The location was excellent, close to San Marco piazza but not too close to the tourist madness. It's right on the lagoon set between several much more expensive hotels. Staff were very friendly and helpful.

The hospitality of the staff. My wife even got a bottle of Prosecco because they noticed it was her birthday from the check in inspection of passports.Family run hotel with very nice relaxed ambiance. If you like plenty of space this hotel probably isnt for you. The room was great size, but reception, breakfast room is compact. But you are in Venice, so compact is probably the norm.

We liked the location with everything from gondolas to ocean liners passing by and easy walking to san marco. We stayed near the rialto bridge on the grand canal 2 weeks earlier and found the crowds, congestion and vaporetto noises overwhelming. Staff were friendly and helpfull. Breakfast was the usual european fruit cold meats and cheese. Lack of an inhouse restaurant.

Its location is away from the muddled interior of Venice where all the hotels are hoarded and crammed together and difficult to find. Service by staff was always thoughtful and gracious.

The location of this hotel affords views of the Grand Canal directly in front of it, with two water bus stops nearby: the San Zaccharia and Arsenale, and just a short walk to Piazza San Marco and the famous St Mark's Basilica. Shop in the alleys nearby for beautiful souvenirs and feast your eyes on the lovely displays. If you like walking, you could walk all over Venice without needing to catch any water transport, but being Venice, a gondola ride is a must. The breakfast room is cosy with a small but adequate selection. The breakfast is served by a gracious wait-staff, and if you ever need help at any time of day, there is always someone at reception who could book concerts, tours and recommend dining places. This was our second stay at this hotel. The satellite tv kept getting interference.

Great hotel on the water, Staff were friendly and helpful. Rooms were spacious but needing a little renovation. Breakfast was quite okay. Great location to go walking around Venice, taking water taxi, water airport transport and water buses. Would have liked proper toiletries (bottles of Shampoo and conditioner and soap)....were given shampoo in small bag packets that was hard to open. But nothing really to complain......

Excellent location at finish of the Venice Marathon. View of the canal from the bedroom is awesome. Lovely furnishings in room and bathroom which belie the old typicall Venetian exterior of wornplasterwork facade. Reception staff exceptionally warm and friendly with recommendations and advice for your stay exploring fabulous Venice. Breakfast could be better but this was not an issue.

The fact that the Residenza seemed to be a series of rooms with breakfast rather than a hotel as I was expecting.

Very helpful staff, wonderful view from our room overlooking the lagoon, Conveniently located within walking distance of all major tourist attractions.lovely breakfast served in a small breakfast room or brought to you in your own room. Clean and comfortable A bit pricy but this is Venice. Overall, due to the location, the price was most likely reasonable. Shower was not the best.

We booked a triple room and when we arrived at the hotel, we became a great suite - approx. 100 m far from the hotel - existing of two double rooms, great entry, with 7 windows all with unforgettable view to the grand canal at the same price as for the triple room, but still expensive like it is in Venice. The suite was luxurosy furnished in the Venecian style, the quality of the beds excellent !!! Special thanks to Lisa and Martina, the two charmant ladies at the hotel reception. Because we stayed in a suite approx. 100 m far from the hotel, we had breakfast in a small kitchen every morning at 9 A.M. We would have appreciated having breakfast in a breakfast room like a hotel, but in comparison with the luxurosy suite, it was good. The bathroom was too small.
