on Floor 3 and overlooked the street. Tramworks workmen started at 07:35 which wasn't a major problem for me, but might be for others who like to sleep longer. Still, I guess you've got to expect that in a central Edinburgh location these days. |

Very welcoming, good quality cooked breakfasts, grand furniture was interesting. Reasonable price. Grand chairs were slightly uncomfortable (but bed was fine). Very small sign on front door, as other reviews say could be offputting to some when trying to find it. |

Very friendly landlord. Bright, clean and spacious house. It was very tastefully equipped with antique furniture and all facilities were in very good condition. Quiet place, although it`s right in the city centre. I will certainly come back the next time I visit Edinburgh. Best value for money I have seen so far in Scottland. |

Friendly staff and well located. Great views of the city from our room and it was good to have tea and coffee making facilities available. The smell of fried food lingered in the communal areas for much of the day. No fresh fruit available at breakfast. |
