The breakfast room has an excelent view to the Venice Grand Channel, the same is valid for two rooms on the both sides next to the breakfast room. The staff was very nice and correct. Very pleasantly surprised with a bottle of champaigne and small pandoro on 31th december 2011. After 30 minute walk from Piazzale Roma (Railway station) you have to climb a long staircase up to the 4th floor - But this is Venice, you have to live with this as we did and enjoyed our stay very much.

Location is excellent and value was good given the location. Close to dining, shopping and the Rialto Bridge, the main pedestrian thoroughfare between the two sides of the city. Very convenient location, and not too difficult to walk to from the Bus (Piazzale Roma) or Train station. Nice breakfast in the morning, though the hours are short (8:00-9:30 only). They held our bag after checkout time (11:00 am) until later when we were ready to leave the city at 3pm. Great view of Grand Canal and Rialto from the window in the dining area. There is a 1.5 Euro city tax per person that you must pay in cash upon checkout. They take credit cards for the room rate. There are 69 steps up to the lobby. Then there were another 17 up to the main floor of our room (#10). It seems there were two rooms on the higher level, and eight rooms on the lobby level. So one needs to be ready to make the climb - initially with any luggage you have, and when coming and going throughout the stay.

Location was good, hotel very clean and staff helpful. Typical Venetian hotel around the Rialto People should be aware of the 65 step climb from the hotel entrance to the Reception - not a complaint because it cannot be altered but a friendly warning.

Best location for sightseeing. Nice breakfast service. No lift to 4th floor, only steps. It may be tough to bring heavy baggages.

The location of this hotel is superb. A short walk to the major attractions in Venice, on the grand canal with several excellent eateries nearby. Don't under estimate the value of location in this city. The water taxis are expensive. The steps. 65 steps straight up and no lift. If you are in bad physical condition, pass on this hotel.

The location was perfect, overlooking the famous realto bridge right at the grand canal which I guess made it expensive . Night staff was very friendly he gave us a lot of tips and advice. Breakfast was good . Stairs were ridiculous , flight of 69 steps, with luggage , makes it very challenging , we did read the comments before booking , but we never thought it'd be that difficult.

The staff was great and always accomodating to all my requests. They tried to make me feel welcomed and had suggestions for the day, they were truly exceptional. The rooms are small but that is in comparison to North America, for European standards it must have been average. Good location as it was close to the dock for the boat from the airport however Venice means stairs and loads of them so try packing light regardless of where you stay. The breakfast was great and the room and breakfast are indeed a great deal! The stairs, I almost had a heart attack going up 62 flights of stairs, yes I counted them. But I guess it gives you a good view but an elevator would have been good, pack light but it is worth the hike once you reach.

Excellent location close to the Rialto Bridge so we could always find our way back to the hotel. The breakfast room overlooks the Grand Canal - lovely in the morning. There are plenty of restaurants nearby. The staff speak English. There is no elevator and lots of stairs. We had heavy bags, not a good idea in Venice anyway, so they were a nuisance on the stairs and walking through the city. Our room was a little small, but our children's room was a good size.
