    Everything abt it! The location, the whole place itself is beautiful, peaceful and the family, from the wife to the children are simply kind, gentle good people who will make your stay even more wonderful than you ever expected it to be! We can't thank them enough and it felt like we were staying with friends rather than just renting a room. The most warm reception one can think of! We wld stay there again in a heartbeat and no words can describe how beautiful the property is.

    Beautiful property, great for turists interested in agriturismo. Spacious, kitchen well equipped. Giovanna (owner's property) was very kind to us when we had to leave 1 day earlier than planned due to work reasons and she didn't charge us a fee for that. Very much appreciated.

    Comparing to other agriturismo farms, I would say it is a bit overpriced. In the evening, at 9pm, there was no hot water to shower, what was very disappointing for such place. I waited about 1h and there was no hot water yet... Cold shower was the solution.

    Just got home from Fabbrica & have to say Giovanna & Guiseppi were the perfect hosts showing attention to detail making our stay so pleasureable in the beautiful surroundings, a great relaxing place to stay within easy reach of Lucca if you have a car, local restaurants nearby are good but ones up the hill are closed on Mondays, pool is in such a great location & has to be the cleanest I have been in with sun all day long.

    If I was to be critical a toilet by the pool would save the walk back to the villa.

    Beautiful views & accommodation. Nice tour of the vineyard too. A very quiet idyllic spot, but a car is a must. I recommend this place highly.

    View from the room over Lucca; super comfortable bed; breakfast on the terrace; dining recommendations; price/value.

    Very narrow bathtub; no shower (in our room).

    Lovely peaceful location but still within easy reach of Lucca town. Owners are extremely nice and helpful. Our apartment was laid out with everything needed for self catering. The old mansion house and garden are beautiful and historic and the terrace is a wonderful cool place for breakfast. The fireflies gave a wonderful display at night.

    It had been one of the nicest experiences ever. The place is awesome, the location, only a few kilometers away from Lucca, is spectacular, great breakfast and the host, Giovanna, is really nice. Please go there if you can!

    Morning breakfestwith paoramic view . The location! Friendly staff.

    Room, although it is more than a room ,apartment , the bath room not convenient and furniture and bed a little bit old .

    The guest house was built in XVIII century. Our room is huge and has a lot of character. The best breakfast we had in Italy! There are own winery, olive trees and beautiful garden with fireflies. Giovanna, the owner, is a very welcoming person and made our stay very comfortable. The place is highly recommended, we'll definitely come back.

    An ideal place for a quiet family holiday. Spectacular views of the mountains, fields, olive groves and vineyards from the territory and from the house windows. And you can see the towers of Lucca, which is located four kilometers from the farm. All is quiet, peaceful and very beautiful! Atmosphere of the old farmhouse with antique furniture, dark wooden beams which are several hundred years old is mesmerizing. The breakfast served by Giovanna is gorgeous! Fresh pastries, cheese, their own honey - all is decorated with fresh flowers and sprigs of greenery, just ripped off near the house! Giovanna and Giuseppe organized a tour on the territory and in the historic villa where they live by themselves. We tasted wines and olive oil and, of course, immediately bought them. Our daughter was delighted with two huge Shepherds and cats living in the estate. There was only one minus - we spent very little time there. ) )

    The location, accomodation and surroundings are just stunning. Perfect place to relax!! Nice wine and olive oil. Great breakfast with even more stunning view over the Lucca area!!

    The Villa was fabulous, built in the 1700's with much of the original furnishings remaining. The location (near Lucca) was spectacular, with views of the Tuscan area, grape vines, olive trees and mountains. We enjoyed having wine on the portico as well as in the vineyard in the evening. It is centrally located, so we jumped to Florence, Cinque Terre, Pisa on day trips. The train from Lucca is easy to use and very very reasonable. The owners are lovely, the staff is great and I could not recommend a location more highly.

    Peace and quiet, superb views, not too many people around, very well situated and well equipped for small or larger groups, good swimming pool, elegant breakfast.

    Nothing we could think of other than trying to find it initially - definitely need a car.

    Amazing location! We stayed in the villa and it was a great experience: imagine a mix out of a museum and a great family run hotel. Giovanna and her family made the experience very personal and the breakfast on the terrace is truly an experience we will remember!

    Such a welcoming couple and beautiful place. Set in the stunning countryside it is a great location. Giovanna is very friendly and helpful and gave us lots of tips of where to go. Our room was spectacular with old wooden beams and rustic furniture. Breakfast is a yummy spread with the most fantastic view over the valley. A great trip, we will definitely be back and think it would even be nice in the Autumn or spring.

    We liked everything about San Martino and the hosts. Giovanna and Giuseppe have developed a fantastic estate from this historic villa. We enjoyed hospitality like at good friends' place, enjoyed the wine and food of the fabricca and also the rooms in the main villa, actually three of them on the second floor. The pool was nice, spacious and very clean. This was a lovely start of our honeymoon trip in Tuscany and if possible, we would definitely return while our marriage has grown to the next stages :)

    As coming from the North, we would choose some other period for our visit next time as it is very hot in August near Lucca. However, the pool gave a lot of refreshment and we used it often.

    Joanna and Guiseppe were amazing hosts, and really made the difference to our holiday. Them plus their amazing Country Estate Home and breathtaking views over tuscany made it a wonderful stay for us.

    We didn't have a car so one issue was the fact we'd have to get cabs everywhere or walk, but other than that it was perfect

    San Martino is a paradise. So beautiful, peaceful and comfortable. The owners, Giovanna and Giuseppe are the best hosts you could hope for. Friendly and helpful without being intrusive. The accomodation is superb in an idyllic setting. If you want to visit this area just stay here. You won't be disappointed

    This was a magical experience, if you have the opportunity to stay at the Villa take it! Do not hesitate....

    I had no complaints, I was in heaven.
