The breakfast room and overall breakfast was a bit lacking. Juice and crossaints were not replenished and there were only 4 tables so if you came down and it was full then though luck!

I like locatation, staff and view everything. It was slightly difficult to find because there was no sign board like HOTEL on the buliding, just small plate in from of the door. But I had a address.
The breakfast room was not faced to the sea.

Love the view!!! I booked a room with sea view and it was absolutely beautiful. The place is not hard to find for me, but it might be for others. The place is a bit tiny, but rest of the place in Venice is not that different, so it was a really great experience. The location is somewhat perfect, located just 5-10 minutes walk to the famous San Marco. The staff were really helpful and for Thai people, you could ran into one of Thai staff here at night and he was really helpful. I WOULD DEFO COME BACK HERE IF I WAS IN VENICE!!!
The only thing that bother me is that the bed is somewhat too soft. If you had a back problem, this might not suit you. Another thing is the noise, you could hear people from other room talking if they were really loud, so if you were sensitive to noise, this place might not the best choice.
Location very good, about 6 or 7 minutes from St Mark's Square. Its a small hotel, but if you look at as many as we did before booking, you will find that most hotels are small in Venice. But beautifully decorated (in Venetian style) spotlessly clean. Bedroom was perfect size (only 2 of us) overlooked a courtyard at the back, so peaceful. Included a small dressing area between bedroom and bathroom which was very useful as it kept clothes and cases out of the bedroom area. Lovely fluffy white towels and a heated towel rail. Complimentary toiletries, plus kettle and complimentary tea, coffee etc. Small fridge / mini bar. We didn't take anything from the mini bar but did use the fridge to store some snacks. I mentioned my gluten free diet before arrival and they even provided some gluten free breakfast biscuits, a very kind gesture (no extra charge). The lady who serves breakfast is very sweet and keen to ensure you have enough. Continental breakfast with croissant, cheese, meats, bread rolls, yogurts, jams, butter, tea coffee, chocolate. There is a lift which worked very well, but the stairs wouldn't be a problem. The lovely ladies on reception spoke Italian, English and French and were exceptionally helpful.
Nothing at all. If everyone came to breakfast at the same time, space is a little bit of an issue as the breakfast room seems to be a converted bedroom, but you could also have breakfast in your room and usually people come to breakfast at different times.
Get the room with the view and balcony if possible, it comes with a Kitchenette. Location is 5min from San Marco Piazza and Doge's Palace. Breakfast had a good selection and someone who can make you a variety of coffees. From the train station you can risk walking there through Venice's beautiful labyrinth, or pay 7euro each for the water bus. Line 5.2 will get you there.
Getting there can be tricky, look for the sign with the hotel's name lit in blue next to the door.

Everything was ok)
The location was incredible, so close to St Marks Square and to many wonderful places to eat. The room we were lucky enough to get (304) was huge with two massive windows looking out over the canal. The bathroom was modern and very clean. Breakfast was excellent and the staff couldn't do enough for the guests. Free Wi-fi included.
There was absolutely nothing we didn't like about the hotel, the location and the accommodation....except leaving the experience!!

Wonderful location...Five minute walk to St. Mark's Basilica and the Doges Palace. Close to vaporetto. Room with beautiful view of water...comfortable and clean. The staff was friendly and helpful and the breakfast was adequate.

However breakfast did not reflect same standard, situated in a small room with small choice of food that remained the same every day. Unless you know where it is, very likely to walk right on past
The view of Canal Grande is really spectacular and worth paying extra for. The staff is very professional and kind. All in all a perfect stay:-) We hope to return some day.

The hotel is brilliantly situated , close enough to the sights but far enough from the crowds. Room ( lou armstrong ) was large and clean. The staff were friendly and helpful.
The bed was not the most comfortable , nor were the pillows.
Location, atmosphere, outlook
Very comfortable room and genuinely friendly and helpful staff. Good breakfast to set you up for the day. The best part of the stay has however to be the remarkable view from the window across the canal. Stand on the little balcony and watch the whole world go by! If you prefer however you can choose a room overlooking a peaceful and deserted little square. All this a five minute walk from St Mark's Square! Would definitely stay here again.
Nothing really but I did think the toiletries were a bit basic compared to everything else.
The staff were so friendly and helpful. Whatever we needed, they accommodated us. Perfect location. My partner and I loved every moment of our Anniversary celebration. We would love to come back again :)
Toilet seat loose, didn't mention it, but I am sure if we had, it would have been fixed.
