Position, small size, friendliness, cleanliness, helpful staff, quiet location but near all amenities, more like a small home than a hotel, spacious modern rooms in an old building, etc.
No restaurant. Needs a common area for coffee facilities, water, soft drinks, etc although they are present in the superior rooms.
We had the downstairs room and it was very spacious and also led to an outside sitting area which was nice. The room was made up very nicely and the bed was very comfortable.
First of all, finding the place was a bit difficult as there were no signs and the hotel is hidden between buildings. Secondly, our bathroom needs to be fixed up - there was mold on the ceiling above the shower and there is no air flow in there, so the moisture clings to walls and ceiling. It was pretty gross. To get into the hotel after 7pm, you need to ring a bell and have someone let you in. After 10 rings, someone finally answered - wouldn't it be easier to give guests a card or key to let themselves in? Not the fault of the hotel, but somehow a mosquito got into the room and bit my eyelid, so i woke in the middle of the night with a swollen eye... bad luck i guess. The place is very nice just needs some improvements.

Takes some finding down some quiet alleyways, room was on ground floor, but that didn't bother us.

No public toilet outside room. No lift. No anti-slipping mat for bath. Shower in Room 26 needs adjusting.

We were received by the hotel cleaner as there was no receptionist. There is zero service. For the money paid there was hardly anything for breakfast
Venice is beautiful and this hotel is well located in Cannaregio. The rooms were well equipped and nice decorated; the view on the canel was splendid. The breakfast (except the pigeons) was a buffet and there was a lot to choose from (but no warm items)
Difficult to find the location if you are not prepared: please look at Google Maps Street View before going to Venice! The horrible pigeons! The breakfast room was quite warm, but is was not possible to have the doors open due to the pigeons. One morning the pigeons were having breakfast before we were able to have breakfast (the pigeons had entered the breakfast room and were literally sitting on the buffet!)
Very hard to find the hotel, they could invest in some signs, 20 minutes walking around with the luggage

Staff at hotel were very friendly and helpful! Hotel was just around the corner from a main shopping strip with cafés which was very convenient. Rialto bridge and St marks square were within walking distance. Wifi was strong which made our research easy to do for each day. Breakfast was also adequate for the cost of it.
Only bad thing was that we had to have cold showers on the last night due to some construction work nearby.

We had travelled from New Zealand and were disappointed that not only didn't we have a view, but in fact not even a window! We would stay here again but don't want to take the chance that we are in a room like a cell next time. The reception had no consistency of staff - changed each day - and not much English from some of them. The wifi was very intermittent and didn't work at all at one point. The bed was two single beds pushed together with a sheet to hold it all in, rather than a proper double as requested. Felt it was quite impersonal as there was no one there for much of the time and as we arrived after 7pm had to let ourselves into our room. Great location but these factors brought it down. We did not have the breakfast as it was too pricey.
Reception desk was poor. No receptionist but the cleaning staff welcomed us on our arrival.
The hotel was situated close to the water ferry and has a supermarket in the block in front of it which was convenient for buying snacks etc.. The hotel room was neat and adequate for our needs, the bed was comfortable. There was a bar fridge for us to keep our cool drinks cold. The air conditioner was most welcome in the heat of Venice. The staff allowed us to leave our bags in the hotel on the day we checked out so we could go sight seeing before heading for the airport.
We had no kettle in our room for making coffee in the morning, But we did notice that other rooms did have a kettle. The directions to the hotel could've been clearer. If it wasn't for the street vendor in the main street that knew where the hotel was situated, we probably wouldn't have found it without phoning them.
I did not like anything about this hotel other than my depature day!
The staff were miserable The room had no windows you can look out of The size of the bathroom was ridiculously small Value for money or rather lack of
The family room was large enough as to not make it to stuffy for a family of four, but having a upstairs room for the kids was a plus & neg as privacy for us was great but a 9 & 14 yr old in a room alone not so good. Now my only true complaint was the toilet seat was broken with a crack clear across it, so if you were in a hurry an sat down not thinking it pinched your bottom to the point of pain/blood, when I told the staff of one I was told nothing could be done as it was a special order and could not be fixed right away, well try telling that to the wife who got bitten 3 times by it leaving a nice red mark breaking the skin. And she didn't weight more than 100 lbs so it wasn't a weight issue. WOW he did wave the hotel fee of 2.5 euros ea total of 5 for one night. Also do not try to get to this hotel at night with a lot of luggage, was a pure nightmare with kids. The good thing about the location is you are one block off the main strip and a grocery store is right around the corner which I suggest buying snacks and drinks from there, you will save a ton. Also getting anywhere in venice from the hotel is very easy and the water taxi to the port is a blink away. Also it's just off the Main strip enough that you don't hear any noise at night. P.s. Find you own place to eat as opposed to the staff suggestion, very pricey!!!!! Now Marco was very helpful with directions.
Issue with toilet seat that was never fixed or even looked at and I was taken back at the suggestion by staff that it was not broken before we arrived, even though he never even looked at it!! And the 5 euros he saved me for having my wife get pinched 3 times just didn't cut it as far as I was concerned, come to think of it he didn't seem too concerned about it either. Location is very hard to find at night even with directions and I had all the streets printed out and the route high lighted and still got lost. The street the hotel is located on is more like an alleyway so it is very easy to miss it, hence we did. The air could also get a bit colder.
