Good location for train arrival , affordable restaurants and walking to the other neighbourhoods. Staff were helpful and friendly. Bfst OK. Room very quiet so slept well which is our main concern when travelling.
Entrance : Need to clean the carpets and paint the walls to improve the first impression on arrival.

Our door was in front of a table where people had breakfast in the mornings... very noisy from the first hours. The ambient was cold and wet. The price is very high for the quality.

Wi-Fi did not work, hotel was dirty, but room was clean. No attendent after 10pm, door to outside locked and you must ring buzzer to get in. Breakfast was in separate building up 4 flights of stairs.
I checked in very late night but the staff was super nice and let us know everything we needed. Also, such a great location. only 5 mins away from Santa Lucia train station. you don't need to take a vaporetto (water bus? i don't know) to get to the hotel. breakfast was alright considering our limited budget.
Only the shower booth was very small. I was okay but my husband felt very uncomfortable taking a shower. if you're over 150pbs, you will find it very annoying. but other than that, everything was satisfying with us :)

The hotel was in a great location, easy to find from the train station and the staff were fantastic. Breakfast (included) was perfect.
We chose the weekend to stay and with a room facing the street we heard lots of hit-and-run visitors singing their drunken aurias throughout 2 of the 3 nights (Friday and Saturday). Mosquitoes drove us nuts at night when we kept windows open but room was too hot, even in October, to sleep.
The location was good, not in the most touristy bit, but still close to the vaporetto and the train station. The room was clean.
When we got shown the room, the entrance looked like we were entering a cupboard which was a bit weird and got me quite disappointed considering the price we paid (yes I know this is Venice). The air con is controlled at reception so you need to think in advance whether you will be too hot or cold.

The staff were friendly and helpful. The breakfast was carbohydrate heavy, but tasty. The location is convenient to the train station and not too far from the Vaporetto stops.
The room, #34, was tiny for two full sized Americans. It's a three story walk up - no elevator, of course, and you have to pass through the eating area to get to it. The male clerk that showed us our room was very attractive (to my wife), but had a devil of a time getting the key to open the room door. It took at least 5 minutes - but not because the door is highly secure. In fact the door could be opened with any L-shaped tool as there were absolutely no coding notches on the key. Fortunately, the building does have a secure outside entrance. The bathroom was roughly 4 foot square and housed a sink, commode *and* shower. The shower required acrobatic maneuvers to get into and close and once closed was narrower than my shoulders no matter which way I turned. If you drop the soap, you MUST exit to retrieve it. It is almost impossible to wash yourself in this tiny space. The air conditioner was another joke. It again took this gorgeous clerk about 5 minutes to get the air conditioner working after we insisted that he get it working before he left us. He had to physically lift and move it until it was positioned just right - not too close to the wall and not too far - before it would power up at all. He had to make a trip back to the office to fetch the control, which I suppose was there for safe keeping. The air conditioner control is limited by the owner to prevent it cooling very much and with it turned all the way down, it's just barely cool enough to sleep. Of course the bed took up most of the room and you had to turn sideways to get around the foot of the bed or else you would fall onto the bed. The bed was very hard and the pillows (a total of two) were small and as thin as pizza, so sleeping was not easy. As another cost saving feature, all of the light bulbs in the room are rated at about 28 watts so reading after dark was difficult. There is no dresser to permit unloading your clothes from your suitcase.
The staff put us into a quieter room when we asked.
location was surprisingly noisy at the front but very quiet at the back of the Hotel. This is a big problem for visitors and I am sure that they put everyone in the front for at least one night as those rooms are always available. Carpet needs replacement.

We could walk easily from the train station and you can walk to Saint Marco Square or anywhere for sightseeing. Breakfast lady was also very friendly

The bed was hard, the shower was small, the room was hard to get around in because there was two of us. This was not good value.
Accessible from water taxi from airport, close enough to central tourism area, but a little out of the crowd was a good thing.
The front room beside the breakfast room was fine (I liked the hustle and bustle of the street scene and the market outside every day.) The area was convenient for the vaporetto and for the water bus to airport. Lots of shopping & eating spots close by too. The breakfast was fine too.
They would do well to change the carpet on the stairs in the entry way. It looked very grungy.
Great staff, room was clean and comfortable. Breakfast was nice. The bathroom was well equipped and clean. When we checked out, there was a comfortable accommodation: Store room for you stuff, a lovely toilet and shower (brilliant idea!), and a conferable place to rest and recharge (electronics as well).
Shower and bathroom a bit on the small side. The air-conditioning could be a little more affective. On the whole, not complaining.
Everything smells kind of wet and moldy, but i think that's the case with all buildings in Venice. The room furnishing is authentic. The staff was friendly and breakfast was good. Tip: you can park your car at San Giuliano and reach Venice by boat, then walk for 5 minutes from the pier to the hotel.
The carpet that covers the stairs smells of wet dog. First impressions would totally be improved if the hotel changed it.
In fairness, the manger was a friendly guy who gave us a hand with our luggage, and agreed to extend check-out time by an hour. The property is also well located (about 1 mile from St. Mark's Sq).
The room was the size of (and I'm not joking) one-and-a-half double beds. To test the theory, I was able to touch both walls at the same time stretched out on the bed. The bathroom was also tiny, and I found it impossible to move in the shower cubicle, which was also difficult to close and resulted in a make-shift swimming pool which ran into the bedroom, much to the annoyance of my missus. The air conditioning was noisy and did not work properly (you cannot adjust the setting - it's simply on or off). The Wifi was sporadic, occasionally saying it was out of range. To get into the hotel, you have to buzz reception, which admittedly is staffed 24 hours, but was still a tad inconvenient. The walls were very thin, and we were situated right next to the breakfast room which meant being woken up as soon as breakfast time began (hence our request for a later check-out time). I also found the condition of the property to be poor - marks on the walls, limescale in the bathroom, holes in the carpets etc.) Had we been staying more than 2 nights, I would definitely have moved to another hotel. The room was not cheap (about €350 for the 2 nights), and I appreciate Venice is expensive, but the extra €200 to move into 4 or 5-star accommodation would have been a price worth paying. If you are unfortunate enough to stay at this hotel, please ensure you request that you are not put in Room 32! I'm not sure if other rooms are the same size, but if they are I cannot understand how this is rated 3-star.
