great location friendly owner and the window over the Piazza. We cooked pasta and had a bottle of red and sat at the window to watch the world go by

When we arrived, we were warmly greeted. We loved the decor of our rooms, as well as of the common breakfast room. My room had everything I needed, plus a great shower! The breakfast was excellent--an array of brioche, coffees, juice, fruit, even a cheesecake. Staff was very friendly and helpful and the location is right by the Anfiteatro and close to the major shopping street.Superb restaurants nearby too. What more could I want?!

There was really nothing that I didn't like about this place.

Breakfast really poor for money. Very noisy. Uncomfortable bed. Wifi availability limited to breakfast room.

What a nice stay, great location direct at the amphitheatre, very friendly owner, sweet little room, fine interior, clean and new bath. The breakfast was good, fresh, and the italian coffee delicious, top!

The location. It is simply stunning. The piazza is a really buzzy place. There are good restaurants all around the area; great home made pasta to bring back. Eating in is a delight, as the apartment has a better view than any restaurant. The facilities are fine. It's very clean, there are oodles of towels and the hot water is hot. What more do you want? 5 star hotel it isn't, but value for money it is exceptional. The couple who run it are delightful, and we are now working on a plan to go back!

The stairs up are a bit of a challenge and you won't do it if mobility is a big issue. However, our son and his family had a similar apartment and his two young kids had no issue, and it has to be said that neither of us are in the first flush of youth.

Just very good value for money.

We were in one of the apartments. The location is amazing. From the lounge/dining area you look out over the Piazza and can enjoy the buzz. There are some pretty good restaurants around, one of which at least does take away (none of them has a view like the apartment). Also you are so close to shops selling home made pasta etc. Cooking in is actually a pleasure with this view. The location makes the place. The fittings are basic rather than luxury, but perfectly OK and very clean. Erica and Luca, the owners, are lovely, and very chilled and helpful.

There is one big downside if you have problems with steps. There are lots and they are steep. Our son stayed in a second apartment with two young kids and it wasn't a problem, but if you have mobility issues, forget it!

Room was big, bed was comfortable, staff were friendly and helpful.

We had 5 nights in Lucca at this B & B and really enjoyed the facility with it's great location. Greatly appreciated the genuinely friendly staff who made breakfast a real fun time

Brothers Luca and Francesco have a B&B just outside the Anfiteatro in Lucca and some apartments with entrances on the outside wall that overlook the piazza. We stayed in an apartment. It was centrally located with a living room that overlooked the piazza and a quiet bedroom on the outside wall. It also had a kitchenette. Location, price and ambience were great. We had wine, cheese and salumi every evening overlooking the piazza, saving even more.

But . . . Several lights didn't work, including the one over the stove and living room overhead. The boys had bought a pole lamp that we moved wherever we needed light. We could not figure out the TV and there were no directions. Despite info to the contrary, there was no Internet. We got a key for the B&B where we could get on-line in the breakfast room. It was hard to communicate with the staff as the brothers seem to put most of their energy into their new restaurant. Overall, and especially considering the price (4 nights for just a bit less than 2 nights in Venice) it was good, but would have been wonderful with more light and either Internet or TV. Lucca is a great small city to visit with great food, interesting churches and the only intact city walls in Italy.

Very cozy and welcoming place, the staff was very pleasant and helpful. Breakfast was very good, we loved the charcuterie they put out along with the pastries. The rooms were larger than expected, and the showers roomy as well.

While the window/shutter combination worked well, there were no screens. So when the windows were open to let in the fresh air, a bug or two came in as well.

Fantastic! Everything was wonderful and the location cannot be beat. We will stay here again!

Very reasonably priced apartment within the historic walls of Lucca. Great location and charming city. We loved it!

the staff were less than accomodating. We stayed two nights and they did not come to tidy the room after the first night. When I pointed out this fact to them, instead of apologizing and getting on with things they went on the defensive which was really unnecessary and really quite offensive. I will not be returning there despite the fact that I go to Lucca at least 3-4 times a year.

Was noisy on one night,-the side facing bedrooms overlook a bar, perhaps ask for a bedroom in the back? No control over the heating,-went on and off erratically, operated remotely.

Staff was very friendly. Very clean and amazing shower and bathroom for price on Europe standards. Great breakfast. Excellent location.

Don't know if the staff understand how booking.com work so.was a bit of confusion when leaving. Great stay though.

Being inside an "ancient", walled city was thrilling. The B&B's location was fabulous for strolling, investigating and shopping. We found Lucca to feel safe and friendly, with fine shopping and dining options. The staff were friendly, competent and helpful in their assigned tasks.

Getting luggage to the B&B was painstaking! Recommended parking was inconvenient and distant, and there was no staff help in accomplishing this feat. Occasional less-than-hot showers were had, but not totally cold.

We rented an apartment and it was very nice with wood beams and a large living room dining room area.

Not enough light in the apartment. Need more lamps in it because it is a dark apartment.
