The room was just the right size for us and the bathroom was very nice. It was clean and a 10 minute walk to th colosseum.

There was no breakfast just coffee.
The rooms are confortable and clean. although the surrounding area seems unsafe and a bit scary we didn't have any problem, even at night.
It's not a nice neighbourhood, but it's just across Termini and everything is near :)

Pretty nothing was wrong with my stay here. Something very small was that the housekeeper forgot to replace a couple of towels, but she too, was also very friendly and helpful.
B&B Sweety was even better than I expected. The proximity to Termini station was great, the room was lovely, clean and comfortable. The wifi worked very well. Everything was updated and it really helped having soundproof windows, since the area can be a bit noisy. The owner, Emanuele, was incredible, he was very friendly, accommodating, and knowledgeable. I highly recommend B&B Sweety.
Emanuelle was really nice and really helpful - he said we could call him at any time at all. The room was absolutely spotless and really modern, just a really comfortable place to be. We were only there 2 nights but I'd happily have stayed much longer. Would love to go back!

He also owned family restaurant , Cecio which is very DELICIOUS - The room is clean & spacious - We can use AirCon even it is still 24' C outside - Expresso Machine is available outside the room - Refrigerator - Lift to access the room in 2nd floor - Great value VERY Recommended!!!
The location of the hotel - close to train station but poor neighborhood.. or rather block since the area seems much nicer just a block or two away. We would not have stayed for more than a night. It was the cheapest place we stayed in while in Rome and I personally would have paid a bit more to stay in a better location.
The owner Emmanuel was friendly. He had us meet him at his family's restaurant nearby and my guess is to reassure guests as they approach the 'hotel' because the area where the hotel is located is very run down and can seem unsafe. The hotel is really a remodeled apartment inside a building that houses other hotels/hostels and personal homes. While the outside of the building looks old and rundown, the rooms within B&B Sweety were actually very modern and clean. There was free wifi, which was great and it is right across the street from Termini station, which was great for us since we had to catch an early flight the next day.
A bit of a yucky area. Otherwise, no complaints at all about the property and owner. Would definitely stay here again.
Emanuele was very kind and made me feel immediately welcome. I was a bit worried when I saw the horrible area (I know Termini is not the best area, but this area was the worst I've ever stayed in) HOWEVER, don't let the area put you off!!! This place was immaculately clean. Brand-spanking new. It was a hidden gem inside the old building. The price was also amazing for the room. Bathroom was very up-to-date, bed comfortable, floor tiles bright and shining. It was nice returning home in the evening to this lovely room. I'd stay here again and I certainly highly recommend the place.

Mr. Emanualle was very kind enough to receive us as a courtesy also followed up with us a day before. When we were at the property he was extremely proactive to explain us things with minute details. The property is maintained very well and rooms were very clean. The location is excellent 5 mins walk from the central Termini station and proximity to the nearest metro station. Overall a wonderful experience ..Thanks Mr. Emanualle..Cheers..!!! We surely recommend this...
The owner Emanuelle was extremely nice. I emailed him that our flight was getting in late and we could not meet him until midnight but it was not a problem. He met us just like he said. I would definitely recommend this to anyone. Don't let the outside fool you.
The location was very bad
Perfect location. The neighbourhood not beautiful, but the room itself is a pleasant surprise. Nice and all helpful owner.
A few things that did not change the overall impression which is good: The area is a bit dodgy, not so comfortable when you first arrive, but we had no problems. No hot water for one day, the owner apologized repeatedly and left a bottle of wine and an apology note in the room, fixed the problem the following day. Note: breakfast isn't included in the price.
The location is very practical to get anywhere you want, even at night. Room nicely furnished, cleaned every day. Staff very helpful and kind. Would recommend it.

If you want to visit Rome without a car, you sure will pass through Termini station. It is there were the 2 metro lines that cover the entire Rome are intersecting. And, trust me, you will use the metro a lot. That is way being located in the nearby it's a relevant advantage. You are right in the center of Rome, in the most convinient place for reaching all the Rome's touristic highlights. Unfortunately, it is a disadvantage in the same time. The surroundings are not that friendly: beggars, homeless, people you would better avoid. Though, no incident to report. Inside, the place it's really comfortable: cozy, comfortable, warm, private, no street or other roooms noise, extremelly clean, newly arranged. We couldn't have asked for more. The host, Emanuelle, is really nice and friendly, offering his help whenever needed, even at late night hours.
