Absolutely everything - make sure you contact the owner before arrival so you can be met and led to the agriturismo because otherwise you'll never find it even with gps coordinates. Tried to book for next year but it's already booked unfortunately.
Difficult to find.
Mario and Graciela are warm, wonderful people, who accepted us not only to their vacation house, but even their home. They made us feel welcome and loved, and even though they hardly spoke any English, and we spoke no Italian at all, we got along wonderfully and understood each other quite well. Normally, their daughter, Sylvia, is around to help with the language barrier, but she was on vacation, and Mario and Graciela made sure there was a friend around who spoke English, just in case anything got lost in translation (which simply didn't happen). I have to say that they made all the difference for us, regardless of how wonderful (and it IS wonderful) their vacation home is. Still, there's a few things I want to highlight, in case you're a couple with children (ours were 7 and 3 at the time): The location is very much suited for children. The trampoline is wonderful - our kids got on it every morning and every evening. It really helped them channel their excess energy. The open area around the vacation houses is also quite large and we had many hours of fun playing soccer, volleyball and pingpong (all equipment thoughtfully provided on the location). The pool is a nice touch - we were skeptical we'd use it at first, especially since it was cooooold, but it ended up being a lot of fun too. Especially _because_ it was cold and the weather was quite hot. There's a wonderful walk we took with the kids through the woods, over by a lovely stream. Be sure to bring walking shoes (no sandals!) if you're thinking of taking this walk. And if you're not thinking of taking it, think again. There's a supermarket 10 minutes drive from the location, with literally everything you might need. There was even a shoe store nearby (we didn't take the "no sandals" advice and went to find cheap shoes). You might want to know that it was quite difficult to get any cellular reception inside the vacation house (no problem outside mostly).
The place itself is difficult to find. You MUST call to coordinate or you just won't find it. That's great once you know where it is, but coming in the first time, be sure to call in advance. We arrived after midnight and Garciela came out to meet us in person - something I do not take for granted. And even though it took us a while to find the meeting place (booking.com and google maps list the locaion in 2 different places), she was patient, cheerful and genuinely happy to see us. So this is not a con, it's just a heads up so you wouldn't run around lost like we did - just call them and you'll be fine
>The fresh flowing stream running right by the side of the Property was MAGIC! - our kids waded through it several times, and, in June, it was alive with tadpoles turning into Frogs. >Large Kid friendly Pool (although whole pool 1.50m metres deep, so not ideal for toddlers, but the lovely hosts supplied "Floaties". >Very large grassed Kid friendly play area, with volleyball court, "cage" Trampoline, table tennis and room to kick a Football. >The lovely hosts Sylvia and Nonna cooked us a typical Umbrian Dinner one night, and Grandpa (Mario) took me for a fantastic 2 hour walk through the local Countryside. >On arrival, Sylvia made sure she knew which train we were on, and collected us from Orvieto Train Station, and drove us to the Apartment. >Just a great place to take time out with small children after the bustle of Rome and before the frenzied shopping of Florence! >We found a very friendly Taxi Driver - Simone +39 360 433016 - who, once he got perfect instructions how to find the Apartment (Not easy the first time), was happy to do the 8 km to Orvieto on the days we went into town. He even waited while we did a Supermarket shop!
>NO toaster! >NO Microwave! >Owners spoke very little English - but we all spoke a little of each others' languages, plus a little French, so we got by! >In Apartment "#8" (I think there were only 4!), watch out for that large timber beam at the top of the stairs to the mezzanine bedroom - I banged my head on it 3 times in the first 24 hours, then got used to it!
Very kind and helpful owner
Room was an apartment with bedroom, kitchen, and sitting area with fireplace. Apartment was immaculate. Owner was very friendly and very accomodating but did not speak any English. Luckily, my wife spoke Italian so language was not a problem. We enjoyed our stay but this was definitely different than any hotel or B&B we've ever stayed at. If you're up for a little adventure, its offers an excellent value. I expected this to be a working farm which it is not. It is located in some type of historical zone because of the Etruscan artifacts on the property.
Finding the Agritourismo was a challenge since the owner does not live on the property. To her credit, she was alert to our arrival, met is in her car, and led is to the location which was down a dirt road through the woods.
