Günstige Lage, ausgezeichnetes Frühstück, sehr freundlicher und außergewöhnlich zuvorkommender Gastgeber, einfach ein tolles Haus!

Die Lage direkt unterhalb der Villa de Este war toll, super Blick über bie Landschaft bis nach Rom. Der Betreiber war sehr freundlich und hilfsbereit.Angenehm große Zimmer. Tivoli und die Villen sind zu Fuß gut erreichbar, es geht aber recht seil bergauf. Hinweis: Die Zufahrt mit meinem Navi über die schnellste Route war ein paar hundert Meter über eine sehe enge, steile und schlechte Straße. Es geht aber auch ganz einfach und besser. Deshalb vorher mal bei google Maps nachsehen.

Was impressed, Gianluca the owner was very helpful,made us a welcoming coffee after arriving. Loved chatting, help us out with directions, breakfast was excellent, would highly recommend

Gianluca is an exceptional host. I read the reviews before we stayed there and expected to be disappointed. I was not. He is incredibly helpful and hospitable and certainly made our stay extremely enjoyable. I would thoroughly recommend staying here.

Gianluca's friendly, courteous welcome and general helpfulness. Beds, rooms, breakfast, location, qietness.

Gianluca the owner and operator was very friendly. We were perturbed by the access to the accommodation but once we were shown how close to the old city we were we were happy. Everything was within walking distance. View over Rome in the distance. Room was spacious and clean. We were also allowed the use of the lounge room and to make a cup of coffee for ourselves

Only the difficutly initially in finding the B and B. Our Tom Tom found it but if it hadn't of been for Gianluca meeting us on the road we may not have realised we were at the right address. I don't remember seeing any signs to indicate it was the B and B.

This B & B was fantastic. Close to the old downtown area of the city and a short walk to everything to see. Their recommendation for dinner in a nearby restaraunt was the very best we had the two weeks we were in Italy. What a great place to stay and a wonderful host.

Stayed here for three nights on our holiday to Europe. Absolutely a wonderful place in terms of value, location, amenities and the friendliness of Gianluca, the owner. Great, great place that I would highly recommend.

This is a total gem of a find and I couldn't recommend it highly enough. Gianluca makes you feel the most valued visitor and nothing is too much trouble for him! The B&B is lovely, clean, welcoming and in an excellent position for visiting Tivoli. The room was excellent and the breakfast generous and excellent quality - all personally served by the lovely Gianluca! We intend visiting again - it is like staying with a friend!

Abit difficult to find if you arrive in the dark, but we were rescued by our host.

Our host, Gianluca, was superb. So friendly and helpful. Breakfast was fabulous! Cereal, eggs, bacon, yoghurt, toast, ham n'cheese panino, pastry, juice & cappuccino or tea. Our 5th trip to Italy and one of best breakfasts. We appreciated use of kitchen to make snack, too. Location excellent. Short walk up street to old city.

We liked it all. There are many sights around and in Tivoli and 2 nights maybe too short!

Everything about the accommodation and hospitality was great. room was comfortable. Very close and walking distance to Villa D'Este. Gianluca our host was terrific and full of useful information. Very highly recommended

Giancarlo, the owner is extremely friendly, goes to great lengths to please the guests. It is like staying at a friend's place.

The location behind Villa D'Este in a quiet but close location to old Tivoli is perfect for those on foot. The owner is congenial, attentive, and friendly. He picked us up and returned us to the train station. The grounds are well kept and secure. Lastly, having the run of the house gives a warm welcoming feeling to all those who are there.

As we were only staying one night it was great to be close to the town for a stroll on our arrival and the following morning. The bedroom was large and spacious and our host very helpful

We had great difficulty finding the hotel from our AA route planner. We should have asked for more direct directions before making our way. Luckily a very kind woman got us to follow her in her car to the house!!

Gianluca is a perfect host. Nothing was too much trouble! His English is excellent which meant he and his wife Barbara could help with local information and travel. We felt very much at home here, almost like friends rather than customers. The house is in an excellent setting with views of Rome in the distance. Perfect location for visits to Tivoli, Villa Gregoriana, Villa D'Este, Villa Adriana and for the train into Rome.

Good location (close to Villa d'Este). Friendly, helpful host. Went out of his way to make us feel welcome. Cooked us an excellent breakfast - bacon and eggs! - even though he wasn't feeling well.

Very difficult to find, directions not clear, signage not easily visible. Other guests reported same problem.

Family run B&B with attention to detail. Very clean, spacious room with a wonderful view over the hills. Quiet tranquil surroundings, just what we needed after a busy 5 week tour of Europe. It was lovely to sit on the patio in the evening and watch the sunset with a light meal and wine. Interesting guests from across the world, plenty of privacy if wanting to be alone. There is excellent wifi even on the patio. Lucca our host prepared a wonderful breakfast of our choice each morning at a time to suit us. He was very helpful re information about the area and organised transport by cheap taxi around Tivoli as we chose not to hire a car. Luca was even kind enough to take us to Hadrians Villa as his wife was working there as a guide on that particular day, and also delivered us together with our luggage to the railway station when leaving for Rome. To get to Tivoli contact Lucca and he will explain the best and cheapest way to get there. We caught a train from Rome, then a bus and a cheap taxi. This cost less than 20 euros for 2 people, and took just over three quarters of an hour to get there from Rome. Well worth the effort. We would love to stay here again if lucky enough to return to Tivoli from Australia. I have already encouraged my cousin to stay here when she goes to Europe with her 2 daughters in a few weeks time. Thank you Lucca, we hope to see you again!

Great breakfast but don't visit on a Monday as gardens are closed

The host was excellent and very helpful. Very comfortable and close to the main places of interest

Lovely place and in walking distance to Center of Tivoli which is very alive, quaint and full of people.
