A beautiful place in fantastic surroundings. Even though we visited in the off season the place was great and the hosts made us feel welcome. We would love to go back in summertime.
Rom was terrific and a one man show who did it all. He gave directions, greeted us, made the meals (breakfast and dinner), gave extra towels, adjusted the heat and did it all in the most expeditious manner and always with a smile. Most impressive!
Beds were a bit hard so we tried to compensate by asking for additional pillows. Also, I would have preferred some cheese, veggies, and other bread choices for breakfast rather than the sweets (cake and cornetto) and one type of sugary cereal that was offered. Eggs were available for an additional 3.5 euro fee.
We liked all. Breakfast very nice. Comfortable rooms and community space. Beautiful, though remote location. Special Kudos for couple managing. Great sweet dog, Rocksy. We had 2 dinners that were fabulous and convenient. A special fireworks display for our visiting guest's birthday was. Special addition.
I think screens need to be on all windows in the rooms so that fresh air can be used. Probably because the fall season some interesting and persistent critters joined us. People must understand that this agriturisimo is about 6 miles from Orvieto and a bit difficult to find even with GPS. Once there though it is beautiful.
A beautiful place up in the hills surrounded by vineyards. Patios overlooking hills - amazing. Great food, fabulous staff. Because of the steep gravel roads to get there we had a flat tire and staff changed the tire and took us where to buy a new one. Wonderful people.
Directions given in English were terrible and only given from Orvieto. GPS navigation systems cannot find it. A small map should be provided that shows Lapone intersecting with major roads. Because it is located so far up in the hills and half the road is gravel you must eat dinner there. However food was wonderful and beautifully served. We almost drove off a non-existent gravel road by follwing GPS coordinates provided by Lapone and on Booking.com's page.
Stayed for 3 nights and on middle night guests arrived with 4 (FOUR) dogs that barked ALL NIGHT .I was awake until 3:30 Am and shining torch into their rooms to make dogs be quiet , ruined the stay. Without noisy dogs a great place

It's a lovely place set in the hills about 15 mins from Orvieto. Beautiful setting. Swim pool. Tennis. Chill out in reg countryside. Also nice to nip I to the little hilltop village of Orvieto Which is very special

Loved the newly renovated farmhouse, as it was a historic exterior with modern yet tasteful interiors. The view was stunning, overlooking the countryside and we loved sitting for drinks and breakfast on the huge terrace. The dinner was a 4 course meal, freshly prepared using local ingredients and breakfast the same. The staff made our stay very pleasant and enjoyable!! What a gem of a place, can't wait to return.
The bedding was too hot for summer and the air conditioning not strong enough. Lots of kids running around which made it family friendly but was not as quiet.
The meal served each night was absolutely delicious, as was the wine made from the vines on the property. Very comfortable rooms and great facilities. Catrina, the host, is so lovely and welcoming and made our stay all the better.
Beautiful and peaceful situation, ideal for getting away from it all, but with lovely facilities : pool with great views and a panoramic terrace where breakfast and dinner are served. Friendly family atmosphere where nothing is too much trouble.

My husband ,20 year old daughter and I loved this place! Setting on hillside was breathtaking, rooms new and squeaky clean, owners and staff went above and beyond our expectations . Huge pool and clay tennis court! Breakfast could be taken outside on a beautiful brick patio overlooking vineyard and olive grove. We ate dinner once- and lunch once while there. The owner/ chef prepared gourmet food! Highly recommend!
The location is beautiful and our apartment (with two bathrooms)comfortable. The kitchen is adequate unless you are planning to do a lot of cooking, No need to cook here. The evening meals were wonderful at a very reasonable 20 euros, including first-class bottle of red or white local wine. Sample menu: prosciutto with melon, tagliatelli with wild boor ragu, guinea fowl with roast potatoes and salad, topped off with panacotta, The pool is lovely, as is the view from the large terrace, and a visit to Orvieto well worth while. Take the funicular from the free car park near the station to top of the town where there is a handsome Duomo to rival Florence's. Katerina and her staff were very friendly and helpful. Just make sure to get directions before arriving (Katerina will send an email but ours went to Junk email box). Satnav will take you otherwise to an isolated location some distance away. Easy to find with instructions.

Great place.. Beautyfully restored farmhouse, lovely swimming pool. Local food (olive oil and wines) and good evening meals. Great value for money. We will definitely go to this place again. Nive view on valley, quiet countryside. Near to orvieto.

Beautiful place to spend time and relax or use as a base to make day trips with a car. Dinner was enjoyable and good value.
Air conditioning was not functioning in late June (solution: sleep with windows open; they are covered by insect netting). Be prepated that the staff might only speak Italian, i.e. have a phrase book in hand (however, we had no problem communicating even with our very limited Italian skills).
Quiet location and lovely views. Common areas and facilities were excellent. Nice breakfast on the Terrace. Seems a long way from Orvieto but the drive was only around 10-15 minutes.

I don't know what was more lovely, the house, the view or the hosts, Caterina and Paolo. The house sits on the hill overlooking the tuscany landscape and takes your breath away. The accommodations were perfect for our family of 3. Dinner was lovely as well as breakfast on the extra large patio area. Our 6 year old son had a great time in the pool and playing with the other children. We only stayed one night but will return for a longer stay.
The location was superb - quiet and absolutely beautiful - far enough away from City life, yet close enough to run into Orvieto for something to eat and sight see. Also, a great spot to stay for other day trips to places in the area. The pool area was gorgeous - my youngest daughter loved that. Definitely a place to consider staying for more than one night. Although the couple managing the place spoke no English they were polite and did their best to to help us.
Spider webs and Baby spiders every where in our room. I stopped counting after about 30 plus. We had two sections to the room we stayed in. My older daughters slept on a hide a bed in the kitchenette section- did not see spiders in their area. Only the side my youngest daughter and I slept had the spider problem. Unfortunately, no one there in management spoke english, but we still managed to get done what needed to be done.
