All the staff were helpful and friendly.The room was clean and spacious with great free wi-fi.Breakfast was simple but enjoyable.The hotel is situated very centrally and close to the San Stae vaperetto stop.
At first I was put off by the entrance as it is down a tiny street (dark alley) but as I learned quickly this is typical Venice. The hotel had charm, the staff were incredibly helpful, and the breakfast (fresh baked bread and croissants) were great.
The room was small and dark and the bathroom was really small. The shower head was broken.
I had read the enthusiastic reviews and can only confirm them. Everything is great -- location, building, direct access by water taxi, staff, breakfast.
Only good things to report. Caveat: there are stairs etc. for reaching the place, so I would not recommend it to people with limited mobility. Of course this is true of just about any building in the center of Venice.
Away from the touristy areas but only a five to ten minute walk to any of the sights. Great restaurants in the area. The staff is very helpful and go out of their way to help.
The beds are pretty firm for my taste, but that is personal I guess.
This place was great. The staff were friendly and helpful, the rooms were beautiful, spacious and clean and it was in a very good location.
One issue was finding the place in the maze that is Venice but the hotel's instructions were very useful. Also the wifi went out for one morning but was fixed quickly.
Location is probably the best as the area is quite and much to see. The restaurant Moncenigo across the street was probably the best in town that we tried.
We stayed in the annex so had to walk through outside to get to lunch but it was ok. We were not sure what do at nights and we would advise to plan in advance. Apparently there are a lot of classical music concerts and other stuff to do but we just spent time wondering around in the streets. So as in the reception for directions.
Owners and workers of the hotel were absolutely friendly, helpful and kind. Location is great and with quick access with no need to cross bridges carrying suitcases. Excellent and well-assorted breakfast.
Wifi was a bit unstable considering where the the router was placed (under a TV/fridge stand), but worked fine after I put the router above it. Double bed is actually made out of 2 separate mattresses that keep separating from each other.
Lovely helpful cheerful staff and owners. We were loaned brollies and wellies. Also beautifully warm and Venice was very cold!
Nothing to dislike.
Access to vaporetto, the comfortable clean quiet room. All the staff were helpful, May was a really smiley person at breakfast and the owners were lovely too. Highly recommend this hotel which has easy access providing you use the vaporetto or aililunga from the airport. 2 reasonably priced restaurants very close too.
Location Friendly staff
The owners of the hotel, as well as all the other staff, could not have been more helpful or friendly. Nothing was too much trouble, from advice on where to eat, routes to take, bus times or charging a flat phone battery.
Having to leave
This was an excellent choice for our trip to Venezia. The accommodations were lovely, the staff extremely helpful and the location close enough in without being too hectic. Breakfast was delicious, everything as we could have hoped or wanted.
Location was away from busy areas. Short walk from Realto. Great if you like to explore. Friendly staff. Characterful hotel.

There was nothing I did not like.
Nice area, nice rooms and wonderful staff. We pay 185€ for a double room and it was upgraded to a superior for free (few people on low season). The bathroom was very big for an hotel and had it's own window. The bed had probably a new mattress and was great.
The breakfast room was a bit small but lovely, the breakfast itself was more than satisfying. The room window was having a wall in front of it (room number 8), light and air still manage to do their work.
Location (near sites, but not in a noisy neiborhood, direct ship line from airport, and generally sea bus stop three min from hotel door) stuff, (friendly and helpful, accurate recommendations) spacious room with view to a small canal, wifi everywhere
Small reception and breakfast space, no elevators (but what can one do in an ancient building in the middle of Venice?), poor choice of toiletries (nice soap etc but no conditioner, cotton pads, slippers)

* If your room is upstairs, the high floors mean a lot of stairs to climb. It was a bit of a nuisance with a kid - but we did it and it was all right * Getting to the main entrance is not very impressive - the distance between the hotel and the building in front of it is less than 1 meter. Quite weird, but we only visited in for breakfast since we stayed in the annex.

Accessible via San Stae station both for the vaporetto and Alilaguna and is also near Rialto by foot. The hotel had concierge staff round-the-clock. Serves excellent breakfast.
The beds could be bigger and more comfortable. Found it to be hard
very close to orange line's stop of Alilaguna's airport boat shuttle, good breakfast, great front office with very helpful manager and personnel, beautiful room (I stayed their building across the main building stay away from the bar at night for better sleep). Everywhere walking distance and this is what you should do in Venice. I recommend small carry on size bags, I struggled with my large suitcase, climbing the stairs up and down first I arrived to Venice main bus and train terminal. About 20mins walking to hotel was exhausting! Narrow streets are confusing, creepy at nights but did not have any issues walking. Finding directions is the most challenging since gps coverage is hard in narrow streets and passages under the buildings. It was time for high tides and water level was up about 1.2m therefore most of the streets were filled with water which made walking difficult, but hotel had free rain boots, just another great idea to help unprepared customers. But I do not think anyone would carry rain boots to an international vacation anyway! I highly recommend this place!
