Staff were very helpful and friendly. The room was bright and clean. Shower worked perfectly. Very quiet neighborhood.
Street lights just outside window. A bit cold at night - heating didn't come on until early in the morning.
Quiet setting with central location beside the main bridge, but without traffic or other noise. Staff were helpful and courteous.
Parking in back yard was free but gate was open all night . I feel a lockable gate would increase security and peace of mind. Having said that I encountered absolutely no problems.

Had a lovely stay at Portree Guesthouse last weekend. Rooms were spacious, clean and very warm. Breakfast was delicious and great value, hospitality shown from the new owner was second to none. Wishing him and all involved the best of luck with the new venture and we will certainly be back when we visit Waterford again.
The only good think is the pub near the guesthouse...
Dirty bathroom.. Very small room. Dirty bed.. I sleep whit dress up. As soon as possible I post the photo of the guesthouse. Very very bad

The beds were comfortable and the guesthouse is situated in a quiet part of Waterford, though only a stones throw from the heart of the town, and close to the railway and bus stations. There is a lovely garden which can be enjoyed by the guests. Good value accommodation for those on a budget.

Ciaran and the gang were all lovely and super friendly, we were well placed for adventuring round Waterford. The Irish breakfast was very tasty -sorry to not have been up early enough to have it every day (we're late sleepers) but great to have access to the kitchen to come and go as we please. The same goes for the no curfew policy which came very much in handy as we were in Waterford to Perform and didn't have to worry about coming back late. The room was a tad small but very comfy and I can't complain really considering the price. I can highly recommend Portree guest house as long as you like your accommodation functional not flauncy.
Towels were momentarily forgotten but we did check in early and it was sorted in a jiffy.
The staff are very friendly and the rooms are very clean. The beds were also really comfortable!
The only things that I would put down would be the power of the shower and also there was only a mirror in the bathroom, little annoying if there are a few girls getting ready which was the case with my group

Lovely atmosphere...really relaxed. Loved the brekkie for 7 quid. Didn't need to eat again till dinner! The place is a bit old fashioned but it brought back memories of family holidays when I was a kid. So central too...five minutes to the city centre walking.

The quality of the place was horrible we booked for two nights and only stayed one night as the bed was like stone as they were old mattress that springs pop out of. I would not recommend staying here as noise of place at night when sleeping was horrible as well.
Arrived very early as I had asked to leave my luggage for that night. kindly gave me a breakfast as I hadn't eaten that day yet! Came back later and rested in my room before going out. The following day had to leave my luggage after breakfast until late in the day before collecting, which was no problem. Found the staff very pleasant and accommodating.
Location was good. They also offered tea for free in the social area. Very quiet area.
Bad internet reception on the top floor (stopped completely 11:30 in the evening until 9 in the morning when we left). When we got there after a long drive they told us they couldn't find our reservation hence we couldn't get a room. The guy, apparently only a volunteer, tried to call the owner but he didn't pick up. I asked him if he could offer us another room but he kept saying "I don't know". I really don't mind if someone does a mistake but I would at least expect an apology instead of an repeatedly "I don't know". He then said he will call us once the owner gets back. We left and he called 5 minutes later saying he found our booking. We went back and he asked us to pay for the room upfront. When we gave him €100 for a €60 room he said he can only give us €20 change as he hasn't got enough change so we will get the rest later. I then got really annoyed, telling him I won't pay unless I get the right change. We then offered to pay by credit card but he couldn't tell us if there was a fee or not so he offered to pay later, ten seconds later he found the right change though. We then went upstairs into our room just to find stuff in there. We also had to walk through the hallway to get to our bathroom (en-suite). I wouldn't really mind that but it wasn't mentioned anywhere (which I find quite cheeky to be honest). We also realised that someone has been using the toilet (don't wanna mention why) and the sink was dirty. There was also one bunk bed in the room instead of two singles (not really suitable for my dad). When we left the next day we met the owner. He apologised for the confusion, saying his girlfriend dumped her stuff in our room as she didn't know it was booked but everything was clean. To be honest, I did not bother to tell the owner that we didn't expect a great service (he maybe then would apologise properly).
Very friendly host, who was very accommodating. The breakfast was tasty, everything you would want. The hotel is dated but clean, and convenient to the railway and the city with good eating places nearby. We will certainly stay again and wish the new owner every success.

I had a small room and the hot water didn't work for a wash or shave. The shower was good but the price was high compared to what I had been paying all through the rest of Magic Ireland. What a great country and some of the Best people on the Planet!
no nice brown bread for breakfast ,very l ittle choice for a continental breakfast .have more fruit ,etc. towels in bathroom hard.
The unusual facilities, such as use of a kitchen and communal sitting room area. Staff were very laid back and helpful. The garden was great to sit in. I loved the old world charm of the place. Very authentic in a world of homogeneous bland mediocrity.
The place needed some simple touch ups. Basically, it was not as clean as it should be. The carpets and soft furnishings were a bit tatty and should be replaced. The furniture in the bedroom was worn out and looked bad.
