The young lady who brought us breakfast was very pleasant and accommodating. The location in the enter of LaSpezia was great!
Each time the water was turned on there was a growling sound that was unpleasant. The room was quite small but a good value for the money.
1. I missed the call from the B&B and then it made me nervous when I read previous comments. But when I arrived, I found it's fine as long as you follow their rules, e.g. inform arrival time. 2. We were assigned to the other location of the B&B. The room was big, new and well equipped. 3. It located really close to La Spezia Central Station.

Easy walking distance to/from La Spezia Central Station, but the surrounding area is a little run down. Host was very helpful and accommodating, but communicating in English was a bit limited. Great base from which to explore Cinque Terra.
No facilities to make tea or coffee in the room, and absolutely no English language news or entertainment channels on TV. Even just BBC World Service or CNN would be nice, but not a big deal.

we have been accomodated in Hotel Astoria, which standard was from the 70s, so was the room. For that price we expected more comfort

Check in is too early- 1pm? I was 4 hour drive from la spezia at 4 a clock. Owner came late to open the apartment, bu was not happy about it.

Location close to train station. Very spacious, nicely decorated room. Room was very clean and tidy. Good wifi facilities.
Hostess not fluent in english, difficult to communicate with. Breakfast very small, only two different types of bread.
The check-in is from 10am to 13.00hrs, we get there by 16.00hrs and the landlord said that it was too late, they don´t give us the room and they charge us anyway.

The location was perfect for what we wanted. We wanted to tour Cinque Terre, but the hotels were limited and expensive in the individual villages. La Spezia is a great jumping-off point by train, and this hotel was a very short walk to the station. The train from La Spezia to the first village was only about 10mins long, and each village after was another 3-7 minutes away. The WiFi and A/C both worked great, and the room and bathroom were nice and spacious.
The apartment we stayed in was not the main listed address on booking.com. The lady who met us seemed very bothered by the fact that we went to the wrong address first, and she was in a big hurry when we were trying to check in. There was a kitchen, but it was locked. We couldn't find glasses or a corkscrew for the delicious wine we brought back from the villages.

Convenient location, clean and nice room.
1. It felt like we were criminals when arriving later than the expected check-in time. Due to the train delay, our arrival time was chaged from 9:00pm to 10:00pm. I gave the owner a call and she kept saying that day was her birthday and she had to charge me 30 euros for late check-in. Train dealy was beyond my control and what else I could do on the train? I had no option but to accept the ad-hoc surcharge upon arrival at 10pm. It's not a matter of the 30 euros that I could afford it far more than she wanted. The owner showed absolutely no hospitality at all, although she was "kind" enough to offer me complimentary breakfast the next day, what a big gift!! 2. The owner charged my credit card without my consent. Originally I prefered to pay her cash upon arrival but she told me she already charged my credit card in the afternoon. This is not an acceptable practice as the credit card provided was for guarantee purpose. I felt totally surprised. 3. Kitchen was closed at all times. No kettle was provided where we were unable to make hot water for coffee or tea. I believe this is a very basic facility a guesthouse usually provides. 4. The owner and staff spoke very limited English, commmunication with English speaking guests is in question. 5. Terrible experience with its hospitality. I do not recommend others to stay there.
The wifi was very good. The room was really, really clean! Also, very comfortable and spacious.
We were moved to the second location after arriving at the original location. We didn't mind too much, but better organization would be good next time. We were asked to check out early. The staff was very polite and nice about it, but still we had to rush. Tea and coffee making facilities would be good.

Room was not ready although we arrived late very noisy area way to many rules for a b&b(don't open the window like this, don't forget the light on etc)

The tv from flat above was a liitle loud. Which we noticed because we did not have tv on.
lovely specious room with excellent bathroom. Charming hostess. Special little touches in the room, like embroidered sheets. The position very close to the station was great. we managed to catch an early train to the Cinque Terre and so made the most of our one day.

Very limited check-in time. Parking in the city zone can make your stay little more expensive but downtown La Spezia there isn't any other choice.
Excellent b&b. The owner is really nice, the other staff were extremely helpful. Our room was great- large, airy, floor to ceiling doors with a nice view of a square. The ac worked well and the bathroom is updated and nice too!

Not many restaurants around this area, a little bit dark if you go home late.
Convenient location with close proximity to La Spezia Centrale station; very friendly and helpful staff and excellent condition of the room. Although the room is in a separate building, it is actually better because it is quieter than in town centre. Room is equipped with noise-cancelling windows so it is quiet even though it is close to the train station. Highly recommended to visitors at Cinqueterre.

Good accostic between the appartment and the street. Good bed, great space in the room and in the toillet.
Problem with accoustic between room and the appartment neighbor. In the same day we woke up at 7am and 11:30pm because of sounds similar to washing clothes. Another problem. Nobody in the staff speaks english, only italian and russian. WARNING: if you need to check in after 10pm, please inform the BeB, because if you didn't make it, go right to a hotel because they don't come to do the check in after this time.
