very clean, large room, with stairs leading directly up from the Piazza San Marco, although no view over the square. staff all spoke good English / french, were friendly, helpful on the phone. It was pretty much exactly what I wanted, comfortable, super super central and good value considering it's Venice breakfast was adequate, not much more - but that's often the case in Italian hotels, so it was fine. not sure if the air conditioning worked, but as i didn't actualy get them to show me how to use it, own fault

Location Hotel is really tired looking, overdue for renovations. Shower changes from hot to cold constantly. Wifi unstable cuts out all the time. Far too over priced, almost double what we payed everywhere else and the hotel was half as good.

Beautiful room ... Wi-Fi was almost non-existent ... even in the lobby; This was pretty significant when trying to plan our departure. The roof began leaking the first morning (probably air-conditioner condensation) ... it never really affected us as we didn't notice until we were ready to head out for the day and wasn't leaking when we returned ... but could have been a big deal if it started in the middle of the night.

The position close to San Marco The hotel is well situated close to San Marco and two Vaporeto stops (San Marco + Rialto). The foyer and general ambiance is fine - terrific reception staff. I booked late and paid dearly for a too-big room (no view) and found the breakfasts below standard. Horrible food, and the over bearing staff talked louder in the hope that I would at last understand Italian. I will look elsewhere next Biennale.

The Location is good. That is about it.The rest is very substandard. The WiFi was down for 24 hours.There is only one key to every room.The hotel was amazing...full of labyrinthine mazes.You may need a GPS to reach your room :).

Location was great, even though we had to stay separate to the main hotel. Perfect to visit in and around San Marco Piazza. Needed more Pillows. The Foldout Bed was broken, but was able to fix ourselves. WIFI only allows 2 devices.

The location is excellent. We booked a standard twin room with under no money refund option and were given a room stinking with urine, when we asked to change the room the "only alternativ" turned out to be a staff room without windows only with a porthole in the adjacent building behind two locked doors and two lifts (how to get out of it, I wonder). And we have to stay in that room but never closed the windows as a result a friend of mine got ill and the maid tried to take away the only blanket we had in a twin room! I hate this situation especially because we had no option to cancel the booking and find a room in another hotel. You shuld also take unto account the price 250 euros a night!!!
