Everything. On a budget (as Italy can be expensive) I believe this room had everything. It was spacious enough, I loved the balcony and most importantly, it had a shower we could actually move in!!!!! The biggest shower by far that we had in Italy. The staff were fantastic.

Location was great, walking distance to anywhere in the historic centre. Room was old, but clean. Breakfast was the usual mix of pastries, cereal and fruit and was a good start to the day. Staff friendly and helpful.
The night time noise was pretty awful, bring earplugs!!!

On weekend there is very lively and rumour at the street. But if you have room on the opposite side it is OK (e. g. room Rosa) Of you come after 8:30 p.m. you have to pay extra charge for late check in.

the location was perfect and very convenient for visiting the main sites, the room was spacious, the breakfast was good enough, the staff was very friendly and on the whole we felt like being at home.

The location of the B&B is really good. Located very close to the Santa Croce area which has great restuarants, shopping and nightlife and is close to the city center and river Arno. The staff (mainly the caretaker Iliara) were very helpful. She gave us great suggestions on some local food and restuarants. Rooms are clean, big and nice, but not very modern. The bathroom was the most basic amongst all our other B&Bs. However we had a balcony with an amazing view of Florence!!
The rooms were large - we were in a triple occupancy room and even with three beds, a desk and large floor cushions, there was a lot of space for our luggage. The bathroom was big enough too and with ample supplies. The breakfast (in a cosy dining area) too was more than adequate - but no eggs or meats. We could also walk in there any time of the day and make ourselves tea or coffee. I have seen complaints about the location being in a place that could get noisy at night (the caretaker too warned us) - but we quite liked that as standing in our small balcony at night, we could see, hear and experience Florence!
A minor crib - the keys! There is definitely some problem with the main gate (on the street) as we had to struggle to open it each time!
Location was lively and bustling with people. B & B near Santa Croce Church and an easy walk to Piazza della Signoria, Uffizi Gallery, and Ponte Vecchio. In the same location are leather factories, shops, and several restaurants with a taxi service area nearby.
Someone was there from 8:00 am (to provide fresh morning rolls, cereal, toast, yogurt, fruit, & coffee for breakfast) until around noon. After that time, guests were pretty much on their own. If there was a late check-in, then Daniella would be there to orientate the new arrivals with room assignments & keys. It actually wasn't a bad system, just different from the B & B's I'm accustomed to in the USA.
You give an arrival time, call the number on the gate when you get there and are met at the gate (or just press the buzzer!) - there is parking downstairs around the back for €20 a night. Great location for walking the sights of Florence - I did the station in 20 mins and the Ponte Veccio is less than 10 mins walk. The rooms are very comfortable, lovely colours! I'm a Paleo eater and there was choice for breakfast - plenty of fruit

Noisy (road traffic)
The staff was friendly and helpful, the rooms were very spacious, the breakfast was great, and the location was amazing.
The beds were a but uncomfortable, and the rooms were noisy because of the street. Bring earplugs if noise bothers you!
The lady who ran the facility was lovely. The breakfast provided was great. Plenty of food choices and lots of great juice, bakery products, cheese, crackers, breads, etc. The bath in the three bed room was large with plenty of towels. We meet some wonderful other people traveling from Europe. The experience was wonderful. We would go there again.
It is a B&B and you need to get the keys when you first come. We had no trouble because of the time we arrived, but we really did not know what to do if she had not been there. Other reports said it was noisy at night. It was noisy so if that bothers you this is not the place for you. Also they pick up trash in the area on certain mornings about 6am. That too was noisy. We did not mind the noise but others might be bothered by it.
Location is within a few minutes of most attractions and many restraunts. Ample size room with private balcony and distant views. Comfortable beds and good breakfast. 10 minute walk to train station.
We got a room that had a nice balcony with table, chairs and a good view, a bath and a double bed. Location was good. Breakfast had a good selection.

The hotel is quite cozy. When we live there it's like we live in our own home. The balcony in the room is quite nice where you could have a great view of the town.
Keep us wait for about fifteen minutes when we arrive there. Didn't clean our rooms every day. The cleaning staff took away our wine and bread which are new and haven't been eaten yet...
Our room (for 3 persons) exceeded my expectations on size and comfort with the spacious bathroom. This small, private hotel (felt like living in an apartment) represents good mix of old furniture with high quality modern decor. The breakfast (and staff serving the breakfast) was good too.
It gets really noisy in the evenings, as people out of neighboring pubs sing and enjoy their life. As we traveled there in winter, we had the windows locked, so the noise was bearable.
