Cleanliness Location is very central We were greeted upon arrival WE were given free coffee pods every day :) It was a very good experience were we were free to go back to the appartment any time we desired. I recommend this Bed and Breakfast to everyone visiting Rome :)

Everything is good
Have to point out location of the hotel - metro and bus are for your convenience just within 3 min of walk. Location is also fabulous for those who enjoy longer walk, as Colosseum is within15 min of reach. We stayed for 5 days - on the arrival we were greeted by lovely lady, who explained everything we needed to know and advised what to see and where to go. Even though we had a plan, her advices were valuable! Room was always clean and tidy. Would gladly return and suggest others this place.

Very friendly and helpful owner. 15m walk from Colosseum, 5m walk from the metro station. Tiny kitchen in the room - and a supermarket across the road. Our room's window was facing a small yard, so it was rather quiet, apart from a noisy kid somewhere.
Getting from the Termini station is through a bad district. Bus / tram passes by the hotel, but after 21h I would not recommend using it. Breakfast is small - coffee and bun in the nearby cafeteria.

Clean, comfortable room. Easy walk to Coloseum. Tram right outside , walk to Termini. friendly , helpful staff. allowed us to leave our luggage on the last day. lift up to 3 rd floor. I would highly recommend this small Hotel.
A little noisy , you could easily hear other guests coming and going , or making coffee in the corridor.
It was a great place,very clean,grate location.everything was perfect
The location was covenient, by a metro stop. The coffee was really good, and you get two coffees every morning plus the one at breakfast. As a single traveler you get your own room and bathroom, so that was fairly nice, and unexpected for the price. Woman running it is very kind and helpful.
You won't meet any other travelers here, so as a single traveler I was disappointed. You will have to take the metro or walk at least a half hour to go see things, but the metro is very easy to use and inexpensive. The wifi connection was poor. It is in an apartment complex that has a small paper with the hotel name, I passed it twice and wouldn't have found it at all if the woman that ran it wasn't outside looking for me.
The room was so clean and spotless A.C was excellent Wifi was perfect Breakfast was offered in nearby bar and was ok. 15 minutes walk to Roma Termini 20 minutes walk from the colloseo
A little bit away from city center
Everything was great, clean, large spacious rooms, comfortable beds, breakfast at a nearby bar, great service, air conditioning, very good speed Internet access, a coffee maker in the corridor. Close to the metro and bus stops. I would recommend this B & B to everyone.
Manuel, is super nice. After my rented bike was unlocked and taken from the courtyard, he miraculously had it returned the next day. i don't know how he did that. I had pretty much written it off. Speaking of bikes, nearby Topbikes really does have top bikes. Rome is big and riding around is way better than walking or taking the metro if you are a good biker. not for kids- Rome is challenging to bike in. Hotel is an easy walk from the train station, but a longer walk to the most popular sites in Rome. It is close to the Pignori area which is a great place to dine.
The neighbourhood is a little sketchy. but if you want the higher end area you pay for it.
We are very satisfied with accommodation, good price and good location - new furnitures and bathroom, very clean and comfortably. Silvana was wiling and friendly. close to the subway, supermarket is in nearby. Coloseo is at about 20 min.by walk.
Breakfast was simple - caffe or capuccino and croisant or sandwich. Busy main street, but in our room was quiet because was situated on the courtyard.

Silvana is very nice! My train was delayed, she waited until 11pm for me. The room is very clean and comfortable.

Room is very clean, and bed is huge and comfy. Silvana was very kind and willing to help. Coffee machine made very good cappuccinos. Breakfast was decent, at least other places I stayed in Italy all offered "sweet breakfast" and I'm so not into a "sweet" breakfast. Here you get a voucher to redeem your breakfast at a bar nearby - you can get a small sandwich a coffee, and best part, they don't close at 10am and you don't have to worry about missing your breakfast. It's the flexibility that I need. Location is very good. 20min walk to Colosseo, 15min walk to Termini train station, 30min walk to Piazza Venezia, I mean if you're touring outside the entire day - you'll be fine walking all around the city as you'll make stops, and eat lunch, or maybe coffee during the day. At the end of the day, take a bus or metro back, otherwise, save some energy to walk your way back.
Hmm, hot water was not stable during my stay, even chilly at times. No microwave - but they have the mini fridge and free coffee machine, so I will still give it a 9/10! -1 for the hot water part.

The degree of commitment exhibited by Silvana in making the guests comfortable, her pleasant demeanour, the way she extended all out support in guiding us for issues related to transportation in Rome, places to see etc. Her assistance was invaluable and her friendly nature was simply too good. A real treat to stay at Manzoni Holidays.
Nothing really, everything was top notch except for a minor problem with the wifi on the first day which was duly gotten corrected by Silvana through her untiring efforts to get the telecom company's technician over to put it right.
Silvana was very helpful. Kept room very clean. Great location only 10 min walk to the colosseum. Would recommend to anyone.
Home-setting hostel. Around Roma Termini it was a bit crowded and does not look very safe. But things totally changed when we reached the hostel, where there are great bar (for the included breakfast) and the next-to-it restaurant's pasta and pizza were the best we have ever had. Transportation was convenient as well. All the road-trail goes to Termini and it is a 10-minute walk to the Manzoni subway station. Will stay there again next time we visit.
