Vicolo 22 is a fabulous b&b with its laid-back atmosphere and a nice position near to the station and the city centre! I liked it a lot!
coffee from a machine is unacceptable - really bad!
Owner was helpful. Hotel is 15 minute walk from the train stn. and 10 minutes to the amphitheatre. Rooms are small but adequate with good mattresses.

Excellent location, all clean & nice, the cleaning lady very friendly. She told us also that the owner has two rescue dogs, which is a big plus in our eyes! :)
The owner was not there, so with the person replacing him, we had some hick-ups in the beginning; we had told we'd arrive with a dog, yet he was surprised to see our dog. We were also asked when we'd arrive & when we arrived (at the time we had said) the person wasn't there, so we had to call him and wait until he appeared... not a nice start, but after that everything was great.

B & B Vicolo 22 is very handy to central Verona, the arena and is within walking distance of the station. There is a large supermarket nearby. The rooms were basic and had trays of sweet cakes which was a nice touch. There was a water cooler in the corridor.
We were in Verona in July but even at that time of the year paying E130 per night made this was the most expensive accommodation we have stayed at in Italy. Although other guests were quiet we could still hear a lot of noise from the corridor. There was an excess of signs all around the place reminding us of what we can't do. There were three in the bathroom, no less, instructing us not to flush things down the toilet. The breakfast was a bit of a joke. We were there for five nights. There was no fresh fruit for three of these and three empty cereal dispensers that never got refilled during our entire stay. I was going to complain towards the end but I just couldn't be bothered. A lot of reviewers gave B & B Vicolo 22 high marks but I think many of these probably only stayed one night and the B & B is fine for that but for longer stays I would seek alternative (and cheaper) accommodation elsewhere.

Only instant coffee for breakfast and no (English) tea. In a country that appreciates its coffee, how can they only have instant coffee?!
Quiet location yet within a few minutes walk of the Arena. We checked in with Marco who spent five minutes advising us where to go (and where not to go). The friendly and helpful atmosphere here and from all the Veronese made us feel like guests in Verona and not like tourists.
Having to wait for ten minutes in the rain for someone to let us in - but a minor niggle only.

Be aware that even air conditioner is in the room and on it might not work, due to lack of remote control and ability to change settings - they are set on the 89 degrees. Manager/owner is not on site, so make sure you have it while checking in.
The air conditioning did not work the first night and it was 37 c . Too hot. And the breakfast was not good all processed .not much human contact with owners
Quiet residential area, air conditioner, purified water, breakfast. Plenty of snacks everywhere in the room and breakfast room. Luigi offered his washing machine for our dirty laundry from the dolomites hikes! Good hair dryer!

Air conditioning did not work first night and it was 35 Celsius . Did not sleep went to bed with wet towels .breakfast very sterile food not good all processed and packaged lots of sugar not healthy at all.
the location was fine. however....the only staff that was helpful was the housekeeper. she passed on all issues to the owner who was not around.
the manager of the hotel was not available and sent two inexperienced young to check us in. they were not there when we arrived and we had to wait 20 minutes for them to arrive. the breakfast was just fast food with the exception of juices, milk and couple kinds of fruit. the coffee machine was broken and the hotel guests had to put their dishes in the dishwasher. it was bizarre since we had found every other place we stayed to have full services and helpful staff. the only helpful staff person was the housekeeper but she was not in any position to help with places to eat, etc. she did her very best and we have nothing but praise for her. however, the rest was not at all up to the price and number of stars.
We stayed in the double room with private ensuite. It was clean, light and spacious. The bed was comfortable and breakfast was nice. There was a bit of a mix up with our reservation when we first got there but the man who met us after that when we checked in was friendly and helpful.
