New, Clean, no outside shoes allow to be worn inside.
It is ok to stay for a night. It is clean but stuffy. There was a kitchen where we could cook. There are supermakerts near the guesthouse but it's better to take a car to go there.
The room was very small. The air was a bit stuffy. Wi-fi signal was very weak.

Double room is very small, the bed is tucked in a corner; Due to renovations, the corridors were smelling of paint; Not good location for people wanting to visit the city centre and without car.
Sam is owner was incredibly helpful and generous, I loved being shown around his florist shop just next door. A very relaxed guesthouse just outside of the city with a bus stop very close to it. The walk will take around 35mns, but it is in a safe area and I enjoyed the walk.
The wifi was a little weak, but there is a communal computer and printer.

constant noise from Machinery working outside and Traffic noise from Main Road. Worse yet was the frequent Pneumatic drilling from within the property as Renovations were under way.

Very conveniently located in Reykjavik. It's just beside a major shopping mall (24hrs supermarket) and restaurants/fast_food. It's extremely good if you've just landed in iceland and want a place where you could do your basic marketing (stock up on goods/food/supplies) before venturing into the rest of the island. Room condition and cleanliness is excellent (as with most other icelandic guesthouse). There's even a common PC and printer which you could use!
Good facilities, washing machine, tumble dryer, two bathrooms, small kitchen with fridge, internet access. Room was small but the bed after two weeks of sleeping in the tent was amazing, nice and comfy with fresh bedding. the blinds in the window work great and block light access in the night. The room was clean and tidy.
The only minus is a location which was a bit far from the city centre it took as around 35 min to get there on foot from BSi bus station but there are bus services and taxi near by so it`s not a massive problem.
Bed was super comfy, room/bathroom were very clean. I was only there for about 5 hours on a layover so it was a bit far from the airport but was an enjoyable stay!
Having to call someone to let me in at 2 am but he was there right away and was really friendly!

The beds were super comfy! It was exceptionally clean and comfortable. We would stay there again in a heartbeat.
It was a little hard to find but that was more our fault, not knowing the local language and arriving in the middle of the night.
Very clean facility, room and bathroom. Was a decent place to crash after getting in from U.S.
The wifi was really bad. Neither myself or the other guests could get data over the wifi even though it said connection was good. The house attendant couldn't take payment over machine. He tried several times and didn't appear to know how to use it. He was nice about it, but it was surprising. Someone sounded like they were cleaning the place for over an hour after the "quiet" hour began. They were not quiet about it.
Facilities were complete, clean and comfortable.
Location was far from city center, price was still a little too much due to the location.
Well equiped kitchen, everything new and clean. It was nice to have an apportunity to use washing machine and tumble dryer, so we could wash all our clothes after a long drive.
