A kettle and tea etc in the room rather than on the landing but a minor point.
Off street parking, a warm welcome from Julie, a cosy room, good bed, great breakfast - what more could you want? A short, 6 minute walk to the bus and about 10 minutes into Dublin city - very easy and convenient. We stayed for 3 nights and would highly recommend if you don't want a noisy city hotel.
Every thing about our week-end here was fantastic, Julie and Brian are wonderful host's, they really do make you feel very welcome in there home whilst you stay with them. We are certainly planning our next trip back next year already. We would recommend to anyone.
Our hosts, Julie and Brian, were fantastic. Always smiling and on hand with lots of helpful tips and suggestions. Room was very comfortable, facilities plentiful and food was excellent. We will return soon!

The couple that run this Ned and breakfast where so friendly had a great stay will hopefully be booking again in march

Owners were very friendly and accomodating which made up for some of the negatives.
A little noisy considering it's a B & B with the family also living there. Their living room was right under our bedroom and you could hear TV blaring and talking going on later into evening.

Separate single beds that seemed to be on an angle. Had trouble staying in bed.
The facility had a nice garden area to relax in, and the main thing was the very friendly atmosphere in the dining (breakfast) area with the other travellers.
Bathroom across the hall, and road noise
The staff was very helpful in finding transportation to and from the B&B since you are not within walking distance of many Dublin highlights. Breakfast was amazing. Sitting at one big table enables you to interact with other travelers. Annandale's was clean and comfortable.
If you re paying with cash, make sure you have the exact amount- you may not get your change back.

I'm very happy for every thing. This Bed Breakfast is very confortable and the people very nice.
The owners of the Annandale B&B are wonderfull people! They are very kind, warm and welcoming and give you a lot of informatiom about the city. You meet them every morning when they serve breakfast and can ask all your questions. The B&B is not far from the city center. Just a few minutes walk to the bus and about a ten minute drive (which depands on how many traffic there is).

Our hosts were very welcoming and helpful. Food was delicious for those people who like a traditional Irish breakfast. Bed was comfortable. Close proximity to the Botannical Gardens. Attractive outlook from breakfast room on to back garden.
Our bedroom was rather cramped; it is fine for one or two nights but not for a week. Location not ideal for visiting the city centre as it is about an hour's walk from there. We also found the B&B difficult to locate when we first arrived in Dublin even though we had a map of the city. Slightly limited choice of food for breakfast : no yoghurt or croissants available
Everything about this b&b was great. The staff were friendly and helpful. There was a good choice for breakfast. It was within easy reach of many Edunburgh sites and restaurants. We had a great stay and would return again if in Edinburgh.

We had the room at the top of the house. Very cramped headroom. Poor ventilation. A real garret. Fair walk to buses into Dublin which we didn't mind at all,but an older couple might be wary of.
