A little far from the main bus or train terminal
The stuff were welcome and helpful.
1, we found a lot of small bugs moving in the upper conner of the roof. Turns out that they will come to our bed and bite. --- this was said to be common in italy. Though we didn't meet any in our stays in rome. 2, the wifi was bad in our room. Other choice is go outside to search for a better connection. We stayed at a triple room. I saw there are more expensive rooms and I guess those room may be in better condition.

We had the groundfloor apt. The mattresses were old, there was no shower curtain, the room was dark at night due to inadequate lights, and the bath sink was not draining properly. The bidet was leaking and lack of bath curtain caused floor to get wet. On the whole relatively speaking not the best value for money.
Apartment locates in residential area outside city center allowing calm and refreshing stay at budget price. Best place with large park space for car traveller. Nice restaurant on the roof gives a good dinner and breakfast enjoying World Heritagious atomosphere. I can reccomend even for sensitive Japanese traveller.
Do not miss check-in time not to struggle to enter a room because reception is not available after that. There is a bus stop 100m nearby but it is a little bit difficult for strangers to find a right bus at Santa Maria Train station.
Staff was amazing, terrace was beautiful!! Room was absolutely acceptable for the price. It was safe, beautiful and comfortable! It was close to florence city center and buses stopped right down the street. There were many shops and markets nearby. Had the most delicious house wine. A+ in my opinion for a B&B!
Location was great we were able to walk into Florence a brisk 25 minute walk which suited us. Car parking was available however charged for which we felt was cheeky at $15 per day
The wi-fi was impossible if you are going to rely on this as we were hoping to it never worked in the 2 days we were there. Luckily there is a mcdonalds within a 10 min walk which we used for wi-fi
We loved the spaciousness, the great view and romantic patio where breakfast, dinner or drinks could be enjoyed. Amazing restaurant run by one lady, very affordable and great quality
The wife is not accessible in the apartments, one has to go to the reception or breakfast area to use the wife, tv was old and not working but management sorted the issue out
Staff provided good local directions, map and bus routes to city attractions. Able to change rooms to a ground level room. Very good air conditioning, as it was very humid. good amount of car parking space.
Setup of room with stairs up to the bedroom. Lack of coffee/tea making facilities even though there were pots and pans with no cooktop.

Neighbors made a lot of noise and nobody was there to tell them to stop. Cleaness not so good, old doors and windows need refurbished
Adding a washing machine would be a good option.
Staff were friendly and helpful, and all spoke English. Good information about bus routes and time-tables to and from the city centre. Well situated, just outside the centre - about 30-40 minutes walk if you've missed the last bus.
breakfast could have been more varied, but at 5 euros, it's not really a complaint.

being charged for parking - this should be free as everywhere around is permit being charged extra (€5pp) for breakfast is a fair way out of Florence, which is handy for the motorway, but not for the town itself. room could do with a real spring clean, there was a lot of dust around the windows and the banisters the shower was broken in our room
The bedroom was big and comfortable. The hotel offers a parking lot for 15 euros, but free parking for non residents can be found at via Leonardo Ximenes (4 minutes walk)
The wi-fi signal was too low on my bedroom, and was only working on a remote corner of it. Tiny bathroom and shower. The linen and towels are changed only every 4 days.
Easy to find, friendly staff provided us all necessary information. Parking for extra fee, but still fair in comparison with prices outside. Good commuting options to center of Firenze. Generally good point to visit town for reasonable cost.
AC running but dropping water, what disturbed us during night. There is a kitchen corner but without cooker, what degrade the value (maybe intentionaly).

There were 5 of us and all worked very well. Anti mosquito device was good. The beds were comfortable. Overall I was glad that I used this apartment.
The connectivity of the WIFI, which largely failed. Oh also exiting the parking lot was difficult for our small car. We bottomed out, not good. A micro wave would have been useful in the room.
Nice location just a short bus ride from the center of Florence, in a cosy and very quiet street of villas. Very friendly and helpful staff, a big parking lot. Interesting loft room split into two floors - the children loved their beds upstairs.
Could have been cleaner (the refrigerator had not been emptied or cleaned after previous guests). The price is a bit high for a B&B type, but then that's Florence...
The location was close to many bus lines
1) the hotel is not what you see on photos ( they are not real photos ) 2) They say there is internet connection while there is not and they it's the problem with your device 3) the beds are super unconfortable and noisy 4) if someone would be sleep nobody else could walk in the place because of the noises what he/she would make 5) absolutly weakness of bathroom stuff ( no soap , no shampoo , no body gel )
Nothing, when we were able to leave.
Bathroom smelled like sewage, lights in room where out for entire stay, bad had bar in the middle, broken bed, and any infestation. Worst stay ever, outside would have been better.
