It was a lovely hotel in a great position

5mins walk from st Marks Well decorated Clean Staff speak great English and very friendly

The best about it is the location. Good to stay with kids because of the easy walking access to almost everything we wanted to see there. Family room was wide enough for Venice and the breakfast was reach to feed the kids.

Not so comfortable as it looks on the pictures. Much battered. And the two-part mattress on the master bed was truly awful.

Very close to piazza san marco.

In the bathroom it smelt a bit like it hadn't been used for a long time - but we could stand it. The hotel was hard to find - without a good map or gps there would be no way to get there.

poor brecfast

The location is very convenient: right near the Fenice theater, few minutes away from St Marc Square. Staff was ok, could understand English, and gave us map and suggestions for visiting the city. Breakfast was really good, richer than expected. Room looked good, bathroom was clean and looked new. If you want to feel the venice-like atmosphere when you wake up, this is a good place to stay :) We really enjoyed this place, and would recommend to others.

The biggest minus is that the double size bed had 2 separate single-size mattresses, so was uncomfortable for two persons sleeping in the middle. Room and bath is quite small, but still enough if you're out in the city during the day. Water pressure a bit low in the shower. The clothing closet was too old, the door got blocked, and the key broke in my hand. The staff helped us out in short time though. Minibar didn't have everything listed in the price list, they brought us the wine though when complained about it's missing.

Caution ! Fake pictures about rooms..Very very poor breakfast, too small rooms, unfriendly employees..

Hotel located in the city center of Venice.

The breakfast is very poor and some basic meals are not available (like cheese or ham). The Hotel temperature is very hot (more than 25º) even when the air coditioned is off. The breakfast staff should be more friendly.

Very clean and friendly

The staff, especially at the reception, is very friendly and helpful. I like that. The central location and proximity to St. Mark's and many other attractions is great. The breakfast is okay.

The room is very small, the wall seemed quite thin (can hear the people in the other room) and people using the staircase with no carpet makes it noisy for the rooms beside it.

It´s very well located in Venice, 5 minute walk away from the Piazza San Marco.

The bathrooms are really small! And there was a problem with the hot water in the shower.

Good location. But very small cramped room that would have been small if it was a double, but far too tight to qualfy as a triple room that we booked for. Hotel is very clean. Breakfast good and filling. Water pressure in shower on first day was lousy, but next day was fine.

Room should not have been booked a a triple. It was far too small, and at best was a very tight double room.

The staff are friendly and do their best to cope with fading/failing infrastructure. The location is great.

• no hot water for one day of my stay • luke warm water for a second day (by day three this had been fixed but by then I had already decided to leave early). • Your website says free internet, which turns out to be free for one hour and EUR 15 for 24 hours after that. They charged me for four nights although I told them 24 hours before that I was leaving early. They may have been some clause on the terms that said my booking was non-refundable, but given that there was no hot water for two days of my stay, they should have made an allowance. Instead, they gave me two bottles of drinking water and free internet access for 24 hours. Not exactly what I would have done...

Breakfast room too small and cramped.

The staff is fairly friendly and the location is perfect. Actually it was St.Moise where they put us up but they told us that this is like a chain hotel.

Perhaps it was a bit overpriced-like everything in Venice.

I booked this hotel for my friends who are 8 people and before we arrived with one day they send me an email saying they have problem with the air condition so they suggest to transfare us to other hotel with upgrade and when we reach the other hotel they refused to upgrade us and they were so tough with us like we are unwelcome.

The hotel is in a good location close to San Marco square. Hire a porter to carry your bags it cost us 20 E for three large suitcases. It is about a ten min walk from the water taxi. It is right beside the Fenice. The outside patio is nice as well as the hall on the second floor. No elevator but ask and they will carry your bags. The girl at the front desk was amazing!

The breakfast room was very crowded. There was a strong sewage smell in one of the rooms that came from the AC.

The maid and continental breakfast service were outstanding.

Lydiona at the front desk was very welcoming and helpful for our arrival. The other front desk person, however, was not very helpful and treated us like we were an inconvenience when we asked for assistance. The sink and shower drains in the room were completely plugged and unsanitary.

Located in the heart of Venice with shops nearby. Also, very close to San Marco square. Rooms were spacious. Staff were friendly and breakfast was included in the price.

Water pressure was low and the shower hose was cracked so the water leaked from it which caused less water pressure to the shower head. Rooms were dated and could use a renovation. Internet was extra.

The location was good the price was reasonable. There was a really nice little court yard to relax in. Whilst the bedroom was small you got used to it and it was clean.

The breakfast was very ordinary..probably the worst we had in Italy,sorry to say this but its true. The step up into the bath for a shower was extremly high,wouldnt be good if you had any leg or hip problems.

The hotel was in a good area with very friendly staff. Breakfast was included and was good.

The room for four people was very small, we could barely walk around the bed. The bathroom was tiny, the shower was 3x3 and the entire bathroom was 6x6. It was very outdated, needs remodeling. Curtains were dusty and not very clean.

Air conditioning was very poor and we could not sleep comfotably

Good location at good price. Nice decor. Bath. Nice outside area. Quiet. Clean. Staff very helpful. Close to San Marco piazzo and restaurants - but not too close!

Would have liked more comfortable bed (one half of double a bit sunken - but ok). Hot water hot enough for shower but needed to be a bit hotter to have a bath (cooled down too quickly). Was cheaper than other hotels available at the time so this was acceptable based on price.

The location is in the heart of Venice. 5 - 10 min walk from San Marco Plaza. The room was clean and the breakfast adequate for a day of exploring Venice. Staff was friendly and they have a canal entrance. This made it simple to get to the hotel via water taxi.

Room was a bit small for the price. Be prepared to climb stairs.

The family room was perfect for us and the staff was friendly and very helpful.
