I really don't get why so many people say bad things about this hotel. I loved staying there. The location is perfect, walking distance from Rialto, Piazza San Marco and many more. I actually walked the whole time. The rooms are smal but very confortable. I am a tall and overwheight guy and I had no problem. There isn't a lift but, unless you have knee issues it's fine. The staff is polite and very nice and breakfast is perfect!
I wished I had stayed more days. Next time ;-)

the triple room was even smaller than the double room; no elevator, narrow stairs (quite difficult to lift the luggage to the 2nd/3rd floor)
Location was perfect, it is in the middle of rialto bridge and san marco square. Also clean and new bathroom.

Very solid and highly pillows. We had two rooms and both were very chemically irritating odor, which kairināja both eyes and throat, so had to sleep with open windows and turn on the ventilation in the toilet room.

The location was excellent & nearly all staff were great. As with most hotels in Venice they can be a little pricey.
The one young staff that did the night shift was very unhelpful. We asked if it was possible to rebook for another night & he said to do it tomorrow, I ask why we couldn't do it now & all of a sudden there were no rooms left. It was obvious he did not wish to do anything, so I rebooked it online of which there were plenty of rooms left at less than half price. He then confronted me to tell me we had to move rooms in the morning so I spoke to the lady who worked the day shift & she said we did not have to move rooms, it appears the young lad went out of his way to make it hard for us because we asked him to book a room for us. I'm sure management would like his attitude towards travelers because this is why they can lose business.
It was a lovely setting watching the Gondolas float by while having breakfast and so well located to St Marco Square.The evening and night managers were delightful and helped us heaps.
One could barely fit into the bathroom.I was not happy about the security ,room keys hanging in the hallway .Breakfast was poor.
The hotel has no elevator, the rooms are so tiny that you can barley move. We had to change a booking for our trip only to be told that in order to access wi fi (lobby area ONLY)we had to pay 5 euros! The staff were rude and not hospitable! A dissapointment

Note to other travellers there are only stairs to the rooms did not concern us but for elderly or disabled people this would be of concern to them
Location was the best in town. Cosy hotel with traditional interior. Everything in red even the cieling! We had a room facing the street, wich was very busy during daytime, but calm and quiet in night. Very close to about everything of interest. I have read a lot of bad rewievs on this hotel so I was a bit worried, but we found everything just fine. Breakfast was sufficient. We could stay here again without doubt. We payed 504 Euro for 4 nights, wich is a VERY good price in this OTHERWISE VERY EXPENSIVE city.
room too small,bathroom too small and fan &hair dryer not working,not enough room to place even shaver,dark hallway (lights did not working)no elevator ,no room for luggage,safe was not working,too much outside noise at night .
All is good until you met him the night shift staff.
Night shift staff. He is really rude. First day early morning, I have been in the lobby talking on the phone to my country. Lobby is close to guest room so I don't want to disturb other guest so I walk to talk in breakfast room. He call me out said am not allow to walk in there. I said I only talk to the phone. He said no. Can not. Just wanna ask why?? Second day at night 5 guest sitting in lobby watching Tv. He turn it off right in front of us and point at his watch. next day he yell at old couple who check out and leave there bag in lobby because the other staff told them they can. He said no. He think he should not work for hotel business. He should work with machine. Because his manner is not suite to service people. He should be fire.
Staff tried to help, but communication was difficult. Location great, easy to find and easy to get to main tourist areas. We had a most enjoyable stay.

Excellent location Central to the main attractions ,close to Canal Bus 2mins walk to Rialto . Great food and shopping right at your feet, really quiet after 11pm onwards. If you were looking to stay out all day and just open the door to your room to sleep then it's a great spot.
No Wi Fi in rooms only downstairs in lobby . Breakfast was ordinary stale cereal , not much on offer,The room was that small it was ridiculous ...could barely move with two bags in the room. Decor in rooms was over the top ..
