Location perfect, Apartment very original
at arrival there was only a number to call on the bell, took them half an hour to finally get there and open the apartment after a lot of confusion on the phone because the ladys english was horrible, she wanted payment up front and as we did not have it with us we agreed to meet the next day at 17:00 for payment. We settled in and took money out the same night, left the money laying in the dining room with the booking.com confirmation so we have it ready when we meet her at 17:00 the next day. We left in the morning for some sightseeing and when we returned the money was gone. Of course we panicked and called her, her explanation was her cleaning staff took the money because he thought it belonged to her anyways...(we paid too much so she came back and refunded us the difference). We asked for no more cleaning personal to come in during our stay, but they still came. When we departed we had to leave the key in the house, once you lock the doors you cant get back in...of course we forgot something and had to call again, and again it took them a while to come over. When we arrived the next day at our next location we have realized that we forgot 2 small pillows. I asked her if she could send them to me.She told me that i should wire 30€ to her. I told her that it is not possible to wire anything right now as we were still on vacation and that those 2 small pillows only cost aprox 17€ from italy to germany(per german postal calculator) and if she could send them via postal service, but so that i can pay at the door. Could not do it cause she went on vacation herself and told me she would send them by sept 1st(a month after our stay). So she wrote me finally that she has shiped them. I was like yippie. Today the surprise...a UPS Delivery guy at the door wants 50€!!!!! from me for the package.
Great localization. 15 minutes to Colosseum on feet, 5 minutes to tube station (both lines), 30 minutes to Mediterranean. In one sentence: I highly recommend for everyone who wants to visit Rome and all of its main attractions
We had room in the basement with the smell of moisture.
the location is best. Many bar and restaurant which are opening mid night are near by the room.
It should be mentioned it's apartment. I thought it was Hotel, but it was not. There was no Hotel lobby, so I had to call them whenever I need something. and also it was not so clean room and they changed towel only when I asked by phone call.
The photos didn't do this apartment enough justice. 5 of us shared one of the apartments and we had a wonderful time staying in this place with it's very quirky decoration and old style structure. It was also quite out the way and quiet, yet a really short walk to major sites. I would highly recommend!

The apartment was beautiful and a 15 minute walk from the Colosseum. The bathroom and bedroom were cleaned everyday. We thoroughly enjoyed staying here and would definitely return.
Absolutely no wifi access although it clearly stated there was supposed to be. The owner didn't make us pay the city tax to make up for it. It was very hot in the bedroom at night (in July) so could benefit from an a/c unit.

Make sure you check your spam email before you get there as it is confusing since it's really not a hotel. The b&b is not what we expect in NA.

problem with the receptionist. we arrived where we were supposed to, but nobody was there! we were waiting for at least for 1,5 hours for someone to come and sobody came only after manyphone calls and emails... awfull situation!

