We were welcomed by a very friendly and helpful staff who willingly carried our luggage up the stairs. The room was simple, clean and comfortable. The bed mattresses were perfect. We enjoyed the breakfast. They had cereal,fresh fruits, cold meats, fresh breads and pastries and several different juices. I would definitely return to this B&B which is a good deal for the price.
Large, beautiful apartment ideally located within the historic center of Lucca. Having a kitchen and a washing machine was a great luxury for month-long travellers. Good breakfast and very friendly staff!
The washing machine broke down when we were using it, but the staff were very helpful with this.

Great base to explore Lucca from, apartment was well stocked for self catering guests and was very clean & well presented. Fantastic view over Piazza Anfiteatro with loads of shops & restaurants at your doorstep.
No wifi on arrival as it was being fixed which was fine but when we did get it, it was slow & kept dropping out which caused us some issues for ongoing travel arrangements.

wi-fi didn't work in my bedroom, though it did in the breakfast room. There are two buildings, near to each other, each with 5 bedrooms. I was in the one away from the main office and had some hairy moments with keys! Breakfast ok but could be better - too many very sweet pastries (iced croissants....blimey!)

Total lack of lighting in the Kitchen area. Brighter bed lights at the right height would be an aimprovement

Wonderful views of the Piazza Anfiteatro from the window. Superb location easy access to everything. The walk around the city wall is a must.
No hot water for the 3 days of our stay.

The friendly staff. Great location close to action but quiet for a good sleep. A great shower that you could move in.
We had a near new room with the name of "The Lavender Suite". Large, clean, comfortable bed, modern bathroom and a good breakfast overseen by the delightful Francesca.
Difficult to drive to. Suggest park outside the town wall and take a taxi to Anfiteatro, especially if your GPS maps are over 1 year old.
Staff were very friendly helpful and courteous. Room was great - large and clean with a good bathroom. Being in the old part of town , everything was close by and was no problem. The breakfast was excellent. All in all our favourite part of Italy.
Close to centre and a short (10m) walk to the free parking outside the walls. Good sized apartment with kitchen falilities.
Spillover from the square noisy at night with drunken italians shouting at full volume. Also cleaning machines and bin carts in the early morning. So not much time to sleep. The wifi was dreadful and was not there more than it was.
Location, Location, Location! Spacious one-bedroom apartment with fabulous views of Anfiteatro. Plenty of storage space, comfortable furniture in a separate kitchen/dining/sitting room. Small balcony overlooking the Anfiteatro. Very good value for money. Fridge/freezer in kitchen and sufficient implements to be self-catering if required, but lots of restaurants, bars, cafe's and Gelateria's on the doorstep. Perfect location with main pedestrian area a minute's walk away. Rustic old buildings with lots of character and history.
Steep, steep stairs to two apartments and up to reception in the main building. Particularly a problem when you are carrying luggage up or down. Anyone with difficulties with stairs would not manage the steepness and uneven steps! you need to be fit (or it will make you fit)! Very small TV and no radio/hi-fi/docking for mobile devices/music. Hot water boiler is temperamental and we had no hot water on arrival (but it was fixed within the hour by the owner).

We stayed in one of the apartments.Great position overlooking Piazza Anfiteatro . Apartment was spotlessly clean & spacious.
Although not a problem for us the apartment was on second floor up narrow stairs.
We liked Everything! Lucca is great so the location was excellent. The staff were friendly and very helpful. The breakfast was superb and it was fab to have access to the kitchen any time of the day (or night). We could make as much tea as we wanted. The room was clean, bright and well decorated. Excellent value for money.
We coped, but the stairs might not be suitable for all travellers. The room we had was up three flights of stairs.
Location..right in the heart of the old town. Lovely decor of bedroom. Size of room and bathroom. Quality fixture,especially. Friendly and efficient staff. Excellent value.

Wonderful view from the lounge. Spacious apartment. We didn't stay in much so unsure how well equipped it is or not. Big modern bathroom and they put toilet roll and some shower gel for use. Don't leave Lucca without cycling around the walls of the city, just spectacular! Don't miss out on the Bakery on the angle before u get to the bike hire shop nearest to the B&B (forgot the names)
Such central location means you get little sleep. There are people outside your window till the early hours. It would be nice if the staff pointed out a minimarket, restaurants, good places for breakfast. We had dinner at Trattoria di Ubaldo and would NOT recommend it. If you can help it, don't eat there(cold, below average food)

Lack of accurate information re vehicle access and baggage drop off. Noise from surrounding bars and restaurants until 3am. Poor lighting in rooms.
The hotel is very well located in Lucca, near everything. Great to visit the historic center, near most turistic atractions. Breakfast is good, but no buffet. Staff is friendly and rooms are well furnished and very clean.
Perfect apartment for couple , Travelling with sister and mother. Bathroom and bedroom on each level and kitchenette and lounge on upper level. Excellent value for money. Although wifi no avaitable in apartment able to use dining area at B&B for good reception. Location was also excellent .
