Great location for the biennale de Venice. Fausto and his wife are very helpful, prompt to furnish information, etcetera. The room is comfortable, with fridge.
The host, Fausto, is very kind and patient to whatever question we raise. The rooms are spacious and bathroom very clean, with plenty of heating at night. The location is not so close to the centre but in the vicinity there are many cheap, quiet non-tourist restaurants that Fausto kindly suggested. Enjoyable experience.
By far the best part is the owner/manager Fausto who goes out of his way to help, organise things for you if you wish and give tips. Location good in that it wasn't in peak tourist area (so not too busy) and easy to find, though you did have to allow about 30 mins each time if you wanted to go to main areas. Room was well supplied - not tremendously comfortable and a little "tired" but for the price and the help given - these were of minor consequence.
The stairs to and fro in the building - advertised as having a lift but this was only a little device for lifting luggage or maybe someone with a disability and needed to be operated so not easily use-able (and I do have a mild disability but couldn't always wait for someone to be there). Breakfast was pretty woeful - hard rolls with some jam in packets.
Handy for apartment we were renting and for estate agents to pick up keys. Good WiFi. Very close to vaporetto stop.
This is a primo place to stay in Venice. It's very easy to get to from the airport, It's located off the main tourist drag, rooms are large and comfortable, everything clean and service excellent. Fausto could not have been more helpful and enjoyable to talk to. I would choose this place again if I return to Venice.

Hosts were always very helpful and pleasant. Location is right in the middle of town. Lots of good restaurants in the neighbourhood.
The hotel is located halfway up a very steep hill. There is no parking at the hotel, you park at the bottom of the hill (if you can find parking as none is assigned to the hotel) and walk up the equivalent of over 100 steps. Once you get to the hotel, you have between 20 and 40 more steps to climb to your room. You pay the hosts 6 euros pp for a breakfast coupon that you take to a restaurant across the street. Breakfast was OK but the view from the café is beautiful.

A small, family run hotel where the staff are very welcoming and helpful. A very spacious room. Useful to have a fridge. Good location very close to the Ospedale waterbus stop which has a direct link to the station.
It was close to the waterbus stop and close to St Mark Square and Rialto Bridge. Room was very spacious. Aircondtioning.
Shower needs cleaning from black mould. Place seemed deserted in the evening and felt a bit unsafe as someone tried to open our bedroom door. Breakfast at 8.00am starts late in my opinion.
The owners are so helpful and give good recommendations for eating and site seeing. The room was everything we needed, close to water bus stop and nothing is too far in Venice so long as you don't get lost! Mini fridge was nice and prices reasonable. Also close to a grocery store, like steps away.

The owners were exceptionally helpful and friendly. The place was far from the crazy crowds at San Marco and this was just what we wanted. The vaporetto is five minutes away at most.

Location Helpful Management and Stafff
We had just finished a 12 day cruise ending in Venice and only needed a room for one night. Faustus, the owner, was very friendly and knowledgeable about the area. He showed us maps to help us navigate the canals, use the water taxis and get to the airport. He actually emailed us directions to get to the hotel a few days before we were to arrive which would have helped us tremendously if we hadn't been on the cruise ship at the time with no access to email. There are only 8 rooms in the building. The unit was adequate size with a queen bed, small dormitory fridge, air conditioning and private bathroom. It was quite clean and comfortable and fine for a one or two night stay. A small continental style breakfast was included in the price. It was fairly close to St. Mark's square where most of the historical attractions are (probably a ten minute walk) but not so close as to have crowds of people or a lot of noise. Actually it is close to the hospital too but we were never bothered by that. It was quick and easy to take a water taxi (15 euros each) to the airport from that part of the island.
