Room wasn't clean on arrival -- used soap in the shower; signs of previous guests. Only cursory cleaning the following day due to a large event taking place on the premises. Hotel is some distance from Pisa and walking is difficult (no footpaths). Hotel shuttle somewhat more expensive than a privately booked taxi. Resources not of a 5* standard.

1st night we did not have heating and the reception told us it is not working yet but the next day it was on breakfast is not 5 stars quality but for 10 Euro ok!
Common areas were decorated beautifully and the views from the hotel are amazing.
The room definitely didn't represent the room of a 5* hotel, it was very basic and didn't feel luxurious at all. The staff weren't very attentive, when we arrived at the hotel, there was two people working on the reception and one of these was tending to another customer but the other seemed to ignore the fact we were there, we also went to the bar and was waiting to be served then a member of staff (we think may have been the bar manager) came up to us and when we asked for what we wanted he walked away without saying anything (which we thought was a little bit rude) and got another member of staff to see to us, not sure whether this was because of a language barrier.
The view of the Tower of Pisa was amazing. The dining at the hotel was fine with a fair bit to choose from.
The walk into town was approximately 2 kms which was fine in the daylight but a little sketchy at night as you needed to walk thru the tunnel. Bring a flashlight.

- staff is not friendly at all ! with check in they just gave as the keys for the rooms and that's it. when i go to a 5 star hotel the staff always asks if we need help with the luggage and on which floor the rooms are. - rooms are really dirty from first sight it looks clean but if you look closer there is dust everywhere the headbord of the bed has an dirty stain. - no tea or coffee facilities in the room - no bathrobes - the bathroom ceiling is full of stains and mold, things where broken -lights in the room where broken just 1 light was working - the hotel really needs new management and renovation this was the worst 5 star hotel i have ever been.
Room was nicely decorated. Good Wi-Fi network. Quiet location. Relaxing. Rotating bed was a bonus!
There were no swimming towels in our room. Some of the decorations such as the lanterns (had cracked glass) and the bathroom fixtures in the room were very loose which should have been fixed considering this was a junior suite so it was a premium product.

Found it ridiculous the restaurant is seperate, so we couldn't put the bill against the room! Staff couldn't find key to the steam room!

The breakfast was awful and the pool was dirty, definitely needs a refurb outside. Easy walk into Pisa town but its not very picturesque where the hotel is and it's on a main road. We also had three power cuts in our room & took many phone-calls to reception before they bothered to come up. I would say this is more of a business hotel than leisure

Location was okay but you can't walk to the town as it would take at least 25 mins or more. Parking was free.
Air com switches off automatically and you can't turn it back on. Awful awful wi-if, had two separate rooms and didn't work in either. Mould on the wall. Toilet wouldn't flush properly and staff were rude. Not a five star quality hotel.
Nothing stands out
The quality of the breakfast was poor. It is quite far from the city centre and we did not feel safe walking back late at night due to the underground walkway. It felt impersonal. Staff not really helpful.

Excellent location, the lady that worked there was lovely.
Booked twin rooms and they advised when we got there none was available. I advised the man behind the counter who wasn't very friendly that we want twin rooms. He waved his magic wand and wallah he found one. One out of two ain't bad.
Location is nice, that's all.
What didn't? They have a beautiful hotel but run it like a hostel. Terrible staff and service. Where did they buy their stars...?

The rooms appearance was spectacular and it was so nice to have a pool to lounge next to in the evenings. Loved or private-ish patio and the rainfall shower head.
It was the attention to detail that was lacking. The floor of the shower was done cheaply so when you stepped on the tiles they "squished." I was going to take a shower only if they had a hair dryer. I finally found one in a random drawer and when I went to use it it didn't work. Nothing was sound proofed. I could hear people walking and moving chairs above me all night. You shouldn't be able to hear people walking in a hotel, right? Also, our patio, as nice as it was, had a broken sprinkler head for the flowers. After taking a dip in the freezing cold pool we set our towels out to dry on our patio. When we returned, our towels were soaked and so was everything else because of the broken sprinkler head. There were also wine glasses and trays of food left all over throughout the outdoor areas the whole day until the next morning
