The outdoor lighting shone directly in my bedroom window. The breakfast was great but a greater variety for longer term stay would have been better.
A beautiful location in the hills above Lucca. Lovely Giovanna and husband Guiseppe made us very welcome. You need a car and good GPS to find it.

We travelled Rome, Florence, Milan and Tuscany and Tuscany was the highlight of the trip thanks to Fabbrica Di San Martino. You've dreamt of living in a historic country house with vineyard? Dreamt of getting away from everything and rest surrounded by nothing but green leaves, birds, winds and night sky full of stars? You want to stay in a house which is like a museum from a nobleman's 18-century hideaway life? This place is for you. Guise pep and Giovanna have really struck the right balance of preserving the historic country house and modern life convenience: you get to sleep in a museum-like room, you still get wifi, fridge, electricity, hot water shower and 10-min access to restaurants and supermarket but when you are in the room, you feel like you are in 18th century completely surrounded with the great view of untouched nature, sound of trees and birds (maybe happy barking of their German shepherds, too). The hospitality of the couple and their love towards the place make this place very special and personal for every visitor. You like animals? You get to play with donkeys just next to the main building and the vineyard. The couple keep German shepherds and they are playful and lovely. You like wines? They produce their own brand of reds and whites (also olive oils) and they are genuinely good. We heeded the advice of Giovanna and visited a nearby restaurant which was omg fantastic from starters to pudding. Also we drove off to a beach, splashing about and floating on waves in a long stretch of a shallow Mediterranean beach which is very safe and enjoyable. Giovanna prepares fabulous breakfast on a table from which you can enjoy the rolling hills and woods below the premise. You would look forward to getting up every morning because of the breakfast eerie cue. We also did a hacking tour from a nearby stables through woods and hills which was also very enjoyable.
We thoroughly enjoyed our stay at this beautiful Agricola. The house can really only be described as a mini stately home, which is looked after by Giovanna, our host, and her family so well. The guests, as it happens, are just as well looked after! We were surprised to have a whole suite to ourselves after a week of sleeping in the same room in previous hotels, and were delighted to find that our various rooms were stuffed with eclectic original furniture and paintings. We were treated to very thoughtfully presented breakfasts on the palatial terrace, complete with homemade juices and white tablecloths, overlooking views of Lucca, the nearby town which is just a stone's throw from the house. The swimming pool, surrounded by the family's vineyards, is lovely, and very peaceful depending on the company, but is a short walk from the main house. We felt very welcomed by Giovanna and her family home, and went home happily stuffing homemade limoncello into our suitcases. We'll be back!
As this is a family home, we did occasionally feel like we were intruding into family life, and were conscious of waking the family up at night.
Fabulous views and the manor house was stunning with lovely rooms. Great peace and quiet although be sure you book the manor and not the farmhouse as there are apartments there full of children! Lovely experience once we were moved.
we were put in the farmhouse accommodation the first night which is not what I think I booked, but there were noisy children next door and underneath us. Asked to be moved the next morning and we were and the manor house was beautiful.

The building is a bit tired, and is in desperate need of renovations - a very difficult and expensive task so I feel for the owners. The wifi is also very hard to get in the main building.
Everything abt it! The location, the whole place itself is beautiful, peaceful and the family, from the wife to the children are simply kind, gentle good people who will make your stay even more wonderful than you ever expected it to be! We can't thank them enough and it felt like we were staying with friends rather than just renting a room. The most warm reception one can think of! We wld stay there again in a heartbeat and no words can describe how beautiful the property is.
Beautiful property, great for turists interested in agriturismo. Spacious, kitchen well equipped. Giovanna (owner's property) was very kind to us when we had to leave 1 day earlier than planned due to work reasons and she didn't charge us a fee for that. Very much appreciated.
Comparing to other agriturismo farms, I would say it is a bit overpriced. In the evening, at 9pm, there was no hot water to shower, what was very disappointing for such place. I waited about 1h and there was no hot water yet... Cold shower was the solution.
Just got home from Fabbrica & have to say Giovanna & Guiseppi were the perfect hosts showing attention to detail making our stay so pleasureable in the beautiful surroundings, a great relaxing place to stay within easy reach of Lucca if you have a car, local restaurants nearby are good but ones up the hill are closed on Mondays, pool is in such a great location & has to be the cleanest I have been in with sun all day long.
If I was to be critical a toilet by the pool would save the walk back to the villa.

Lovely peaceful location but still within easy reach of Lucca town. Owners are extremely nice and helpful. Our apartment was laid out with everything needed for self catering. The old mansion house and garden are beautiful and historic and the terrace is a wonderful cool place for breakfast. The fireflies gave a wonderful display at night.

It had been one of the nicest experiences ever. The place is awesome, the location, only a few kilometers away from Lucca, is spectacular, great breakfast and the host, Giovanna, is really nice. Please go there if you can!

The guest house was built in XVIII century. Our room is huge and has a lot of character. The best breakfast we had in Italy! There are own winery, olive trees and beautiful garden with fireflies. Giovanna, the owner, is a very welcoming person and made our stay very comfortable. The place is highly recommended, we'll definitely come back.
An ideal place for a quiet family holiday. Spectacular views of the mountains, fields, olive groves and vineyards from the territory and from the house windows. And you can see the towers of Lucca, which is located four kilometers from the farm. All is quiet, peaceful and very beautiful! Atmosphere of the old farmhouse with antique furniture, dark wooden beams which are several hundred years old is mesmerizing. The breakfast served by Giovanna is gorgeous! Fresh pastries, cheese, their own honey - all is decorated with fresh flowers and sprigs of greenery, just ripped off near the house! Giovanna and Giuseppe organized a tour on the territory and in the historic villa where they live by themselves. We tasted wines and olive oil and, of course, immediately bought them. Our daughter was delighted with two huge Shepherds and cats living in the estate. There was only one minus - we spent very little time there. ) )

The Villa was fabulous, built in the 1700's with much of the original furnishings remaining. The location (near Lucca) was spectacular, with views of the Tuscan area, grape vines, olive trees and mountains. We enjoyed having wine on the portico as well as in the vineyard in the evening. It is centrally located, so we jumped to Florence, Cinque Terre, Pisa on day trips. The train from Lucca is easy to use and very very reasonable. The owners are lovely, the staff is great and I could not recommend a location more highly.
Peace and quiet, superb views, not too many people around, very well situated and well equipped for small or larger groups, good swimming pool, elegant breakfast.
Nothing we could think of other than trying to find it initially - definitely need a car.
Amazing location! We stayed in the villa and it was a great experience: imagine a mix out of a museum and a great family run hotel. Giovanna and her family made the experience very personal and the breakfast on the terrace is truly an experience we will remember!
