Proximity to Rialto water taxi stop, shopping, sites.
Major renovation work in progress during our December 2014 stay - much needed but we weren't warned. The place is tiny and the staff was "weird". Great view of pigeon poop walls from room 8. The desk seemed to be un staffed each time we came and went. Venice as a whole has decayed in the 20 years since my last visit. Splurge on a canal front hotel and stay only one night. The rest of Italy is much nicer and cheaper.
No WIFI throughout our 3-day stay. They said they were fixing it but it was never fixed.

Ideal central location. Luckily we were on 1st floor. Cleanliness of hotel is very good. Shower in room is hot & powerful. Breakfast has improved since earlier comments, I'd say 9/10 with only the fruit being poor.
Lack of space & lack of clothes storage in room with 2 adults & 2 children. At first potpourri very strong, I think it's an effort to cover the damp smell which is probably inevitable at just above sea level ! Restaurant is trying to be something classy, but operation feels a bit like faulty towers, selfie's of owner on walls make it pub like and menu too fancy for young children.

Wifi was incredibly bad. Will not stay again because of the internet connection. Such a simple thing to get right but really impacted negatively on my work

The aircon I was told doesn't work due to italian law apparently. Not sure about that. My blankets could been cleaner. Wifi was terrible.

Poor service - no information in the room folder which was apparently being updated so we had to ask for everything and was told it was not possible to give each guest a 30 minute induction on how to use the safe and in room facilities , breakfast very ordinary for 30 Euros, no tea and coffee in room, very tiny TV
Location was fabulous! Linens and towels were clean.
Staff were not overly helpful and were a bit abrupt. No elevator; room was on the 5th floor. Furnishings were quite worn and in need of replacement... rugs, bed spread. A bit of bleach in the bathroom would work wonders.
Perfect localisation. Just few meters from Rialto bridge, Vaporetto station, bars and restaurants.
Wifi has very poor signal in the room. Room no.19 - could hear annoing, quiet sound in the night. (there was ''pump or air condition '' working behind the wall.
I woke up at 6.30 a.m. because of huge flood in my bathroom. After that the light in my room turned off. The receptionist called for a plumber-electrician. I could not sleep and use my bathroom for three hours while I waited for everything to be repaired. I had only one day in Venice and it was ruined from the beginning. The manager refused to give me a refund. They gave me a bottle of Prosecco which I did not want to drink alone in my room and could not take with me in hand luggage, so it was completely inappropriate.

Airco not working!!! or ON or OFF. We notified the staff: on Sunday no assistance, they promised it on Monday; nothing happened. We slept or in hot or cold room. No fridge in the room although indicated in the reservation. Nicely decorated but wall paper coming off. The stairs (no elevator in Venice is common) not clean and dirty. Light in the room blinking. No breakfast in the rate.
Good location Good breakfast (for italy)
No heating. The air conditioning could only be turned to freezing or off. As it was running initially the bed was an ice block, making it difficult to sleep well. We were told that this is not true for all rooms, but we had one of the most expensive ones so there is no way to not get this by chance.
Bathroom floor and shower curtains let the room down curtains were dirty. Air con didn't work

Everything other then the location, Although it did put a roof over our heads for a night. Happy I wasn't spending more then 1 night there though. Restaurant looked nice, although didn't sample it.

It is NOT what it says. Wifi very poor. Air conditioning did not work. Hotel is very tired and not good value for money. Breakfast very average.
value for money. Located at a prime location and easy to catch a boat or walk to san marco.
Poor poor wifi. It say there is wifi but it sucks. I even saw the receptionist downloading all kind of stuff using bit torrents. It is guaranteed that you wont be able to use internet in the hotel area.
