Maria- the proprietress was delightful and took care of all our questions and needs. We liked being independent -- having access to the lovely building in Piazzo del Popolo. Wonderful rooms, each with their own distinct character. Very clean! Easy walk from the bus in front of the duomo.
Fully stocked and extremely clean rooms. Owner pays attention to the details. The rooms have so much character. Very good breakfast. Great location, beautiful town with phenomenal views.
rooms here are surprisingly big and clean. The host is very nice person, and very helpful. We'd surely recommend to those who would come to Orvieto. I guess It would be the best choice.

We stayed here from Sunday to Tuesday and there is parking on the square and it was very convinient. But it looks like there is no parking and traffic in the center of the town from Thuesday to Saturday.

No wifi in room, no lift, don't recommend it to people with heavy luggage
The owner is very friendly and the apartment was great. The location is in the center of town, very convenient. There are several flights of steps, but that makes the view better.
WiFi was only available down the hall, not in our apartment.
The train station is just across from the funicular to the upper city making it easy to walk to Orvieto’s city center. It’s just a 15 minute stroll up the main street. The gracious hostess, Maria was very kind and friendly and I delighted with my very atmospheric room; spacious and nicely decorated. No windows but a large skylight. The room comes with a small flat screen tv, no English channels, a great hair dryer and a sliver of hard soap with liquid hand soap at the sink. No other amenities, clean and functional. Breakfast was ok; fresh and prepackaged rolls, yogurt, jams, crackers, corn flakes, milk, juice, coffee/tea. Good wifi connection. Lots of steps to climb and two doors to open before getting into the B&B. The location was good; easy to sites, but then Orvieto is very walkable. On Saturday night there was a band playing music late into the night which I’m sure disturbed everyone’s sleep in the vicinity! On the plus side, the piazza which is normally a parking lot has a fun market on Saturday mornings.
Then it came to payment. Booking.com indicated that credit cards were accepted; but I was told that the machine was “temperamental” and cash would be needed; I didn’t have enough and fretted away the afternoon (should have been sightseeing!) trying to get cash; which I couldn’t come up with. In the end I offered to pay ½ in cash and send the rest later; however the “temperamental” machine ended up working fine. Although my room was charming, I won’t really recommend it. It’s the first room as you enter the B&B and I heard every person as they tried to open the front door with their keys or go out. Also bothersome; at night there is a large upper window from the room to the hallway to allow light into the hallway, however when people enter in the evening they turn the hall light on, thus lighting up the room, making it difficult to sleep.

Wonderful accommodations overlooking the Piazza Del Popolo in Orvieto. One of our most welcoming innkeepers met in our travels. Maria is truly concerned for your well being! Spotlessly clean, and the ability to make coffee or tea in the room was excellent. A delightful place to spend time exploring this hill town and environs.
Owner was lovely. Very accommadating. Location was nice for walking all over Orvieta.
The church bells that rang 4 times an hour all night. Internet only in "lobby" area.

Maria is a delightful hostess. The building is unique and almost castle- like. Very peaceful location and convenient to Orvieto's charms.
Not a complaint, really, but I wish B&Bs would put more bed pillows in their rooms. When you read in bed, as there is no sofa, you need more support.