i am not sure you really want to know,we arrived and could not find the room, it took at least 45 min and asking 6 people where it was, then found out that the room you showed on your website was not available, next you took us to a very questionable neighborhood and said this is our room, we opened the door and walked into the garbage area next we went into an elevator that had locks and I could not stand facing the door because it was so narrow, we arrived on the 5th floor and was escorted into a lobby about 5x7 ft, then into our ,so called room, first the air conditioned did not work the TV did not work, there was a warning on the toilet that if it malfunctioned I would be fined 100 euros this the first time in my life of traveling for the last 50 years that I was going to be financially responsable for the hotels lack of ability to provtde a healthy environment. Next the toilet leaked and we had to keep towels on the floor to keep it dry, there was a major problem with the water system and some very loud pump started about ever 2 hrs. or if you flushed the toilet or took a shower, my wife had to wrap a plastic bag around the shower head so it did not spray uncontrollably in every direction, the wifi was useless, it would go on and off several times an hr. and when it was on it was very weak. because they never even attempted to fix the air conditioner we had to leave the window open all night, the street noise was horrible fights,bottles crashing, and at 3 the garbagge collection started, that was very, very loud and lasted for more than an hour.
There is no doubt about their facilities inside the room. The decor is beautiful and the mattress is very comfy. Bathroom are equipped really well.
BUT, there is something really problematic with this place. I alert future customers to be careful with your booking. The address they provide is different from the actual location. When you arrive(the place it nice) and you will find there is nobody answer the ringbell, of course the next action you take is to call them.Then you will be told that there is a staff coming to pick you up;and then the staff will take you to a place that is very close to the Termini station. That is a very scary neighborhood, where there are a lot mixed population looking very sketchy...if you are a girl and travel alone please be very careful. AND on the facilities list there are items that they listed but not available at all. In addition, the breakfast...I don't want to mention more, leftovers, didn't change.
This hotel room is next to the train station/termini metro, which makes it convenient for catching public transport. The bathrooms are much larger than a normal European-sized hotel.The beds are quite comfortable, another abnormal quality for the price of this hotel.
This chain has an incorrect address on their website, which is for a location 5-6 blocks from the train station, and happens to be the main headquarters of this hotel chain. Upon arrival at the published location, there was no one. After calling the phone number, we were told that we were in the wrong location and someone was sent to fetch us and bring us to the right location, which happened to be right next to the train station, the exact place we had come from! What could have taken 15-20 minutes to check in, took 1.5 hours. Upon check-in, we were given a map and recommendations of bus numbers to get us to certain locations. We made the unfortunate mistake of following the directions and took a bus to the Vatican, which never went there and eventually took us back to the train station where we had started. The room to our door was a pocket sliding door, which we were uncomfortable with. When we requested to change rooms, we were told that there may be a different room available "tomorrow." When "tomorrow" came, no one was at the hotel. There was never any person at this B&B front desk, which meant that to check out, we left our keys there. It also meant that we could not settle our room payment there, and I actually had to call booking.com to make sense of the situation. When billed with our credit card number, the billing came from a random tour agency in Rome, so we actually cancelled our credit card because it was charged two months in advance and we had never visited a tour agency in Rome! Add to all of this an abysmal breakfast, and our recommendation is that you stay away from this B&B, splurge and spend a little bit more to stay in a more reputable chain in a better location.
Cleaning staff was very good
The B&B location was not as it stated in Booking.com. This B&B required guest to call them but my problem (and I think many people problem) was I didn't have Italy phone number so that it took me a while to find and contact this place

We requested the double bed but the two bed was joined together which moved and create a gap while sleeping.

When we arrived in the hotel, a bit earlier than planned, there was nobody at all there and nobody answered the phone either. we had a nasty time until found and got to talk to somebody.
The two bedroom luxury apartment was fabulous! Wonderful Roman arches inside. Very fun and beautiful art work. Perfect for our family. Beds were made up every day. Paulo and Viviana were great communicating with me when I made the booking. I called Viviana when I was in the taxi on the way to the apartment and Paulo met us there right on time. This is not a hotel - but a wonderful apartment on the very ground level of the building. We had a fabulous experience with the apartment and I would stay there again in a heartbeat! A very authentic Rome experience.
It was clean and confortable. Free tee, coffe and snack for all day. Staff was friendly and helpful. We could leave our luggage at the reception last day.It' located near the train, bus and metro station. I could recommend it.
We had to call the hostel when we arrived, cause nobody was at the reception( we arrived late night). Breakfast was poor and sweet, but it was ok for that price.
1. Centrally located
1. There is no name of the hostel outside the door as it's only one flat in the building. I had to knock the wrong doors at night disturbing other residents. 2. There is no staff at the reception after 2pm. So, don't expect any help. 3. There is no facility to leave luggage if your flight is late in the afternoon as the reception is closed. 4. By providing only croissant and muffin with coffee and naming it B&B, they are misleading us.
