Beautifully renovated building with spacious and tastefully decorated rooms, welcoming and friendly host, delicious breakfast, great location just outside the city walls which affords a wonderful view of San Gimignano and the surrounding countryside
The owner is friendly and bubbly personality. We wanted to stay somewhere that was convenient to park and also had a different aspect of San Gimignano. We stayed in one of the double rooms with a view of the garden. The room was spacious and able to fit in another single bed. Large bathroom. Comfortable mattress compared to other hotels.
It's a gravel road part of the way to the hotel. Fairly bumpy and is not lit at night so we didn't drive in the evening. But it's only about a 12-15 min walk into town. Small details like un-ironed sheets which could have been aired better would have given a higher score. The room was clean but wasn't as spotless as some other places we had stayed. Breakfast is optional and we'd probably advise skipping it as was not a highlight.
Ornella was extremely helpful. Her recommendation for dinner was great. San Gimignano was a fabulous town.
Panoramic view of San Gimignano. Easy to leave car and walk into San Gim. Pool area next to olive trees and fig tree. Towelled gowns supplied; could sit on deck chairs outside and admire the view before breakfast. Hostess tried to provide everything we wanted. We're not used to eating cake with breakfast but hers were irresistable.
Minor suggestions for making a stay even better: to provide tea or coffee making facilities in the room. Also, we unexpectedly had a kitchen with cooker and fridge attached but nothing to cook with or eat from, so it was of no use.
It is set on a beautiful place under the old town of Saint Gimignano, with a large garden with the view on the medieval sceneries. 10 minutes by walk to town centre, far from any noise. We had picnic every evening outside in the garden, every morning go swimming to swimming pool. There are wineries close by few minutes by walk with chianti wines. The design of interior is like on the castle, best bathroom what I had in accommodation, stone bath etc. The owner is full of energy and very friendly woman, her home made cakes what you get on breakfast are delicious. Really recommend this great place, close by medieval wonders and lots of wine cellars with chianti.
Ornella's efforts to wow us with Tuscan cuisine, and make sure our stay was comfortable. Plus a friendly glass of local wine by the pool one afternoon.
The staff/owner were friendly welcoming and cheerful despite our very late arrival. Location is perfect, good walk in to town to justify your dinner.

There was no personnel when we arrived - had to call. Our room didn't have direct connection with the bathroom (and a toilet) - you have to walk 2 steps through the public living room and laundry room. Not very comfy and nice to have it in the room description - we wouldn't choose it of course. When returning from the town 40 minutes late for check out (my fault) we found out that the room cleaning was started and bed sheets were already grabbed and taken away. I believe that was the moment when my white dress was also gone. I personally would prefer to pay penalty than loose 200+E clothing. Unfortunately my request via FB was left unanswered.
The view from the house is amazing. You can see San Gimignano's old town and the landscape as 400 years ago. The house origins also from the ~15 century, but well renovated and with a very good design. The host is a typical Italian lady, with very good English and customer focused mentality.
Place to be. Beautyful garden with pool and skyline San Gimignano. Hearty, interesting Hostess. Very solicitous. Oasis of peace. The Breakfast place is near heaven! Ruheoase unterm Trubel. Wunderbar gelegen, Traumhaftes Grundstück mit Park und Pool. Sehr herzliche Gastgeberin.
Absolutely beautiful place. We had two connected rooms which as it turned out were connected by an elegant stone staircase. The bathroom was stunning and larger than my apartment in NYC. And the cappuccino for breakfast was the best we had all trip.
Perfect location with a view on the towers of S.Giminiano when you have a breakfast or swimming in the pool. Very friendly staff and good breakfast. Clean, independent and comfortable accomodation with excelent taste matching the overall flair of Toscany. Walking distance from the gates of the town. Highy recommended.

When I arrived it was a very hot day 30 degrees the pool was invaluable. My room was spacious and comfortable. The bathroom was great. The staff, welcoming, hospitable, generous, gave great advice and conversation. I would have really liked more than just one night there.
The getting there with a large piece of luggage was interesting - get a ride if you are in the same predicament - but I got there - all part of the journey. That's it. Absolutely nothing I didn't like.
The place is amazing. The old house is very climatic. It's nicely furnished. Everything is very clean and comfortable. Location is perfect - the view, on the right hand side to the village, on the left hand side to the town on the top of the mountain. It takes only 10 minutes walk to the heart of San Gimignano. The landlady is nice and helpful. We ordered a breakfast and it was delicious. I recommend this place to all persons who want to stay in a calm place, close to the nature and in a walking distance to touristic attractions of San Gimignano. PS. The landlady suggested to visit a trattoria, on the way to the old town. I can't remember its name, but it was on the corner, about 30 meters before the gate to the old town. The food that we ate there was delicious. The best food I have ever had in Italy.

The bedroom was next to dining room, what makes the room very noisy even during the night (after 24hr). The bathroom was seperated from the bedroom and you need to cross dining room to raeach it. If you do not come to breakfest as first you can be left without it and the owners response might be very rude. The owner favorites very much the tourists from major EU countries, the others are graded as les important.

Beautiful rural setting, quiet and very spacious rooms, ideal for drivers (free parking), only ten minutes walk to town
The location was great, 10 minute uphill walk to town, however coming was downhill BONUS. The accommodation had promise but the owner was focused more on the large group of guests comfort and we seem to be intruding.
We felt like we were intruding as the house had been booked out by a large group and we felt the owner was more focused on their comfort than ours. We were told not to use the pool or gazebo during their stay - disappointing as we still paid the same price for use of the facilities . We had the small cottage , the oven did not work, there was a lack of cooking utensils and the heating in the main area did not work. The decor and linen looked like seconds and it would have made a huge difference with a bit of up to date linen.
The room was gorgeous and carefully decorated. It was spotlessly clean and the bathroom was awesome. The outdoor areas were lovely although it was a little cool to make the best of them. Breakfast was very good and the landlady could not be more friendly and willing to help.
Watch the trees growing and obscuring the view from the pergola. They could do with a bit of healthy prunning maybe.

Entrance is steep and uneven, don't pay for breakfast it's just not good enough, rooms are big but not that comfortable!
