Our "suite" was in a separate building to office - pay attention so you can find your way later on - with a comfortable bed in cosy, warm room (Feb) with roomy, modern bathroom. Breakfast was perfectly adequate in a separate well lit room. Staff v friendly; would stay again.
Very helpful staff gave us a warm welcome. All very clean and new. Plenty of space. Restaurants all around. Excellent value
the owner upgrated us with a very new beautiful suite. breakfast is good.location is good just aside the shopping street. nice view out of the window！everything is good！

The entrance is very deceiving as it looks quite old as do the very steep stairs up to the flat. The breakfast area is welcoming and cosy and the breakfast good and ample. The bedroom we had was quite large as was the lovely modern bathroom. This room was on a quiet side of the street so that was a plus.
This isn't really something I didn't like but rather something that just needs adding. There wasn't a proper coat hook on the wall, just two little knobs. And the bathrooms didn't have any hooks for towels either. I did tell them about this. Also, I would have liked tea making facilities in the room as you couldn't get a cup of tea or anything late at night. There was a fridge however that you could stock if need be.
The ladies running the B&B were lovely, spoke english well
The wifi is not reliable and the bed is quite hard for older bones and hips. However the position is good when getting to know the town.

They tried to overcharge us even when I showed them the printout with the price, and were rude and argumentative although they finally charged the agreed price. Be sure to have your reservation form with you. Also, there is no soundproofing between rooms. If you have noisy neighbors in the kitchen at 2 am (as we did) you hear every sound.
The apartment was nice. The location (other than it is so hard to find and no parking available) was good. Staff was available when needed, but in a building 5 minutes away.
It is a B&B, but you have to pay 8 Euro for breakfast. I've never paid for breakfast at a B&B. One staff member was in a huge hurry and abrupt. The younger one was much nicer. I picked this hotel because the ad says "parking". There is no parking for the B&B. I was told there was only one place I could park my car. It took me 1+1/2 hours to find the public parking lot where I had to pay to park. The map helps a little, but not all roads are on map and road signs are not always visible nor easy to find and almost all tiny roads are one-way. I had to walk with my suitcase from the parking lot (in the dark) to the B&B. Not very close.
The ubication was perfect, very friendly staff.
At the bathrooom when we used the sink, it filtered water at the floor. If this doesn't get arranged the floor will get ruined. The wi-fi disconected also.
This was by far the best value for money accommodation we experienced in 6 weeks in Italy.
Superb authentic place to stay when visiting Lucca. I had searched for months as this was a long awaited trip with my family (10 of us) for my 40th birthday. The Anfiteatro did not disappoint. Beautifully rustic as I'd hoped for! Due to a wee error we also has an apartment as well as our rooms which worked out well as it was a place to gather etc. Rooms were excellent, clean and a shower to die for!! The staff were great and did well putting up with us for the week ;) It is very central for all the gorgeous sights, with lots of Trattorias to eat at. We celebrated my 40th at Gigi's which was great! The Anfiteatro also has a restaurant which had lots of choice we particularly loved their pizzas! I loved visiting off season as barely any tourists and lots of locals to make it so great. The train station is not far away we went to Pisa and Florence from there though neither compared to Lucca's walled city. It was my first trip to Italy and I shall definitely return to The Anfiteatro again when I return :))
I didn't stay long enough!! My family did mention although there was lots of choice of cold meats etc they'd of liked a hot breakfast but seeing as I'm a vegetarian and much prefer the continental..... I loved it!!
I spent months looking for the right place to stay for this trip to Lucca. I was looking for authenticity and the Anfiteatro did not disappoint! We stayed for 5 nights. Very friendly and accommodating staff....it was my 40th and my nieces 18th the week we were there.....there was 10 of us altogether. Well done for coping with us ;)) the rooms were lovely and very clean. We ended up getting an appartment as well as the rooms due to a booking.com error but this turned out to be perfect for a meeting point for us all. The b&b is very central, we walked everywhere and a couple of us hired a tandem bike for around the wall lol All the locals were very friendly and happy to help with translations. We ate at a few places Gigi trattoria is where I had my 40th birthday meal and they were lovely and food was great! There is another trattoria just down from the b&b on the corner, I forget it's name. That was a great place the gent who owns it makes it I reckon :)) The Anfiteatro also own a restaurant just up the way in the opposite direction.....great pizza! Going at this time of year I felt was the best as you got to meet lots of locals not tourists! There were plenty of them in Pisa and Florence, which are only a train ride away :) It was my first trip to Italy and I cannot praise Lucca enough I've been waiting to go for many years and I'll not leave it long until I return. <3 book it!!
I didn't stay long enough :)) My family who are meat eaters said they'd missed a hot breakfast but for me being a vegetarian......loved it! :D

This location was excellent for the city. They had recommendations for parking that were great. It was a bit tricky to find the B&B but once we did, we were very happy. There were some stairs to climb to the B&B, but that only makes the views better!
The breakfast was a bit lacking, even for European breakfasts. The heat was not on at night and we were huddled in the bed, trying to stay warm, which is why I rated it as fair.

The pagan goddess art in the living room. Street and hallway noise was very loud. Glad I came prepared with a white noise machine.

- ventilation systems are connected to other rooms and we could smell cigarette smoke filtering in from another room. - A lot of loud noises from the floor above from people walking back and forth and a dog running. - drain in the shower is clogged

The apartment is very nice and spacious and clean with a large comfortable bathroom and tub. It was very quiet. The cat was welcome. The staff were excellent - even went so far as setting up an appointment next day for us to get get a mirror replaced on our car. We would be happy go back there again.
The wifi isn't hard wired - an Orange box but it worked well when it was charged.
The room was spacious with a good sized bathroom and excellent shower. Nice breakfast in a pleasant breakfast room.
There seemed to be some difficulty having an earlier breakfast for an early checkout (8am), but it was resolved. I would suggest checking this in advance.
