There was nothing I did not like.
Nice area, nice rooms and wonderful staff. We pay 185€ for a double room and it was upgraded to a superior for free (few people on low season). The bathroom was very big for an hotel and had it's own window. The bed had probably a new mattress and was great.
The breakfast room was a bit small but lovely, the breakfast itself was more than satisfying. The room window was having a wall in front of it (room number 8), light and air still manage to do their work.
Location (near sites, but not in a noisy neiborhood, direct ship line from airport, and generally sea bus stop three min from hotel door) stuff, (friendly and helpful, accurate recommendations) spacious room with view to a small canal, wifi everywhere
Small reception and breakfast space, no elevators (but what can one do in an ancient building in the middle of Venice?), poor choice of toiletries (nice soap etc but no conditioner, cotton pads, slippers)

* If your room is upstairs, the high floors mean a lot of stairs to climb. It was a bit of a nuisance with a kid - but we did it and it was all right * Getting to the main entrance is not very impressive - the distance between the hotel and the building in front of it is less than 1 meter. Quite weird, but we only visited in for breakfast since we stayed in the annex.

Accessible via San Stae station both for the vaporetto and Alilaguna and is also near Rialto by foot. The hotel had concierge staff round-the-clock. Serves excellent breakfast.
The beds could be bigger and more comfortable. Found it to be hard
very close to orange line's stop of Alilaguna's airport boat shuttle, good breakfast, great front office with very helpful manager and personnel, beautiful room (I stayed their building across the main building stay away from the bar at night for better sleep). Everywhere walking distance and this is what you should do in Venice. I recommend small carry on size bags, I struggled with my large suitcase, climbing the stairs up and down first I arrived to Venice main bus and train terminal. About 20mins walking to hotel was exhausting! Narrow streets are confusing, creepy at nights but did not have any issues walking. Finding directions is the most challenging since gps coverage is hard in narrow streets and passages under the buildings. It was time for high tides and water level was up about 1.2m therefore most of the streets were filled with water which made walking difficult, but hotel had free rain boots, just another great idea to help unprepared customers. But I do not think anyone would carry rain boots to an international vacation anyway! I highly recommend this place!

Stairs going up to the rooms
Great hotel location, right next (40 meters) to san stae waterbus stop. Its the same stop for alilaguna buses that gets you straight to the airport. Its very close to the rialto bridge (9 min walk) and also next to the upper beautiful side of the city. We stayed at the new annex which is 30 meter from the main hotel, big room, very clean, with wifi and air-codition. Great breakfast location, out to the small garden. All the personnel was very helpfull and kind.
The wifi signal sometimes was very low. The breakfast could be just a little better. Nothing more.
The owners are warm and accommodating, with excellent suggestions for restaurants. Location easy to find from St. Stae Vaparetto stop. Excellent value.

I stayed there 2 weeks ago 25th - 29th July. The directions given by hotel staff were easy to follow and the we reached easily. We stayed in the annex in room 42 ( double superior room ) and the room was great but it didn't have a balcony but that was OK , it had a large window overlooking a canal. The room was clean and big , the double bed was comfortable , the bathroom was a good size with an excellent shower. Hotel breakfast was simple yet amazing ; they had cereals (Coco pops, muesli), fruit, yogurts, cold cuts, cheese. fresh juices and they had freshly baked croissants and bread served to your table. Staff serving breakfast were helpful and friendly. The hotel has free WiFi in all areas and they have a PC in case you need to empty your camera card to a USB drive or check your flight details ( they printed my boarding pass for free). Also the hotel staff at reception along with the owners who were there at the front desk at the morning ( Mr.Walter & Mr.Sandro) were friendly and they helped with recommendations for restaurants and anytime I needed help they offered it immediately. The hotel is in a great location ; 10 minutes walk ( an amazing walk in Venice streets , alleys and canals ) to Rialto Bridge area and 20 minutes walk to P.San Marco. The hotel offers maps and they can show you direction to any place on the map. The hotel is at San Stae Vaporatto ( water boat ) station and if you don't like walking you can easily take the Vaporatto to Rialto Bridge , San Marco or any other attraction you wish to visit. Checkout was easy and they kept the luggage as our flight was at night so we enjoyed also our last day at Venice. I would definitely recommend this place to anyone as it is a real value for money. Tips : 1.carry with you small gifts from your country and give it to the staff at reception , it will make them happy ( I carried small key-chains ) 2.
The WiFi had an issue and used to disconnect while surfing the internet , probably a technical issue with the wireless AP as we were staying in annex.

- Location is perfect, central and right next to boat stop. Very calm zone 15 mins walk to every must see spots, also filled with plenty of small good restaurants (not the tourist trap kind). - Room and bathroom were very spacious and confortable. - The breakfast was nice, in a pateo with a very nice ambience.
- A bit expensive, but this is Venice in July!
