The staffs are friendly. Good location and near to the train station and city center. The breakfast is very good.
The location is a bit difficult to find. No lift to carry your luggages and the bathroom is small.

Good location, close to the train station and 10 mn by walk from the city center. Clean room with private bathroom and small balcony, refrigerator. Excellent breakfast, with expresso or cappuccino on request. Very nice and helpful staff.
IMPORTANT: The hotel is just 5 min walkin away from the train station Firenze SMN, easy to find if you know which direction to go :) if you arrive by train: leave the train station on the left and take the first street on the left (there is a burger king around the corner as far as i remember), then just go strait ahead and turn right at the first possibility. now you arrived at via faenza and in front of you there is Hotel Anna's (and three other hotels in the same building) Search for number 56 BLACK The stuff is really helpful (speaks english and even a bit spanish)
The breakfast is really poor, "coffee" comes from the machine but as it's free of charge there is nothing to complain about. There are plenty places to go and have breakfast in Firenze.
Central location, staff helpful and friendly, choice of foods for breakfast and room clean and well furnished
A little bit noisy but got used to the bins been emptied early and early morning deliveries. They have no option but to do it early as streets narrow and busy with the public during the day.

Very bad bathroom (small shower cabine, no toillet paper holders, no place for put things on), toillet smell in the corridor, second floor without elevator, old furniture, dirty surrounding.

Of all of my travels around Italy, this was the best hotel. The staff were exquisite in their helpfulness, friendliness and customer services. The room itself was incredibly comfortable, had all of the facilities needed, and incredible for value of money. Breakfast was a full buffet downstairs of delicious options. The lounge, reception and kitchen area was absolutely beautiful and rustic. The location was superb - just a 5 minute walk to the train station and close to nearby shops, bus stops, metro station and Duomo. Highly recommended to all, I can't wait to go back!
There was no lift to carry your suitcase upstairs (although staff helped which was lovely) and the reception location wasn't clear. Also, the road that it's on, Via Faenza, has two different numbers on each building, so the hotel was a little hard to find initially due to this confusion.
Location is great. Staff speaks English very well. Prices are very low when we compare it with the quality. Moreover, breakfast is very good and various.
The only problem is they do not have any thick blanket or comforter. Moreover, radiators do not always work only after 9 Pm. So it becomes very cold in winter.

Location was excellent - walking distance to everything one would need to see in Florence. Also location to central train station was a bonus. Staff were courteous and friendly - also a bonus that they spoke English. We would have liked to have stayed longer and would recommend this Hotel without question.
Room is nice. Staff are friendly. Location is near the city center with good street shops around.
The windows were not properly intact so the room gets very cold at night. The hotel is in the 2nd floor with no elevator so you will have to carry your luggages. Not advisable for elderly people.
