A nice quiet hotel five minutes walk from the old town wall. Free, private and sheltered parking was a bonus as was a the small pool. Beds were very comfortable and the staff helpful.. The breakfast was exceptional and varied.
It is in need of refurbishment, there was a fairly substantial leak from the plumbing under the sink, and the ceiling fan was wobbling around so we declined to use it.
Great old hotel with a fantastic pool. Spacious rooms and great breakfast. Nice quite location a couple of blocks up the hill from the main street in town. Gorgeous views of Montepulciano which is only 9 km away.
Staff did not speak English. I had to look up how to say breakfast in Italian just to see if it was included. Who in the hotel business doesn't know the english word for breakfast? Wi-fi also didn't work for us and no one could help us.
Very helpful staff. Quiet at night - our room overlooked the pool at the back of the hotel.
The location was a disappointment. Described as close to the city centre, it is in fact outside the walls down the road, and quite a walk from the town. Breakfast was only OK - no freshly made coffee for example - and in a rather gloomy room in the basement with no windows.

Hotel is located close to the old town, nice 5 min walk. Hotel is clean and rooms are a bit small and dated. But it was OK for a stay of one night. As it is located on the street, it can be a bit noisy and uncomfortable to people who are sensitive to noise.
At the arrival we were a bit surprise by the attitude of the receptionist, but it was no big deal to us.

Excellent location for visiting Volterra on foot from hotel but is just outside the city walls and has secure parking. Swimming pool is a bonus. Best breakfast we had in Italy including much more expensive hotels. Staff very friendly and efficient
It's on a main road but it was not at all busy in the evenings and with shutters and air conditioning it was not a problem.

Very helpful proprietor. Good seize clean room. Garden to relax in after a days sightseeing. Ten minute stroll into old Town. Well placed for car and on foot for town.

we forget pijama in the hotel and staff was vwey helpfull and send it to us to our current italian address

The hotel was a 5 minute walk to the wall. Just down the street was a grocery store and a self service laundry. Parking on the premise was free. The breakfast was great located in a tastefully Tuscan breakfast room. Surprisingly the bath area was quite large and spacious with a great shower unit. Room had both air conditioning and a fan.

This is a very well-appointed, comfortable and welcoming small hotel, not too far outside the medieval walls. The garden and swimming-pool are a pleasant resource in hot weather.
We were glad that our room didn't look out onto the road, which is noisy during the day.
