The fact that we arrived after midnight and they have arranged for someone to be waiting for us outside the building! Staff was very kind and helpful.

sufficiently large room at an excellent location: in a quiet street between the Tiber and Piazza Cavour. Short walking distance to piazza Navona, Spanish Steps and Vatican. Located in an old building with high ceilings, great entrance hall, charming elevator. Good bathroom. Airco & wifi. No street noise. Decent breakfast served in room. Friendly and helpful owner & staff. Good bed and light in the room.
Breakfast starts at 8. So if someone orders it at 8 you have noise from 8 o clock - which is a manageable hour anyway.
Almost everything was perfect.
Breakfast was unvaried. It was noisy in the morning ( b/n 8.10 a.m to 9.00 if I ha ve to be honest )
Location, location, location. 10-15 minuts from the center and from the catican. The stuff is cleaning the rooms and arranging the beds every day. Goog coffe and service in the bar next door (we used it every morning because the breakfast coffe was not so good). Many good restaurants whithin 5 minuts walk. These are local restaurants, feeding Italians. Expect menus in Italian only with very good food. There are nit only Italian restaurants but also American, Chinese, Japanese etc.
Breakfast is served in the room. This could be nuce for a couple, looking to have breakfast in bed. It is not satisfectory for a family (only 2 chares in e room, tripple room as well, and the table is nice but too small. We were actually given newlly renovated rooms on the 1st floor, with street windows. The smell of fresh paint was too strong but the noise from the street made it impossible to ventilate by leaving the windows open. Missing accessories in the bathroom: no small cabinet, no dirty cloths/towel hanger, no soap shelf in the shower or near the biddet. The towels are not changed - they are re-hanged in the bathroom, even when left in the sink or on the shower floor. Since everything was new some of the fittings were loose, for example: one of the shower doors. The bed matreses were hard - wonderfull for me but quite a problem for my wife. Some if the daily stuff spoke only Italian, making it impossible to communicate.
Very very clean!
Some rooms have windows in the interior court yard and it is dark inside the room( no view). A bit noisy, thin walls. It is not a real hotel, it has no full time reception but you can leave the luggage in the hall if you need.
Its rooms are new, all accessories are new. Everything is clean. Personnel is very polite and helpful. Free Wifi and it just worked. Breakfast is the best I ever had in Italy hotels. Breakfast is brought to room, very convenient. Location is superb, all famous Rome places are possible to reach afoot. Also it is absolutly quiet in the room.
Safe was locked and they didn't manage to fix that
