Location, but Pisa is small so this should not be a major consideration.
Horribly over priced. Low quality of furnishings. Lack of security when luggage is left after checkout. Early check out (11.00am) which I was robustly reminded of at 9.30am. Would award it one star not three star.

Wifi wouldn't working in room even though router right outside so expect problem with this. Bathroom door very stiff and couldn't open from inside. Shower tap also very stiff and hard to adjust. All problems reported to staff.

Position. Staff. In particular Pierluigi was very helpful and kind.
The location. You needed to walk less than 100 meters to reach the tower.
We found the hotel with such ease as we got off the bus from the airport, thirty steps and you were there. So easy reaching the tower and duomo etc. Nice quiet roof garden for breakfast and sitting in. Breakfast good but could have more selection. Bus for Lucca almost outside door only a few euros and a great place to go. If you like markets there are plenty of stalls on the doorstep. Much cheaper than Florence for the same stuff.
MacDonalds outside to right of hotel. DO Ask for a quiet room as the restaurant open until the early hours and you can get noisy eaters! Our room faced the square and was right above, there are many rooms without the noise. Saying that we did come back very tired and late one night and was only too pleased to have a chicken burger before collapsing into bed.

The location of the hotel is great literally so close to the leaning tower of pisa!
Due to the location in the evening until very late it is very noisy as the hotel is above a mc Donald's. Then due to the market right in front of the hotel, in the morning there is also a lot of noise, which is fine if your planning to get up as if you were going to work! I prefer to have some rest while away! Also unfortunately the shower broke on the first morning and still was not fixed by the time we left. Also no point in paying more for a deluxe room as the std rooms are actually nicer! Wouldn't recommend this hotel great location but that's about it!

- Car park was a short walk away (at Villa Tower Inn) but it was private and staff allowed us to stay longer after check-out as they were not busy so the walk was only a tiny bad point - Weak WiFi signal in room
The location is perfect
The room was too small. There was no ventilation in it and the air conditioned did not work. We have to wait more than two hours to get the air fixed. Note that the chek in hour was at 14:00 h. I think there is time enough to check that everything works well in the room before the new costumer arrives. And the air machine was so noisy!! This room should not be able to be offered in summer time

Fantastic location closed to Tower. Helpful staff, parking not far from the Hotel. Quiet rooms on request.
Proximity to the Pisa tower.
Very little room not at all silent (something like an engine turned all the night). Bathroom very very dirty. Humidity present in the room and in the bathroom. Very bad ventilation and poor quality air conditioning. Reduced staff penalize the service ( receptionist is also the server for the breakfast....). The price is exorbitant for the service offered. Presence of mosquitoes: the children didn't sleep very well. The private parking is NOT secured! The local market is just in front of the hotel so you must carry the luggage from your car between the stands.
Hotel was in good position and clean. Basic room but large enough for 4. Staff very helpfully and friendly with nice area to sit out on. Breakfast better than expected.
Wi-fi not great but ok. Being next to McDonalds did mean you sometimes got the smell of their food on the veranda
The room was very small. It looks like a one-person room. The shower was broken and fixed with ducktape... Bed was very hard. It was like sleeping on a rock. Also the room is very noisy. We woke up at 5 o'clock in the morning because there was a cleaningcar outside. The room wasn't soundproof. If you want to use Wifi, you better go to the MacDonald's (next to the hotel). It's almost impossible to use internet at the hotel.
I liked the location within a square right next to the Duomo and the Tower. I liked the breakfast on the roof terrace and the friendly staff.
The bathroom was too small and in need of attention. I would recommend the removal of the bidet and replacing it with a larger shower. We may have been unlucky with the room that was allocated - pehaps some are larger.
