Noise! Noise from queue at ATM, bar very rowdy on Sat night, doors banging, residents audible. Advice: ask for room at back and take ear plugs.

Bed was very uncomfy, wifi only on the 1st floor and it was hit and miss.
Location was excellent, breakfast was good,the bar downstairs was excellent.
The whole place needs a good clean & lock of paint especially breakfast area.
The hotel is in a fantastic location for shopping on Grafton street, local bars and pubs surround the hotel and it was very easy to navigate to other areas of the city. Temple bar is about a 7 min walk and ease of access to the river Liffy and beyond. The hotel is set in a court yard off the street with a vintage feel roaring door. The two girls on reception (A Spanish lady and an Irish lady) when we arrived were genuinely friendly and helpful,they were very informative about where to go and marking things on a map so it's easier to find. They also seemed to gel really well! The rooms were spacious and the beds comfortable.
The hotel is a little dated and needs bringing into the modern day and age! No wifi available past the first floor - pretty much a necessity nowadays for moving around new city's. The room was poorly lit - needed some ceiling lights in the main bedroom area, and probably a lighter shade of paint to open the room up abit more. The TV only had four or five channels and even when we have stayed in 3 star hotels, free view is usually available. The bathroom was big but showing signs of mould and the complementary shower and hand wash were not particularly appealing - the hand wash smelt awful. Basically for the location and outside appeal of the hotel it just needs abit of TLC and updating and this hotel would recieved 5 stars all around.

Can't beat the location and for this reason I would go back! There are quite a few homeless in the evening around the area, but they do staff a security guard outside the entrance, so no problems there!
The WifFi was sketchy at best, shower did not have hot water (even if it did no pressure), we ended up filling a water bottle up from the bathtub spout and pouring it on us. The bed mattress was slanted and the single pillow was flat.
Excellent location is by far the best thing about this hotel. Beyond that it's pretty average - not bad but not brilliant.
The location of the hotel was perfect. Pub, good restaurant and shopping at 2 minutes or even more closer.

no wifi in rooms and the nightclubs downstairs is FAR too loud! you might as well be INSIDE the club..which we did and got free drinks!
Receptionist was very friendly . loved the location as were meeting family in Grafton Street area. Easy to find and parking close by in Stephens Green Shopping Centre carpark is perfect and subsidised by Hotel.
The bar attached to the Hotel 'Break for the Border' was closed until the following day. We were not aware in advance. We were not informed that there was a residents bar available at the hotel and we were enquiring re the main bar so I feel it should have been mentioned. We were meeting family for something to eat and would have returned to the residents bar had we known. The breakfast was on the 1st floor which was actually the 1st floor of the bar 'break for the border' .. It was so cold there., it was uncomfortable. The breakfast was just luke warm also but was fine otherwise.
Very nice and courteous maintenance man.. He tried to do his best.. Wifi did not work and only few times on the first floor.. Front desk crew very nice. The hotel needs a huge overhaul ....

The hotel was very old and it us not a nice hotel we been here 10 years ago than evrything was good but now it is not nice anymore.
bed had a spring sticking out TV didn't work radiator would not turn off worn out room lights broke, the manageress moved us and reduced the cost of the stay but had I been alone and not with my elderly mother I would have moved hotels. Breakfast was sparce and staff quite rude first day great on the second, very run down hotel but in a fab location which is a pity. Clearly the staff do the best they can but in my opinion the management need to look at their facilities as there are many others in Dublin which are better.

The free wifi was only on one floor in a "wifi lounge" - so not in the individual rooms - and it barely ever worked!! Terrible terrible.
