Location, staff, parking, amazing value for money, fresh cooked breakfast
The staff is absolute cooperative and excellent.
On check in the staff at the Reception Desk was pleasant , friendly and helpful ,
The lady in the dining room was unhelpful and I would consider very dismissive and seem to be on a mobile phone most of the time, I went for a walk and on return could not find the door key and rang the bell again the same lady came out still on a phone and rudely said that's why you have a key, needs training in the art of service!

Loved everything about this place.The staff were friendly & helpful allowing us to check in early for our son's graduation. Our room was very spacious & quiet as requested & Breakfast was delicious
Breakfast cooked to order every day Very comfy bed. Very good wifi speed and coverage. Staff happy and pleasant.
Room was quite dated and needed repair. Couple of power sockets near bedhead had been knocked out of the wall and were hanging loose. Bathroom very tired and couldn't shower for long or the water would have overflowed from the shower tray and flooded the bathroom. Lift was never working - got told everyday by staff that it was going to be fixed 'tomorrow'. Not too much of an issue for me but older people might not be happy lugging cases up 3 flights of stairs.
Breakfast very good, full Irish, fruit and coffee set me up for the day. Bus stop just outside very handy too. Place was clean and well maintained. Did the job I needed, well located to where I was going.
Bed was a bit squeaky. Not a major issue though.
Super friendly staff, the receptionist was very helpful and friendly and made me feel immediately welcome. The location is quite, not too far from the city centre.

This is my second year in a row staying at this hotel while participating in the Dublin city marathon. The location is excellent with less than 1 KM walk to the start/finish of the marathon. Staff where very nice and rooms where ideal for my needs.

Clean pleasant space
I got the hobbit room this time. I don't mind a single bed but this room is possibly the smallest I've ever stayed in. I had think carefully about where I placed my suitcase so I wouldn't trip over it in the middle of the night. Even the shower and sink were proportionally hobbit-sized.
-Staff -location -rooms -more quiet than other places
-Windows are a bit old and let draft and traffic noise in, however heating makes up.
Hotel was comfortable and warm, breakfasts were very good, set you up for the day. There was a bus stop outside the front door so you could take a bus to the city centre.Convenient to pubs and restaurants for evening meals.
The breakfast was wonderful. The receptionist was amazingly helpful. It was a tad out of the way, but near bus stops.
The place was very difficult to find. Driving in Dublin is difficult as there are not adequate street signs.

Very friendly and helpful staff! Location not bad, Starbucks on the corner, excellent restaurant called Cearsons of Baggot Street with lovely live dinner music. Only 20-25 minute walk to St. Stephan's Green.
We paid €135 for a Friday night and €125 for a Sunday night stay. I think this is too expensive for 3-star hotel. I've stayed at 3-stars in Germany in large cities which are €20-30 Euros cheaper.
