Clean room, comfort bed, nice staff (though he got limited English), good facilities with microwave and fridges, large room for 2 people, good location
sometimes the bathroom has no hot water and I have to wait a few seconds.
Stayed for 3 nights in a double room with shared bathroom (located just down the corridor). The guy who greeted us on arrival was nice and friendly, also provided us with free maps of Rome which were very helpful. The B&B is on the 3rd floor of a building so if you have heavy suitcases I recommend you going up to the place first and asking for the key to the lift! There is access to kettles and microwave in a little kitchen area. B&B King Square is in a good location as the metro is only 2 minutes walk away (closest station is Re Di Roma) which gets you to Termini Railway Station and Bus Terminal in 4 stops and many of the attractions are all within walking distance of many stops on the same line from Re Di Roma. Overall, even though most my review has been negative (nothing majorly bad) I would recommend B&B King Square just because it's cheap and is in a good location and is perfectly fine if you just need somewhere to stay and won't be in the bedroom too much.
The room was very small, had no space to move at all especially with two suitcases. There were two shared bathrooms located in the corridor, one had a shower cabin and toilet - we only used this shower once during our stay as it was rather bad. Water strength was very weak and it was cold water. Other bathroom next to it was bigger and had a shower in the bath and toilet - this shower was much better (even though the bath you stand in to shower could do with a good cleaning). Breakfast was pretty poor to be honest, get a little basket in your room with a croissant (in a packet one) and packet of crunchy toast plus little jam and Nutella. On our second morning we didn't even get the toast or jam/Nutella.

Large room, nice staff, close to both train stations. Very quiet in the B&B and was great that they had fridges and basic kitchen to use. Walking distance to many sites
Wifi was poor in our room, no fan or air con, very hot so had to sleep with windows open but then kept up by car alarms going off all night and construction site outside early in the morning. Bathrooms need fixing up. Water soaked all bathroom floor because the shower head was leaking. Toilet seat falls down onto your back when you are going to the toilet.
Location of the hotel is close to metro station. It is possible to reach Colesseum and Roman forum in 25 minutes walk (heart of the city). Very cosy, clear hotel with all neccessary things (fan, fridge, shampoo...). Has its own kitchen with el.cooker, coffee mashine (every day you may do Italian coffee), plates, falks, spoons...etc. There was a kettle in a room and TV, good furniture. Very good and polite owner. The room was cleaned every day. Breakfast was set in a room. It included: coffee, Juice, milk, croissants, jam.

Didn't have strong internet (or sometimes internet at all) in my room.(It was the farthest room away from the main area) Construction outside (not that they can help that) Not a lot of hot water (but honestly after a day out in Rome, you don't need any. I usually just kept it off)

Administration and the staff was highly kind and nice to us. The room and kitchen had everything we really needed. Also, there's a great enviroment and location near the subway station. Smoking and drinking in your room are allowed. Lockable door, no deposit for keys, always fresh breakfest and new towels.
It's surely always fresh breakfest, but it containts too much toasted stuff. Also, cruassans, which is good. No wash-machine.

Very nice hotel(apartments) in a good location for such money. As a tip to find the location easier: this is an aparatment on second floor of a building at the start of Via Pinerolo near Ri de Roma garden.
Location near the metro station Re di Roma. The city center can be reached in a 30 minutes walk.
You should inform about your arrival time beforehand since the owner is not in the hotel. We had had to wait 30 minutes before we could enter the hotel (though the arrival time was agreed).
