TV never worked, don't really use much but wasn't fixed following bringing it to attention.

Good price! Clean and well-maintained. Very convenient to bus, train & tram. Comfy beds!! Rooms available that can sleep 3 or 4 adults comfortably (many others only offer rollaway beds or cots). Good restaurant and attached pub. Friendly, efficient staff. Good shower heads & water pressure (at least for us).
The ONLY real drawback is that the convenient location means you'll hear trains, buses and trams going by at all hours (and we heard aircraft taking off at night as well). We had a front room, right on the street, and we also heard noisy pub-goers in the street in the middle of the night a few times. However, we quickly adjusted and were able to sleep through it even with the windows open. More sensitive guests should bring earplugs or a white noise machine. But it was not unbearable by any means.
The restaurant & staff was fantastic lovely food & great value, the breakfast was equally as good. Location perfect close to all hot spots!
Rooms clean but a little dated although can't really complain! All in all a pleasant stay.

Good location, not far from the city centre. Bus and tram stations right in front of the door. Helpful staff.
The room was very noisy, because bus and trams are right below the thin windows. Could be a problem for people with light sleep. The rooms were old-fashioned. There was water dropping from the ventilation on the ceiling, which was however fixed quickly.

Good restaurant, good food staff are very helpfull. There also their own pub which is nice to enjoy a drink without going out to the streets.
Location to Railway station, Abbey theatre, and city centre very convinent.
Room 322 had high background noise due to ventalation system in courtyard at back of building.
