I was on a business trip and got hardly any sleep in all of the three nights! There was a loud party going on every night (not only weekend) on the piazza right in front of my window. The room was freezing cold and from the shower came hardly any water. The place is charming, I guess, when you stay there in the summer and don't have to sleep at night.
We travelled with 6 adults and 3 young children, taking 3 rooms. The rooms were all great, the shared kitchen is spacious and seemed well equipped (though we did not cook). It's in a very convenient part of time: half-way between the train station and the Piazza dei Miracoli. The host was very kind and helpful, both in email communication and in person. Rooms were well kept, beds seemed new and comfortable. The quadruple has a double bed downstairs and two single beds in a little sleep loft - perfect for a young family. The double room we had also had the fresco. Ceilings are glorious: thick timber beams supporting traditional Tuscan red brick.
It is, as other reviewers had advised, noisy on weekend nights. I'm used to old Italian cities but I can imagine for visitors from the New World, the immediate environs (entrance alley where trash is kept and the noisy square behind) can come as a surprise. But I never felt unsafe in any way. This is just medieval Italy,

Could not sleep through the smoke coming from the piazza below and guests smoking in the livingroom.
Very central. Rooms and bathroom are clean and fine. Staff was very friendly and helpful.
Entrance is in smelly dead end. R Our room was very dark.
The communal area is useful
Across the river. The square and surrounding area is full of students at the weekend, the noise stops eventually, the smell of urine in the alleyways is to be avoided. The room was comfortable but had one roof window. Young girls partying most of the night in the communal area.

Very accessible - easy to walk to the field of miracles and close to lots of great restaurants. When we arrived the piazza below was quiet, but it turned out to be a fun place to be in the evening and a market set up there in the morning. We loved the location.
The little alley leading there is a little sketchy.
Location is great but can be very noisy. Lovely B&B, minimal with good taste. Excellent comfortable bed.
Like most B&B in Italy, the staff is not really around to welcome you and give tips.
