- If this is your first time in Rome, I truly believe that you can know the most famous points by foot. The Colosseo Relais is then very well located, just 1 minute from the "Fori Imperiali" and from 5 to 10 minutes to the Colosseum. Moreover, there are some options for restaurants and "gelato" all around. - Staff was very kind. From people who cleaned the room and served breakfast to the hostess, they are all nice. - Breakfast is served in the bedroom and you can choose what you want from a list which is generous enough.
- The only thing I could complain about is the noise we can hear from the reception or the other room's doors and from the street. But I make a point to emphasize that this is not because the staff and the street are noisy. It is only a matter of soundproofing. My wife and I were so tired of walking all Rome that we could sleep very well.

Not very easy to find, busy summer can be noisy outside. We came at winter time, it is not too bad.
Great location, lovely room and friendly staff
We stayed 4 nights in this hotel. It was an amazing experience, the staff greeted us at the moment we entered the hotel, with a bottle of champagne and a general explanation about the area. The room was very clean, and clean towels were given each day. There was a safe and a mini-bar in the room, which was very convenient. Breakfast was very nice, with a nice menu we ordered from each morning. The greatest thing about this hotel, was the location. Close to all the great places in the city, and very close to the tourist information as well. There are some metro stations near by, probably 5 minutes walking from the hotel, although you probably wouldn't use the metro because you could just walk everywhere. Very very recommended!
The wi-fi in the hotel was a bit weak, and the signal was bad inside the room.
Noisy at night
One block to Colosium and to Capitol Hill. Small hotel (6 or 7 rooms) lots of great restaurants near by, transit close and easy to use. They upgraded us, booked a small double, got the triple room which was very nice, very clean and comfortable. Breakfast was delivered to our room every morning. Very helpful when we had to check out early for our flight to Athens.
Easy to miss when first trying to find it, hotel is on the first floor of an apartment building so just watch for the building number. No other complaints.
Location is great, very close to the Forum. Small, almost like an apartment, but done to a very high standard. Would happily stay here again
The only negative is that it can be hard to find the first time as the is no sign, the hotel being on the second floor of the building, but this really is a very small negative.
Excellent location: 3 min on foot to Colosseum, the heart of ancient Rome. Very comfortable room, clean, towels changed every day, friendly maids, very friendly and helpful receptionist (Oltjon). Breakfast (served in room) is varied and satisfying. Next time in Rome we will definitely book this hotel.

Loved the location (couldn't be better), the very friendly staff (even had a complementary bottle of champagne for us when we arrived as it was our honeymoon), very accommodating to our needs, especially as we were jetlagged and just new to Rome. Wonderful first hotel experience!
The beds were a little small and not overly comfortable, but I would attribute most of the poor sleep to the jetlag and not the beds.

Wifi was trouble...
The best service ever! I've stayed in differents B&B in Rome but this one is the best for me. Close to the most wanted places but very quietly as well. For tourists coming by plane, you have no need to buy shaving kit after landing, because in the bathroom you can find anything you need, even the toothbrush. To welcome you service serves a prosecco, water or coffee. Everyday you will got a fresh towels and cleaning, what is not common in every B&B. I will back for sure.
In the room the wifi connection was not so high. But we cope it by sitting in the lobby.
Appart from the excellent location and quality of the service, we would underline the kindbess and serviability of the staff, particularly one of the hosts. We will definetely come back!

My reservation was accidentally double booked and arrival time mixed up. Olte (so?) was so great when I arrived early, keeping me company informing me of the sights while having made me a latte as my room got prepared. This company knows customer service. They gave me a refund on the second reservation as promptly as possible. I was able to see the sights and upon my return my bags were in my room. This is an apartment building turned B & B, so there's no lobby but the location can't be beat and free breakfast in bed was a really nice touch. Wifi available. There"s also a mini bar in the room. Great renovation, charming place. Good value for the price. If you want to feel like you're living in your own apartment in Rome right next to the Colosseum, this is the place for you.

The noise can get quite high from the outside
The friendly welcome, even though our arrival was late at night. The clean room. The wonderful shower. The great location ... Short walk from the metro, short walk from Roman Forum and Coliseum. Helpfulness in giving information and storing my baggage.
Slightly difficult to locate the property. You need to look out for building number '104' rather than a sign with the hotel name.

The hotel is on the 1st floor, and there is no elevator (although the staff will help you with your bags), the beds had a few springs that were poking through the mattress, and I scratched my leg on them numerous times while in bed, loud
Great location, very close to Colloseo. Mo in(*not sure if i spelled his name right) was very helpful and polite. Would definitely book again if we ever go back to Rome in the near future. Fast FREE of charge Wi-Fi... Highly recommended.
The laundry soap they use to wash the towels smells a bit unpleasant.
