The room looked out to the water to the basin. We saw big cruise ships going past evening and morning as they came in and out of Venice so close it felt you could touch them. Wonderful location and view, around the block and you are in St Marks Square. Cheapest gelato we found was just under the rooms too! Even though the rooms faced the main promenade it was not very noisy at night, bed was comfortable, bathroom very clean. Breakfast generous and the staff very pleasant. The vaperetto stop is 10 m away, we walked to the Rialto with kids in under 10 min. Venice is magic! The floor is a little slopy :) That's Venice though so it's not a complaint, just interesting. It might have been tricky to see the entrance but we were lucky when the women in front of us on the street opened the door and walked in, when we looked at her we saw it was where we were looking for. Ask for a landmark when getting the address as the sign is small. |

Location was perfect to visit the Biennale, a bit far from the center. View on the Laguna. We had the chance to have an upgrade for a much larger room... Just perfect! |

The whole tenor of the hotel was quality, care and comfort. Its position was perfect with water bus access close by to every single place of interest. A touch of class in a manageable size. |

We had the most amazing terrace penthouse suite (upgraded from a balcony room) .Evening drinks on our own terrace overlooking St Marks square,Church della Salute,isle of San Maggiore! What more can I say!Such friendly and helpful staff (even the night porter when we got in at 1.00am!)and beautifully decorated and immaculately clean room.I've already recommended it to so many friends!! I would visit ti agin like a shot! Nothing - totally fabulous! |

The staff were particularly friendly and helpful. The location of the hotel is also excellent. The room could have been a bit bigger - there was hardly room to walk round the bed. The lighting in the room was far too dim. There was no headboard on the bed, which made it uncomfortable to sit up in bed. |

The hotel staff was excellent, kind and helpful. They even helped my husband find a doctor for his ear problem and tipped us off to non-touristy restaurants and areas. This was so appreciated when the town was full of people! Our room had all we needed and a view of the lagoon, and we could watch the boat activity, yet at night it was quiet enough to get a good sleep. All in all, a wonderful hotel, perfect for our 40th anniversary! The breakfast area was a bit small and breakfast all white bread and canned fruit. Could have been better, but coffee was great ( important for us! ) |

We found this hotel through booking.com and were prepared for the fact that this little gem is rather unpolished from the outside... however, as soon as you walk in the front door into the beautifully airconditioned foyer, you realise just how special this little hotel is. Perfectly situated on St Mark's basin, a leisurely stroll along the waterfront to St Mark's Square and more than enough to do and see along the way. Also very close to the waterbus stop. The only two remarks I should make is firstly that if not for the help of locals it would be very difficult to find due to lack of signage and secondly that the breakfast room is incredibly tidy although netiher affected our most enjoyable stay at all! |

Extremely friendly and helpful receptionist - Martina - made us feel comfrotable and welcome. The family room was spacious and comfortable with a fantastic view of the grand canal The breakfast room is extremely small and breakfast was served by two persons instead of a buffet - we didnt have enough place - not very comfortable. |

Excellent location and views, make sure you get the room with view over San Marco Basin. Rooms are a bit small, but adequate. Very small breakfast room with average breakfast. Clean rooms, toilets. Friendly staff. I would recommend this hotel to my friends. Can be bit pricey, but worht it. |

The receptionist spoke excellent English. Rooms were large, comfortable and very nicely decorated. Bathrooms were new and clean and all the facilities worked. We booked two rooms, but a suite was available and was offered to us for no extra charge. All 7 windows overlooked the lagoon. A lovely place to stay! |

What a lovely hotel! We had a top floor room with a terrace overlooking the lagoon and it was magical! We will definitely stay there again. Not a complaint, but breakfast was very limited - just rolls, cheese and meats, nothing cooked. |
