This is without a doubt one of the most beautiful places we have ever stayed. The setting, the gardens and the decor were stunning. Our host was so friendly and welcoming. Would love to stay there again for a longer time. Amazing.

I could only stay one night
Everything, the castle ruins, the room at the front with the round window in the bathroom, the comfortable bed, the great breakfast, friendly hosts, view into Waterford and countryside, the neighboring pub meal and experience.
Des has created an incredible experience with his gorgeous B&B as well as having castle remains on the property to view and explore, not to mention the relaxing location. He is also a wonderful host, full of valuable information regarding places to visit and how best to get there etc. etc. We can recommend visiting The Coach House....it's a must do!!
Have stayed in and around Waterford City and the Coach House was the best place we have stayed Beautiful rooms, lovely countryside setting yet within 10 minutes of the city Excellent breakfast with good choice Des the owner was very welcoming and helpfull

Friendly Owner and staff. Nice rooms. Clean and tidy house and grounds. Went out of their way to ensure all was ok and very forthcoming with information. The Coach House was slightly more expensive than the run of the mill B&B but was value for money as the place and service was also above average. It was more than just somewhere to sleep.
A sticking bathroom door was the only criticism that I could possibly make.
The owner, Des, could not have been more welcoming and gracious. He was the perfect host and went out of his way to give us a wide range of recommendations for dinner. The house was decorated in a perfectly elegant style and the gardens were a joy. The bed and bathroom were both luxurious and top quality which are always a necessity for me. My husband was delighted to discover that the wifi was also super-fast. Breakfast was excellent too and served in a beautifully comfortable room. I'm only sorry we couldn't stay longer as there was lots to do in the area. It has the perfect balance of luxurious house with personal touches rather than impersonal hotel. I would highly recommend.
There was nothing to dislike.
Beautifully restored building, tastefully decorated, spacious and comfortably furnished, welcoming brewed fresh coffee in front of an open fire, lovely gardens with ruined castle, quaint country pub nearby for excellent meals, host very hospitable and knowledgable about the area, beautiful breakfast.
A little difficult to find as out of town
Des provided a warm welcome with tea in the garden. The atmosphere is wonderful. We were all very well pleased, with the personal treatment we received. The fresh fruit salad at breakfast was great, along with everything else. Waterford is the oldest city in Ireland and well worth the visit. Des gave as good tips as any travel agency I've ever used. You could tell he enjoys what he does. I forgot something in the room and he quickly mailed it on to me free of charge, even after I offered to pay for the postage. Well worth a visit. I am actually not that usually that easy to please, but no complaints here.

Have to go out to eat dinner
The beautiful setting was amazing. Breakfast was delicious. The rooms were very comfortable. Des gave us tons of information about things to do and see in the area.
We missed out on trying the sauna ! That was our fault! LoL
A smashing quiet getaway. A great retreat for relaxation. And only a few miles from the city.
Only quibble was breakfast was a little on the expensive side for what it was. It was a perfectly fine breakfast but the price gave the impression that they were attempting to shore-up their reasonable room rates.
Great location, ten minutes from Waterford city. Fantastic welcome from Des (owner) and lovely breakfast. Overall a wonderful stay.
From the time we were greeted at the door by the proprietor, Des, until the time we left we were treated like royalty. Our room was spacious, spotlessly clean and comfortable. The attention to detail throughout the whole guest house is impressive. Breakfast (at a small additional charge) was delicious and made from fresh local produce. Des was attentive but not obtrusive and made some wonderful suggestions for sightseeing and dining in the local area. Excellent value for money. Its location on the site of old castle ruins is an added bonus. If we could give it a six star rating we would. Can't recommend it highly enough!

The tranquillity and beauty of the setting and the comfort, cleanliness and attention to detail. Des O'Keefe extends a warm-hearted welcome, second to none, and nothing is too much trouble. This B&B is hotel standard!
Breakfast was extra. It may be a more attractive package if this were included; this seems pretty standard in most B&B's in Ireland. Having said that, the breakfast was delicious with home cooked local ham!
Excellent host. Loved that we were amongst the castle ruins. A lovely stay - highly recommend it.

Beautiful historical home and wonderful renovations done by the owners. Loved the before and after photos. Excellent nights sleep and wonderful full Irish Breakfast. So much history about the home and the grounds. Wished we could have stayed a few more nights.
