Me and my husband thought The Arena House was a little gem in a fantastic location. Only one minute from The Colosseum and within walking distance to Rome's other wonderful sights. The owners, Vincent and Barbara, were very friendly and very considerate hosts. Highly recommended.

Well the guest house is in an excellent position, cleanliness is very very good, staff are very nice, very helpful and very good at their job and also very welcoming. Would only stay at this place again just for the very helpful and welcoming staff
Well the guest house looked from out side, our first impression as we arrived was very disappointing. The façade is dull and the entrance not good looking at all. The fact is that when booking online the façade and the entrance were not shown on the internet. Regarding value of money, for the amount we paid we had a very very good location but for standards my expectations were really higher being in central Rome a very important historical city in Europe.

Very kind owner (staff) - he is always ready to kindly inform you whenever you ask.soemthing. the nearest loaction to Colloseo. We could wake up with lovely sunshine in the morning.
It is common in Italy, anyway the room and bathroom are small. For that reason soundproof is poor. If you expect nice breakfast, it cannot be satisfied.
Very friendly staff with excellent local knowledge. The hotel has a nice family-run feel and is situated in the South-East of Rome. This puts you within easy walking distance of the Colosseum and Roman Forum, in a safe and quiet district (next door to a police station no less!). The room was comfortable enough and, although on the ground floor, looked out at a nice private garden complete with grapevines. The room also had a computer and small fridge, both can be used free of charge. You can also ask for the wifi key and use that for free too. Breakfast is served in the Hotel Romance next door via coupons given to you when you check in. A coupon gets you a hot drink and a selection of pastries, bread and biscuits (but no meat/cooked food). I recommend getting the hotel to organise transfers from and to the airport as the hotel is tucked away within a larger residential building and can be difficult to find first time. Had a great stay, and would love to come back!
Although in a great location for the Colosseum, a lot of the other big attractions in Rome are more to the North-West, requiring you to either catch a sightseeing bus or, like us, walk a few miles. No bath, but a fantastically powerful shower!
The location was very convenient for all tourist attraction within walking distance and nice restaurants was just nearby 2 streets away! Mr. Vincent and Barbara was very kind and helpful at all time by all needs and they too provide map and explain to us how to plan the route by bus. Definitely will stay again for my next Rome visit! :)
Liked the position and the friendliness and helpfulness of Vincent and Chiara and staff. their advice was spot on. Beds were comfortable enough. I think it needs a bit of sprucing up. However it is more than adequate. We were very happy for the wifi.
The size of the bathroom/toilet and the shower were particularly small.
Vincent and Barbara were the most personable and gracious hosts. They go out of their way to make the guest feel welcome and to orient the guest to the location and the city. It's amazing how much having a little fridge and a hot water maker add to making a stay comfortable! The location simply cannot be beat. I came primarily to explore the remnants of imperial Rome, so what could be better than staying a five-minute walk from the entrance to the Roman forum? A small supermarket (on Giovanni in Lateran) and an excellent coffee and pastry shop (essentially around the corner, one block over on Capo D'Africa) also help one's stay. The hotel has real character; the little restaurant (in the same building, but you have to exit one exterior door and enter by another) where breakfast is served is well appointed and staffed by very friendly people. The facilities were quite adequate, the water pressure in the shower very good, the proximity to the Colosseo Metro station a big plus as well (e.g., to get to the Vatican Museums or the Baths of Diocletian and the National Museum). If you are hardy, you can get from the Fiumicino airport to the hotel with just a train ticket and a short metro ride (but dragging a suitcase for the 300 meters or so from the metro station to the hotel was a little uncomfortable).
OK, so the bed was a little bit firm for my shoulder's liking, but that's Europe. Be aware that noisy passersby could disturb your sleep at any point in the night -- but that's Roma. :) All said and done, I would not hesitate to stay here again should I be so fortunate as to return to Rome, and I would not hesitate to recommend the place to my budget-conscious friends. It's, again, an ideal place for people who are primarily coming to Rome for the archaeology.

The owners and staffs are very helpful and friendly. Excellent location as well as a bus stop (#81) and a metro station are close by. Free breakfast is pretty good as well.
The toilet is a little bit hard to flush.
Staff was awesome! Really helpfull Far beyond expectation. Gave us all information about the city, transportation and everithing we needed. We felt like old friends. Really nice people! The room was very confortble. clean and big enough. And there was a desktop PC in the room! Very usefull to backup photos at night.
The breakfast was inexistent! really really bad! One cup of coffre, one glass of juice and onde bread. Nothing else! Breakfast is served in the hotel beside, but in a place different from the hosts of the hotel, and the waitrees is very unpolite.You feel like a intruder. We had breakfast in the restaurant in front, spending additional 20 euros per day, because we could´t stand the one offered by the hotel. It says it is a B&B, but you only get the first B, that is the truth,
Was Everything I expected, and more. Excellent, friendly and very helpful staff. Very secure. Decor slighly dated but everything there, and works. Location is brilliant, got one bus (having got a tip from the staff) and walked everywhere else, including Trevi , which means I will be back to Rome, and here !
You could miss the entrance, yes it really is that side door !
