Noisy: the television of the next room was always audible. The street and building is by the way very quiet. The breakfast was typical Italian, hardly anything, but good cappuccino.

I selected this place because of balcony as my husband is smoking, but the stuff settled us in a room without balcony and !!! Without internet!!! It was not fair!
Not mature adult friendly. Way to many stairs, elevator that does not go all the way to your floor, had to haul bags up. Have to go through 4 sets of doors with 4 different keys to get in or out. Noisy room on weekends because of clubs nearby.
A great find that easily surpassed expectations. Despite the central location and large newly refurbished rooms, they were one of the cheapest on Booking.com by some way. Friendly and efficient English-speaking service. Only downside is that when we arrived at 1.30pm we couldn't get in as reception wasn't manned, but we just stopped by the deli (see below) for a quick lunch first. Recommend calling ahead to inform reception of arrival time. Location: very convenient just off the upmarket Via Veneto area. 10 minute walk to the Spanish Steps. Locally, there is a greengrocers on the perpendicular street Via Lombardia - excellent fruit (try the fatter local pears) and cheapish bottled water sold here, closed Sunday though. Opposite that is the Gargani deli where we had lunch on the Friday when it was packed with locals. It has a good choice including roast meats, hams and a huge range of rice/pasta and vegetable dishes. Order at the counter, you can mix-and-match as it's sold by weight. Rooms: large, bright, newly refurbished. I found the B&B quite charming as it's situated across most of the top floor of a residential block with a courtyard, and the receptionist lives in one of the flats on the same floor. Bathroom was large and new and even had a hairdryer. Balcony was pleasant enough that we had breakfast there each day. There's no restaurant space so the continental breakfast is via room service only (included in cost). There was an electronic safe in the room. There's free wifi but signal was patchy from our room which was furthest from the router, though this was alleviated by standing closer to the room door. B&B on the 6th floor with a lift running to the 5th floor and you have to walk up the remaining floor. Service: besides the little hiccup about calling at lunchtime, service was friendly and efficient but not intrusive.
Call in at lunchtime before your arrival to check that someone is there.

The bed was super comfortable. Sheets fresh and fragrant. Great aircon and balcony was a wonderful suprise. Amazing pizzeria around the corner called Snack Bar. I will def be back. As a couple, we had a lovely stay and were very happy with value for money. Location is good and safe.
Location Room design Having balcony Inn which is located on the top floow of nice residential area, close to Rome landmarks, one could walk to many places.
Safe district,near the bus stations,metro stations,the Spanish square is in a walking district.

It was difficult to figure out the location of the inn, both ourselves and the taxi driver took 15 min before understanding the inn is located in the 6th floor apartment of a large apartment building 2. The elevator only goes to the 5th floor, the last floor one needs to carry the luggage on the stairs
Location of this B&B is excellent. It is a walking distance from the metro that can take you anywhere in the city of Rome.
My room was directly under the slope of the roof, which meant that from the 20 sq meter, only 4 were usable, the rest was sloping from 1.70 to 1 meter..... There was no window, just a skylight. And overall the room was not very clean.....

The hotel is surprisingly good! Extremely hospitable, friendly and helpful staff, excellent neat room, nice private terrace where you can have breakfast which is delivered to your room. Very comfortable indeed! One tip: tell the receptionist the time of your arrival beforehand. In Via Emilia 47 after the entrance door go the left door, take the lift up to the fifth floor and then the stairs to the sixth floor and you are there!
The hotel is a bit hard to find when coming for the first time. Breakfast is a bit of a light snack.

I am not really into continental breakfast. I think a little decorating is due. Only Sky T.V news was in the English language.
Very homy small hotel with all you could ever imagine for this money. The rooms are situated on the top floor, so you get a nice view from a large terrasse. We lived in two different rooms. "Private" room is very cozy with a big window on the roof type ceiling
