I like the staff right off . Because their is no lift , I buzzed up to the desk and right away a young man came down and carried my bags up . I was impress . All my needs were taken care of .

Siena was the second part of our stay in Italy. Sadly just before we got to Siena, one of us suffered an injury to their ankle. Nothing serious but lots of bruising and swelling. We knew we had 4 floors of stairs to climb, however when we got to the property, Rosario was kind enough to carry both our suitcases all the way up. He then provided the injured party with a cold drink and an ice pack. This was only the start of how friendly and helpful he was during our stay. He pointed out on the map various places to go and also helped us to arrange a fantastic trip to the Opera (highly recommend this - great value for 20 Euros per person.) The room was spacious, yes the fridge made a bit of noise but it enabled us to keep drinks cold. There was no A/C however the ceiling fan was more than enough, and we did have temperatures in the high 20s. The breakfast included was fresh, prompt and served with a smile and a personal service - Rosario remembered what we liked and always checked if we needed anything. However the real treat came on our last day, when we arrived back at the hotel in the afternoon to collect our bags (having checked out in the morning and leaving the luggage there), Rosario met us at the ground floor with our luggage, meaning we did not have to carry them down all the flights of stairs. Despite the injury and the additional help Rosario gave due to this, we feel that the way he treated us would have been no different if we have both been fit and able. He couldn't do enough to make our stay comfortable and to make our break relaxing and if we return to Siena we will definitely stay there again.
The location was great - right in the middle of the old town. Easy walk from the station and easy stroll to some nice restaurants. The guy who is at the office is very nice and helpful.
I think this is not suitable for older guests as it is up 4 flights of stairs and no lift. It does make up for it by being central and close to everything.

To start it is a house, not an hotel. Is well located, and is the only good thing we find out. The room, the things inside the room, the decoration, the "hotel" and everything in it is old, very very old and used...not used like in another hotel that you know that the things have been used for another guests, but these were furnitures of the grandma of the owners, used, all was old, with the smell of old. The bathroom was an invention, was not really a bathroom. At the roof you could see a sort of wood piece inside the Wall...i dont know what it was. Inside the shower was impossible to be standing and pick up the shampoo, for example. Extremely small. Also, there was not "bidet"...so, imagine if you have to use it..mmm... You had to choose if to use the TV, the fridge or charge the battery of your cellphone coz there was only 2 electric conectors available. One for the ventilator, because the air conditionair is still missing..and the other....to think! All smelled like dust, the floor was really dirty... In few words, i will not return. And...i needed to go to the bathroom before leaving the hotel and i already had returned the key, but the man said i couldnt go inside...inside of any bathroom of the hotel. Really, if you wanna have a not nice experience, go. Is well located, but you will spend 87euros for a night, without breakfast, to sleep in nana's room....but not your nana.

Great location! Friendly staff. Sounds of the Palio excitement. (The neighborhood and room will be noisy if you visit during Palio, but that is to be expected if you book a room in the center of the city at this time).
Shower door opening was very small making it difficult to enter. Refrigerator in room made noise. Many stairs, which were not a problem for us but might be for some.
Location was excellent. Private balcony / terrace.
No air con but fan was great.

Location is right smack in Siena's middle. Kinda neat bivouacing in a 12th cent bldg in a city dating way back. Owner gave a map, circled must-see sights. The room fan worked very well.
Owner not the homey, welcoming type. (Or maybe he was having a bad couple days and not his usual best?) His manner was brusque. Gave a half-smile once. Breakfast only cakes, coffee…Italian style. That's OK. I ate cereal and fruit from the store. He supplied spoon, knife, saucer, coffee mug. He had no cereal bowl! Gave me a wine glass. But it disappeared next morning, so I quaffed directly from the bottle I bought at the store. (Was he angry I didn't use his 8 Euro wine in the room?) I used his supplied paper napkin at dinner, only to find it stuffed into a plastic cup next day, I guess to be used a second time. Except for telling you which of 3 keys goes where, the man left you to find out stuff for yourself: ancient tiny fridge didn't come on despite my pushing different switches, so to me it was broken. On my mentioning it, he briskly entered the room, flipped open the fridge door, reached inside and high up dialed it to the on position, shut the door, said "It works", and marched from the room. Finally, the bathroom had an overwhelming sewer stink, virtually unabated. Maybe this was not a problem in his other six rooms, but I can't imagine it wasn't, at least to some degree. In my bath it was gaggingly strong. He apparently doesn't know about pouring mineral oil down the bidet, shower, and maybe sink. Even so he didn't seem the type to spend the money. His review on Bookers doesn't mention no elevator, that it's an 80 step climb to the place. It wasn't an issue for me, but it could be an unhappy surprise to some travelers.) This fellow should find a different field from running a hotel, in my opinion. And shame on Bookers' reviewer for giving it more than one star (location…and, OK, the fan was excellent). How could this owner improve things? He could hand his guests a paper asking for suggestions. As it is currently, it is worth one star, no more.

Close to Campo square. In a neighborhood up on the 5th floor. We've stayed there before and would stay again. At check in, he recommended a nearby local restaurant that was excellent. We ate there two nights.

There is no elevator at this Hotel, you will have to climb 86 steps to get to the top floor where the Hotel is located. It is a long way up .......
Locaton excellent. Staff very helpful and friendly. They met us at the door to carry our bags and brought them down on our departure. Loved the terrace to sit and relax when back in our room as convenient to main areas.
The refridgerator in our room was a llittle noisy at night. We stayed 4 nights so breakfast was always the same but yet did not bother us enough to say anything.

How do I NOT love this hotel? Let me count the ways: 1. Staff is curt, so unfriendly and so unhelpful and rigid. 2. Towels in the bathroom are more like paper towels. 3. WiFi does not work in the rooms. 4. There are FOUR flights of stairs and no elevators! 5. Breakfast is not served until 8:00 and do not, I repeat, do not try and enter the (even to just sit down) a minute before. I wanted to sit in the breakfast area to check my emails (it wasn't working in my room) and even though there was not a soul there, I was told I could not sit on one of the empty chairs! 6. Our traveling companions asked for a fan as they had 3 people in their room and only a tiny fan (remember no air conditioning) and there were told NO! 7. You would love to have your windows open at night but it is incredibly noisy. If you want to go to sleep you must shut your windows and pray that your fan will keep you cool. The location of the hotel is great but it is NOT worth the aggravation one has to go through staying here.
